Stonegate Mobile Home Comm About
Howdy, fellow Texans! For many of us in the Lone Star State, finding an affordable place to call home, especially in a bustling city like San Antonio, is a significant consideration. Mobile home communities often present a viable and attractive option for achieving homeownership or securing a long-term rental at a more accessible price point. Today, we're focusing on **Stonegate Mobile Home Community**, located right here in San Antonio, Texas.
Stonegate Mobile Home Community has been identified as a place where you might find mobile homes available for purchase, sometimes at a "very low low price like $500.00," offering a unique opportunity for those willing to invest a "little TLC." The idea of owning your own home, even with some required effort, can be very appealing. However, it's crucial to acknowledge that resident experiences can vary, and some long-term residents have expressed significant concerns regarding management responsiveness and property conditions. This article aims to provide a factual overview, drawing from available public data, to help Texans make an informed decision about this community.
Stonegate Mobile Home Community is situated at **200 S Plaza, San Antonio, TX 78227, USA**. This address places the community in a location that offers practical access to various parts of San Antonio, a major city in Texas known for its rich cultural heritage, military presence, and economic opportunities.
Being located within San Antonio, residents of Stonegate Mobile Home Community benefit from proximity to an extensive array of urban amenities. Essential services such as grocery stores, pharmacies, restaurants, and various retail outlets are typically within a short driving distance. For those commuting for work or seeking entertainment, San Antonio's major roadways, including Loop 410, would likely be easily accessible, providing connections to downtown attractions like the River Walk and The Alamo, as well as employment centers, medical facilities, and educational institutions.
The 78227 zip code area is part of a dynamic and established section of San Antonio, which means residents are integrated into a large, diverse metropolitan environment. While the immediate area around 200 S Plaza might offer a more localized community feel, the broader accessibility to San Antonio's resources is a key advantage. This location could be particularly appealing to individuals or families looking for an affordable housing option that doesn't compromise on urban connectivity in Texas's second-largest city.
Based on the available information and general practices of mobile home parks, Stonegate Mobile Home Community would typically offer the following services to its residents:
- **Lot Rentals for Mobile Homes:** Providing designated spaces where residents can place their owned or rented mobile homes.
- **Utility Hookups:** Access to essential utilities such as water, sewer, and electricity at each lot. (Specific details on billing arrangements, e.g., if utilities are included in lot rent or billed separately, should be confirmed directly with management).
- **Property Management:** On-site or off-site management responsible for the overall operation of the community, including fee collection and addressing resident concerns.
- **Home Sales/Rent-to-Own Options:** Reviews suggest the availability of mobile homes for purchase, including potential "rent to own or buy cash" options, possibly at "very low low price like $500.00."
It is important to note that while these services are generally offered, some resident reviews indicate significant dissatisfaction with the "poor Management," stating they "do not respond or care for residents." There are also mentions of management being "quick to charge fees and threaten you about your home." This suggests a need for prospective residents to thoroughly investigate the current state of management responsiveness before committing.
Based on the provided customer reviews, here are the features and highlights, acknowledging contrasting perspectives:
- **Affordable Homeownership Potential:** Mobile homes are explicitly mentioned as being available for purchase at a "very low low price like $500.00," offering a path to homeownership that is highly accessible.
- **Investment Opportunity:** For those willing to invest "a little TLC," there's a potential to "flip it and rent it out or live in it," suggesting an opportunity for real estate investment.
- **Established Community:** Residents have lived here for "way more than 6 years," indicating a long-standing community, though experiences within it vary.
It is crucial to contrast these potential highlights with the significant concerns raised by a long-term resident, who describes "badly damaged mobile homes" and a community they "do not recommend for anyone to move to" due to "very poor Management" and a feeling of not being cared for. While the low price point might be a highlight for some, the condition of the homes and the management experience are reported as major downsides by others.
The provided reviews mention the opportunity to "rent to own or buy cash, at a very low low price like $500.00." This suggests that the primary "special offer" or promotion at Stonegate Mobile Home Community is the potential for highly affordable home acquisition.
This low price point for purchasing a mobile home can be a significant draw for individuals or investors looking for a cost-effective entry into the San Antonio housing market. However, as noted, these homes may require "a little TLC," indicating that the low purchase price often comes with the need for further investment in repairs or renovations.
For the most current information on available homes, the exact terms of rent-to-own or cash purchase options, and any associated fees, prospective buyers should directly contact Stonegate Mobile Home Community. It is highly advisable to obtain all financial details in writing and to fully understand the commitment involved, including lot rent and any required maintenance or improvements.

For Texans evaluating mobile home park living in San Antonio, **Stonegate Mobile Home Community** presents a complex picture. Its suitability largely depends on individual priorities, financial capacity, and willingness to navigate potential challenges.
On one hand, the community offers a clear and compelling advantage: the potential for **extremely affordable homeownership**. The mention of homes available for "a very low low price like $500.00" can be incredibly attractive to Texans seeking to own a property without the prohibitive costs of traditional housing in a major metropolitan area. This low entry point makes it accessible for individuals or families with limited budgets, or even for investors looking to "flip it and rent it out." For someone with handyman skills and a desire to customize their living space, this could be a genuine opportunity to build equity in a prime San Antonio location. The central location within San Antonio also provides practical access to jobs, services, and amenities, which is a major draw for local residents.
However, it is critically important for prospective residents to be fully aware of the significant concerns raised in multiple reviews. The consistent complaints about "very poor Management," a lack of responsiveness, and feeling "threatened" about home standards cannot be overlooked. The description of "badly damaged mobile homes" and annual fee increases despite these conditions points to potential frustrations for residents. While the concept of affordable homeownership is appealing, the reality of daily living under what is described as unsupportive management, coupled with potential property disrepair, requires serious consideration.
Therefore, for Texans, Stonegate Mobile Home Community might be suitable for those who:
- Are specifically seeking an **extremely low-cost entry point into homeownership** and are prepared to invest significant time and effort into home repairs and maintenance themselves.
- Are **investors** looking for properties to rehabilitate and rent out, understanding the potential challenges with park management.
- Are willing to **personally verify the current conditions** of available homes and directly engage with management to understand their policies and responsiveness *before* committing.
It is strongly advised that any Texan considering Stonegate Mobile Home Community conducts thorough due diligence, including visiting the park, inspecting multiple available homes, speaking with current residents if possible, and obtaining all terms and conditions in writing. While the opportunity for a very affordable home exists, understanding and being prepared for the reported management and property challenges is essential for a suitable and ultimately positive living experience.

It’s so sad to live here. I’ve been a resident for way more than 6 years and it’s honestly the worst management company I have ever worked with. They do not respond or care for residents but are quick to charge fees and threaten you about your home and how it don’t meet there standards. This place i do not recommend for anyone to move to. I pay rent on time and do not enjoy living here anymore. Very poor Management. This 1 star doesn’t even do justice. Can’t wait to pay off my home to move out this community.
There badly damaged mobile homes, no managers and yet they raise the property fees every year. You can rent to own or buy cash, at a very low low price like $500.00. Just a little TLC you can flip itand rent it out or live in it if you want.
This place is Horrible too live in, we just purchased a mobile home put 10,000 down, the mobile home is disgusting it was not renovated! It's infested with Ants, Roaches and spiders, possums living underneath the mobile home! Then new owners took over, and no one is in the office or have a maintenance person who's very disrespectful towards the people who are living on property! All they want to do is raise the rent on the lot! If I were Y'all I will not move over here because you're going to be living in a horrible area I'm trying to get my money back take them to court for not making the promises that they made inside our mobile home is a disaster it floods when it rains inside our window there's puddles of water! I need help I've already let cold compliance know all the issues today we first moved in when we first moved in was January the 6th 20th 22 we were freezing for almost a week because the water heater was no good when CPS came to turn it on! After that occurred more and more problems occurred! I took a shower, shower fell off hit me in the head the owners did nothing about it

It's has it's up & downs. But it's how U make of it is what counts. It's not the place it's the one who lives in the place dat Matters and bring Good Memories. I love it here!! Rachel G. #255
Worst place to live I lived there and what the other girl is saying is true they do cut ur water off and when ur water bill comes it's $120 $130 when I wouldn't even water out side or nothing and know where I bought my new mobile home I only pay $20 of water and I do water my plants in the morning and night every day I even had a water leak under the house for two weeks until I noticed it and my water bill still came to $40 so they rip u off there and charge u for every little thing and the manager is nothing but gossip she ain't no manager she's hardly ever in her office. And her son was the one braking into the houses and cars to steal that's why he was also in jail for drug addict and theft worst worst worst place ever wish the owners could put there number out there so they can call him or her. If ur the owner and ur reading these messages about ur place u need to give people ur office number or something to contact u.
