Lakeside Village MHC About

For many Texans, particularly those in the bustling San Antonio metropolitan area, finding an affordable and stable place to live is a significant challenge. Mobile home parks often present a unique and accessible housing alternative, offering a different pathway to establishing a home. Lakeside Village MHC, located at 5627 Sherry Dr in San Antonio, TX, is one such community that serves a segment of the local population. Understanding the nuances of a mobile home park, from its geographical placement to its community dynamics and resident experiences, is crucial for anyone considering this type of living arrangement in the Lone Star State.

Mobile home communities like Lakeside Village MHC operate on a model where residents typically own their manufactured homes but lease the land on which they are situated. This can often translate to lower upfront costs and potentially more manageable monthly expenses compared to traditional homeownership in a highly competitive housing market like San Antonio. The appeal often lies in combining the independence of owning a home with the benefits of a structured community environment, which can include shared amenities and maintenance services.

The experience of living in any residential community, including mobile home parks, can be diverse and is often shaped by management practices, community rules, and the interactions between residents. Lakeside Village MHC, as evidenced by public feedback, offers a varied perspective on mobile home living. This article aims to provide a factual overview, drawing upon available public information and reviews, to help Texans gain a clearer picture of what life at Lakeside Village MHC might entail, enabling them to make a well-informed decision about their housing needs.

Navigating the housing market in a major Texas city requires careful consideration of all available options. Services Offered

Mobile home parks, including Lakeside Village MHC, typically offer a range of services designed to facilitate comfortable and convenient living for their residents. Based on common practices within the industry and publicly available information, the following services are generally provided:

  • Lot Rental with Utility Hookups: The primary service is the leasing of individual lots for manufactured homes. Each lot is equipped with essential utility hookups, including connections for water, sewer, and electricity. Residents are typically responsible for setting up accounts and paying for these utilities directly to the city utility providers.

  • Community Maintenance: The park management is generally responsible for the upkeep of common areas, internal roads, and shared infrastructure within the community. This includes maintaining the general appearance and functionality of the park grounds.

  • Waste Management: Residents usually have access to waste collection services, often managed by the park through designated dumpsters or scheduled curbside pickup, ensuring convenient disposal of household waste.

  • On-Site Management/Support: Most mobile home parks have some form of on-site or readily accessible management. This management team handles administrative tasks, addresses resident inquiries and concerns, enforces park rules, and manages lease agreements. The level of responsiveness and helpfulness from management can significantly impact the resident experience.

  • Pet-Friendly Policy (with restrictions): While specific details vary, information suggests Lakeside Village MHC considers small pets with an additional pet deposit and fee, with restrictions on "vicious breeds." This indicates a pet-friendly approach, allowing many residents to live with their animal companions.

  • Paved Driveways/Parking: Individual lots often feature paved driveways, providing dedicated and convenient parking for residents' vehicles, typically accommodating two cars per unit.

It is important for prospective residents to directly inquire about all specific services, the exact terms of utility payments, and any associated fees to ensure a clear understanding of what is included in their lot rent and what additional expenses they will incur.

Features / Highlights

  • Established Community: Lakeside Village MHC was built in 1957, indicating it is an established mobile home community. This suggests a long-standing presence in the San Antonio area and potentially a mature, settled environment compared to newer developments. It comprises 132 units, providing a community of a manageable size.

  • Convenient Access to Local Amenities and Parks: The park's location offers excellent access to local shopping centers, schools, and notably, the 505-acre Pearsall Park. This park is amenity-rich, featuring playgrounds, a water park, a skatepark, basketball courts, soccer fields, and extensive running/bike trails, providing significant recreational opportunities right in the neighborhood.

  • Proximity to Military Base: Its close proximity to Lackland Air Force Base makes it a convenient housing option for military personnel and their families seeking off-base housing with a manageable commute.

  • Unit Amenities (where applicable for rented homes): For units that may be available for rent within the park, some are noted to include features such as washer/dryer hookups, central A/C, dishwashers, and laminate flooring in common areas, enhancing comfort and convenience.

  • Mixed Resident Experiences: While there are varying reviews, one resident explicitly states, "My husband and I have been living here for almost a year and we absolutely love it... It’s a quiet community, we love it here!" This indicates that for some, the community offers a positive, quiet, and enjoyable living environment, with responsive and helpful management ("regional manager was great... very responsive and attentive").

Promotions or Special Offers

Information regarding specific, publicly advertised promotions or special offers for Lakeside Village MHC is not consistently available. Mobile home parks, like many residential communities, typically handle pricing and any potential incentives on a direct inquiry basis, rather than through widespread public promotions.

However, it is a common practice in the manufactured home community industry for certain types of offers to be made, depending on factors such as market demand, current occupancy rates, and management's discretion. These might include:

  • Reduced Rates for Extended Lease Terms: It is possible that signing a longer-term lease (e.g., 12 months or more) could result in a slightly more favorable monthly lot rental rate compared to shorter commitments.

  • Waived Initial Fees: Sometimes, parks may offer to waive certain upfront costs, such as application fees or specific setup charges for new residents.

  • Referral Incentives: While not directly benefiting new residents, some communities have referral programs that reward existing residents for bringing in new tenants, which could indirectly suggest a focus on community growth.

Given the mixed nature of the customer reviews, particularly concerning cost and management practices, it is exceptionally important for any prospective resident to directly contact Lakeside Village MHC. Conclusion: Why this place is suitable for locals

For Texans, especially those navigating the housing market in the San Antonio area, Lakeside Village MHC presents a complex but potentially suitable living option, depending on individual priorities and expectations. Its primary appeal for locals lies in its location and the potential for more affordable housing compared to traditional residential options within a major metropolitan area. Being situated in San Antonio, residents benefit from ready access to a vast array of employment opportunities, diverse shopping and dining, and extensive healthcare facilities that a large city offers. The particular proximity to Lackland Air Force Base makes it a highly convenient choice for military personnel and their families seeking nearby housing.

The community's established nature, built in 1957 with 132 units, suggests a settled environment. Furthermore, the immediate vicinity to highly rated local schools like Indian Creek Elementary and, significantly, the 505-acre Pearsall Park with its numerous recreational amenities, makes it attractive for families. The presence of such a large, amenity-rich park offers unparalleled opportunities for outdoor activities, play, and community engagement right on the doorstep, which is a major advantage for locals looking for family-friendly living.

However, it is crucial for prospective residents to acknowledge the mixed feedback from current and past tenants. While some residents express genuine satisfaction, citing a "quiet community" and appreciative of a "very responsive and attentive" regional manager, other reviews highlight significant concerns regarding rent increases, strict rules (like limitations on fences and pools), and the potential for late fees or eviction proceedings. This duality means that suitability for locals hinges heavily on their willingness to thoroughly investigate and understand the park's specific rules, management style, and fee structure prior to committing.

In conclusion, Lakeside Village MHC offers Texans a potentially affordable entry into the San Antonio housing market with the benefit of a central location and access to valuable community resources and recreational opportunities. For individuals and families who prioritize these benefits and are prepared to engage proactively with the park management to understand and navigate its policies, it can be a viable long-term home. It requires a balanced perspective, acknowledging both its positive attributes and the need for due diligence to ensure it aligns with one's personal housing needs and expectations for community living in San Antonio.

Stay away! This location used to be great. They no longer have a local property manager so now problem residents have become more of a problem. They have raised the rent twice during a PANDEMIC! And Dan and Dave the owners do not respond to messages.
