Avoid at All Costs – Deceptive, Dirty, and Completely Unsafe for Families Our stay at Sugarland RV Park was, hands down, one of the worst campground experiences we've ever had. The photos shown online were completely misleading — it turns out they were likely taken at the other RV park owned by the same people, because what we arrived to was nothing like what was advertised. This is not a campground — it’s a long-term, live-in RV park, and not a well-maintained one at that. Many of the RVs were clearly there for the long haul and in various states of disrepair. The grounds were filthy, with mud and standing water pooling around most of the sites. The entire place felt more like a forgotten trailer lot than any sort of vacation spot — and unsettlingly out of place in the middle of what is otherwise a multimillion-dollar neighborhood. Despite being advertised as a riverfront location, don’t be fooled. You cannot see the river from the sites, and you certainly can't access it easily. The river is about 200 feet below the campground, and the only "path" down is a dangerously steep hill with a rope tied for you to climb down — completely unsafe and inappropriate for kids or anyone with mobility concerns. There is no office, no real check-in process, and no signage to tell you where to go. We were told to meet a young woman — in the middle of the road, no less — to fill out some paperwork. It all felt extremely unofficial and disorganized. The owner was not friendly or welcoming, would not give me back my 50 for the last night that was booked in error despite us staying for 4 nights, and the whole experience had an undercurrent of “take your money and run.” Even the lady at check in commented on the owners are "money hungry" and she was not surprised that they would not give me the one day back. The $50 per night charge, paid up front, felt more like a trap — once you see what the place actually looks like, it’s too late to back out without losing your money. If you're traveling with family, value safety, or were expecting even basic campground amenities, do yourself a favor and skip this place entirely. This park is nothing more than a rundown trailerhood masquerading as a riverside getaway. Highly disappointing and frankly, a little disturbing. I have never slept so poorly due to safety concerns and dogs barking in the neighboring units.
Very peaceful RV park with an amazing community. The park manager Brandy is so kind and helpful! I definitely recommend it to anyone looking for short-term or long-term stays.
It’s a quaint, rustic setting with the ABSOLUTE BEST SERVICE we’ve EVER had! We are a full-time RV family so we’ve had a lot of experience with different parks. This is now one of our favorites! Brandy was so personable, kind and accommodating! The park is so quiet and there’s no road noise! And the dog park is HUGE! We will definitely stay here again!
What fun reading all the reviews, never know where things will go. The pictures are a bit old and I don't think the pavilion is available at this time, host said the property was sold shortly after they started the park. We enjoyed our time here for the last month, the park is quite and cozy. The park in on the Brazos River, which with the rain that came through, we watched fairly closely. Never had any issues up to 69 feet if you watch the river gauges. Yes with the rain, the roads get muddy and many puddles but nothing that you shouldn't expect being so close to a river. Water dissipates pretty quick after the rains. This park is a great location within the city of Sugar Land with stores and restaurants all about. The sites have good room in between each site. The rates here are great for the month. We had some of the best Wi-Fi that we have ever had anywhere, We use the Travelfi and we didn't even have to get data for a whole month while staying here. The host was great, very responsive if you have any issues or questions. Thanks for the pleasant stay.
Beautiful and tranquil new RV park on the edge of suburbia. State park-like atmosphere with an abundance of trees, plenty of grass, and a cooling breeze off the Brazos river in the afternoons. My kids loved fishing and boating on the lake. Good sized spaces and full hookups. The park is still new, so don't expect all the amenities just yet, but the owners are fantastic - great hospitality and always on site doing upgrades and maintenance. If you are looking for a peaceful and pretty park to stay in this part of town I highly recommend.
