Westwood Mobile Home Estates About
Howdy, fellow Texans! When you're searching for a place to call home, especially within a vibrant city like San Antonio, finding an affordable and comfortable community is a common goal. Mobile home parks can often present an accessible pathway to housing, whether through renting or even ownership. Today, we're taking a closer look at Westwood Mobile Home Estates, located in San Antonio, Texas.
Choosing a mobile home community involves weighing various factors, from location and amenities to management and overall living conditions. While the idea of settling into a convenient spot in San Antonio is appealing, it's crucial to be fully informed about the realities of daily life within a community. Recent public reviews for Westwood Mobile Home Estates have raised significant concerns, particularly regarding management responsiveness, property upkeep, and safety. This article aims to provide a factual and comprehensive overview, drawing directly from available public data, to help prospective residents in Texas make the most informed decision possible.
Westwood Mobile Home Estates is located at 7600 Military Dr W, San Antonio, TX 78227, USA. This address places the community in a section of San Antonio, a major city in Texas with a rich history and a strong military presence, being home to Lackland Air Force Base.
Military Drive West is a significant thoroughfare, suggesting relatively easy accessibility for residents by car. The location within San Antonio means residents generally have convenient access to a wide array of urban amenities and services. These typically include:
- Proximity to Major Roadways: Easy access to key routes like Loop 410, which encircles San Antonio, facilitating commutes to various parts of the city.
- Shopping and Dining: Numerous retail centers, grocery stores, and restaurants are typically found along Military Drive and in surrounding neighborhoods, providing convenience for daily needs.
- Employment Centers: Being in San Antonio offers access to diverse employment opportunities across various industries.
- Medical Facilities: Major hospitals and healthcare providers are accessible within a reasonable driving distance.
- Military Base Access: Its location on Military Drive suggests particular convenience for those affiliated with nearby military installations, such as Lackland Air Force Base.
However, it's important to note that while the address offers geographical accessibility to city amenities, severe concerns raised in recent reviews, such as "water is off the entire day everyday" for residents, or issues with "drug dealers, prostitutes, squatters and transients" and "police have been called daily," directly impact the practical livability and safety of the location. These issues fundamentally undermine what would otherwise be considered favorable geographical accessibility.
Based on the highly critical public feedback, the actual delivery of services at Westwood Mobile Home Estates appears to be a significant concern. While a mobile home park typically offers:
- Lot Rentals: Providing space for mobile homes.
- Utility Access: Supposedly including water, electric, and sewer hookups for residents. (One review mentions "all bills paid," but immediately contradicts this with issues of water being frequently shut off.)
- Maintenance Services: For common areas and potentially for urgent issues within homes, if under park management. (Reviews strongly indicate a severe lack of maintenance, with reports of "no heater" during winter, "rats, mice, and bed bugs," and "refrigerator has caused food to perish faster than it should," with maintenance allegedly stating "I don't know what you want us to do about the rats" and "it's not their responsibility to clean or take our rat traps.")
- Management Support: For resident inquiries, rent collection, and community rules. (Reviews consistently highlight "worst management company," "incredibly horrible" property manager, "never returns calls," "office Voicemail is always full," "office it's closed," and "unprofessional" staff.)
The severe and consistent nature of the negative reviews suggests that essential services that one would expect from a mobile home park are either severely lacking or not consistently provided.
Given the overwhelmingly negative and critical nature of the provided customer reviews, it is not possible to genuinely list "features" or "highlights" that would promote Westwood Mobile Home Estates in a positive light, while remaining factual and professional. The available feedback focuses on severe deficiencies rather than positive attributes.
Instead, the reviews highlight concerning conditions that prospective residents should be acutely aware of:
- Reported Poor Management: Described as "worst management company," "incredibly horrible," "unresponsive," and "evil person," with allegations of "victimizing the tenants" and being "racist."
- Severe Maintenance Issues: Residents report "badly damaged mobile homes," "no heater" during winter, issues with "rats, mice, and bed bugs," and non-functioning appliances like refrigerators leading to food spoilage.
- Unreliable Utilities: Specific complaints about water being "off the entire day everyday" and only returning around 6 pm.
- Safety and Security Concerns: Allegations of the complex being "infested with drug dealers, prostitutes, squatters and transients," and police being called "daily," with "1/2 the complex is boarded up."
- Lack of Communication: Office voicemail always full, calls not returned, and office frequently closed, despite management leaving letters asking residents to call.
These points do not serve as highlights but as critical warnings based on resident experiences.
There is no information available in the provided customer reviews that indicates any current promotions or special offers at Westwood Mobile Home Estates. The reviews focus on severe operational and living condition issues, rather than incentives for prospective residents.
Given the dire descriptions of the living environment and management, any promotions, if they existed, would likely be overshadowed by the reported challenges. Prospective residents are strongly advised to prioritize verifying the current living conditions and management practices over inquiring about any potential offers. Contacting the listed phone numbers ((210) 233-6781 or +1 210-233-6781) is unlikely to yield useful information about promotions if the management is unresponsive, as reported by residents.

The office is also reported to be frequently closed. Prospective residents should be aware of these communication challenges if attempting to reach the park.
For Texans, the decision of where to call home is deeply personal and relies on finding a safe, comfortable, and well-managed environment. Based on the overwhelming and consistent feedback from residents, Westwood Mobile Home Estates in San Antonio appears to be unsuitable for locals seeking a stable and positive living situation.
While the location on Military Drive West in San Antonio might initially seem convenient due to its proximity to city amenities and Lackland Air Force Base, the reported internal conditions fundamentally undermine any geographical advantage. Residents describe a community plagued by severe issues, including "badly damaged mobile homes," frequent and prolonged "water is off the entire day everyday," and infestations of "rats, mice, and bed bugs." These are not minor inconveniences but fundamental breaches of basic living standards and habitability.
The most significant and recurring concern is the "incredibly horrible" and "very poor Management," with allegations of being unresponsive, threatening, and even "very racist." This lack of functional and caring management is a critical deal-breaker, as it directly impacts residents' ability to address problems, pay rent, and live peacefully. The reports of the complex being "infested with drug dealers, prostitutes, squatters and transients," with police "daily" and "1/2 the complex is boarded up," paint a grim picture of safety and security within the community. For any Texan, safety and a stable living environment are paramount, and these reviews suggest a severe deficit in both.
A long-term resident, after "way more than 6 years," explicitly states, "This place I do not recommend for anyone to move to" and "Can't wait to pay off my home to move out this community." Another advises, "if you live in a shelter stay there .you will be better off." These are powerful warnings from individuals who have direct experience living there.
Therefore, despite its address in a major Texan city, the consistent and severe negative feedback regarding living conditions, management, and safety make Westwood Mobile Home Estates unsuitable for Texans seeking a quality, safe, and respectful mobile home community to reside in. Prospective residents are strongly advised to heed these warnings and explore other housing options in the San Antonio area that can offer a genuinely positive and secure living environment.

I've been trying to get a hold of KARINA for over a month and she never returns calls. Office Voicemail is always full so can't leave a message. Called her cell phone several times and she never picks up. Everytime I show up at the office it's closed. Why would you leave a letters to residence and say to call if you have questions but then we can never get a hold of them. I'm not the only one that has tried....She's just as bad as Celia, even worse. Owners have no clue what goes on at their property.
this trailer park is the worst place to rent.property manager is incredibly horrible. she victimizes the tenants.and taunts them over nothing. very racist place. if you live in a shelter stay there .you will be better off. treatment here is unbearable...so bad here that I and my family are in the process of finding another home. ..and we pay are rent..but manager is too much to deal with. very evil person,
The new manager is a nice person she has really helped out the community and has been helping everyone out .Ever since she has been working here she has really changed the park and is working hard to make the park look better.
The place has really been improving. I look forward to seeing where the park is headed.
Good place to live! Staff is helpful and kind! Karina is doing a great job!
