Quarry's Edge About
For many Ohioans seeking an affordable housing solution, especially in the Lancaster area, mobile home parks can offer a viable alternative to traditional homeownership or apartment rentals. Quarry's Edge, located at 3650 Logan-Lancaster Rd, Lancaster, OH 43130, USA, is one such community that provides manufactured home living options. While the concept of mobile home living appeals to many due to its potential for lower costs, it's essential for prospective residents to have a clear and comprehensive understanding of what a community like Quarry's Edge offers.
Manufactured homes, built in a factory setting and then transported to a specific site, provide a distinct housing model. Communities like Quarry's Edge typically involve residents owning their homes while leasing the land (lot rent) on which their home is placed. This article aims to provide an objective look at Quarry's Edge, drawing on available public information and resident feedback to help local Ohio users determine if this mobile home park aligns with their housing needs and expectations. We will explore its location, the services typically offered, and key features that define the living experience here.
Quarry's Edge is strategically situated at 3650 Logan-Lancaster Rd, Lancaster, OH 43130, USA. This location places it on a significant thoroughfare connecting Logan and Lancaster, two prominent cities in the Hocking Hills region of Ohio. Lancaster, as the county seat of Fairfield County, offers a wide array of essential services, amenities, and employment opportunities.
The park's address on Logan-Lancaster Road provides direct road access, making it relatively easy for residents to commute to work, access shopping centers, and reach healthcare facilities in Lancaster. The proximity to Logan also means that residents have another urban center within a reasonable driving distance, offering additional options for dining, recreation, and services. This balance of rural setting with convenient access to urban hubs is often a desirable trait for mobile home park residents.
While the exact distance to specific amenities is not provided, being on a main road implies good connectivity. Residents can likely reach grocery stores, pharmacies, gas stations, and various retail outlets within a short drive. For those who commute for work or frequently visit family and friends across the broader Central Ohio region, the accessibility via major local roads is a practical advantage. However, it's worth noting that reliance on personal vehicles for transportation to most amenities is likely the norm in this area.
Based on the general model of mobile home parks and insights from resident reviews, Quarry's Edge offers a core set of services, primarily related to lot tenancy. However, it's crucial for prospective residents to understand what is included and what is not, as highlighted by existing feedback.
-
Lot Rental: This is the fundamental service provided, where residents lease the plot of land on which their manufactured home is placed. Reviews indicate that lot rent has been subject to increases.
-
Utility Hookups: The park provides access to utility hookups for each home. However, it is explicitly stated in reviews that water, sewage, and garbage services are not included in the lot rent and must be paid for separately. This is a crucial point, as some may assume these are bundled.
-
Road Maintenance (Limited): While the park is generally expected to maintain internal roads, a specific review indicates issues with winter maintenance, stating they "don't even salt or sand after accumulated snowfall let alone plow the roads even though they have the equipment to do so." This suggests that road upkeep might be a point of concern for residents.
-
Waste Management: Garbage collection is available, but residents are charged for this service.
It's important to clarify that, contrary to some older descriptions, Quarry's Edge is not an all-inclusive park regarding utilities. Residents are responsible for paying for their water, sewage, and garbage in addition to the lot rent. Concerns have also been raised regarding the quality of water (described as smelling bad) and the comparability of water rates to city water.
Quarry's Edge exhibits certain features that define the living experience for its residents, as gleaned from available feedback.
-
Affordable Entry Point to Housing: For those in need of an affordable place to live, especially where home ownership is preferred over renting an apartment, Quarry's Edge can serve as a functional option. Residents own their manufactured homes, providing a sense of stability and property.
-
Sense of Community (Variable): While some reviews highlight the presence of "great people who live here," suggesting a positive neighborly aspect, others note that some residents "stick to yourself." This indicates that the community dynamic might vary, but opportunities for connection exist.
-
Quiet Environment (Generally): One review states that the park is "quiet for the most part," implying a relatively peaceful living atmosphere, which can be a desirable trait for many residents seeking a tranquil home environment.
-
Owner-Occupied Homes: The park consists of homes that are owned by the residents, rather than rentals. This can contribute to a more stable and cared-for community, as residents typically invest more in their own property.
However, it is equally important to highlight features that have been raised as concerns by residents:
-
Lack of Amenities: A significant and recurring point of feedback is the absence of amenities. Reviews explicitly state "no amenities" and that the playground was removed. Furthermore, it is noted that the park is "not kid friendly," with children "not even allowed to ride their bikes there anymore."
-
Rising Costs without Improvement: Residents express frustration over continuous increases in lot rent and fees, coupled with a perceived lack of "improvements worth mentioning." This can be a major detractor for long-term residents.
-
Challenging Management Communication: The park manager is described as "nearly impossible to get ahold of for any reason at any time," indicating significant communication difficulties.
-
Pet Fee Concerns: A "pet fee" is charged even though residents own their homes, which is a point of contention for some.
-
Inconsistent Maintenance: Beyond snow removal issues, a discrepancy is noted between rules for residents' yards and the appearance of the "their yard" (presumably the park's common areas or management's property), which is described unfavorably.
Based on the provided information, there are no specific promotions or special offers publicly advertised for Quarry's Edge. The feedback from residents primarily discusses rising costs rather than incentives.
Key points regarding fees and payments include:
-
Ongoing Lot Rent Increases: Reviews consistently mention that lot rent is being raised, implying that costs are subject to regular adjustments.
-
Mandatory Online Payment with Fee for Alternatives: The park now requires rent to be paid through an online app. A significant "service fee" of $40 is added if residents choose not to use the app and instead pay by cash or money order. This can be viewed as an additional charge for those preferring traditional payment methods.
-
Separate Utility Charges: As noted under "Services Offered," water, sewage, and garbage are paid separately and are not included in the lot rent.
-
Pet Fees: A pet fee is charged, even though residents own their homes.
Given the resident feedback, prospective tenants should be prepared for various fees beyond the base lot rent and understand that these costs have shown a tendency to increase. For the most precise and up-to-date information on current lot rental rates, additional fees, and payment policies, direct contact with park management is essential.

For Ohio residents, Quarry's Edge mobile home park in Lancaster presents itself as a potential housing option, particularly for those whose primary concern is finding an affordable place to live where they can own their home. In a market where housing costs continue to be a challenge for many, the manufactured home model offers a more accessible entry point to property ownership. The park's generally "quiet" atmosphere also appeals to individuals and families seeking a tranquil residential environment, away from the constant bustle of larger urban centers, which is a common desire for many Ohioans.
The location on Logan-Lancaster Road provides reasonable accessibility to the amenities and employment opportunities in Lancaster, ensuring that residents are not isolated despite the park's quieter setting. For those who prioritize a lower initial housing cost and a sense of owning their own space, this community offers a viable solution.
However, local Ohioans considering Quarry's Edge should do so with a clear understanding of resident feedback. The recurring concerns about rising lot rent and additional fees (for water, sewage, garbage, and even cash payments), coupled with a perceived lack of reinvestment in amenities or improvements, are significant factors to weigh. The reported difficulty in communicating with management and the absence of kid-friendly facilities like playgrounds are also important considerations, especially for families. Ultimately, Quarry's Edge may be suitable for individuals or couples seeking an economical homeownership opportunity in a quiet, rural-adjacent setting, provided they are fully aware of the cost structure and the limitations regarding amenities and park management responsiveness, as highlighted by current residents. It can serve as a base, but residents should be prepared to seek recreation and community engagement outside the park's immediate boundaries.
Customer Reviews
I personally don't live there. I use to years ago. My mother in law lives there. It's an ok park if you need a place to live. There are no amenities and they keep raising the lot rent. It could be way better.
The owner description needs updating. It is NOT all inclusive. You have to pay for water(that smells bad), sewage, and garbage. The rates for water are comparable to city water rates. It is not kid friendly. Kids are not even allowed to ride their bikes there anymore and they took the playground down a couple of years ago. They keep raising rent and fees but have made no improvements worth mentioning. They don't even sàlt or sand after accumulated snowfall let alone plow the roads even though they have the equipment to do so. The manager is nearly impossible to get ahold of for any reason at any time. They now want rent paid through an online app and If you choose not to use app they are adding a $40 service fee to pay by cash or money order...yes that is correct, FORTY DOLLARS!! It's absolutely ridiculous. Also, they have rules for how to keep your yards yet their yard looks like Sanford and sons. They charge a pet fee as well even though it's your home. There are no rentals. Everyone there owns their homes..so why are they charging a pet fee?
I love this park. People friendly, so are management. Highly recommended! Quiet safe place to live.
Manager needs to go. She's terrible. Doesn't keep her word, changes rules from one day to the next, has bad attitude as well.
This place is super quiet and the neighbors are really nice and so is the park manager
