For many residents across Virginia, the search for suitable and affordable housing can lead to exploring various options beyond traditional single-family homes or apartment complexes. One such alternative that often sparks interest is mobile home parks, which provide a distinct style of community living. In Prince George, Virginia, Sun Homes stands as one such community, offering manufactured home living to those seeking a different approach to homeownership. This article aims to provide a clear, engaging, and informative overview of Sun Homes, helping local users in Virginia better understand what this type of community offers.
It's crucial for prospective residents to approach any housing decision with a well-rounded perspective, considering all available information and, ideally, conducting a personal visit. Our goal here is to present a factual overview of Sun Homes based on publicly available data, giving a foundational understanding for Virginians who might be considering this community as their next home. This includes addressing both the potential benefits and any noted concerns to provide a balanced view.
Mobile home parks, also known as manufactured home communities, are residential areas where individuals can own a manufactured home and lease or own the land it sits on. This model often presents a unique proposition compared to traditional housing, potentially offering a more accessible entry point into homeownership. They are designed to foster a sense of community, often with shared spaces and a neighborhood feel that can appeal to a diverse range of individuals and families. From young families looking for their first home to retirees seeking a more manageable and social living environment, manufactured home communities can cater to various life stages.
The appeal of mobile home living often lies in its financial aspects. While the specifics vary, generally, the upfront cost of a manufactured home can be significantly lower than that of a traditional site-built house. Furthermore, property taxes may be reduced as residents typically own the home but lease the land, leading to potentially lower monthly housing expenses. This economic advantage is a key factor for many Virginia residents navigating the housing market.
Beyond the financial considerations, many residents of manufactured home communities report a strong sense of camaraderie and connection with their neighbors. The layout of these communities, often with homes in closer proximity and sometimes featuring communal areas, can encourage social interaction and create a supportive environment. This aspect of community living can be particularly attractive for those looking to be part of a vibrant and engaged neighborhood.
As we delve into the details of Sun Homes, it's important to keep in mind that every community has its own distinct character, management style, and resident experience. What makes one community ideal for some may not be the right fit for others. Therefore, the information provided here should serve as a stepping stone for your own deeper investigation, encouraging personal visits and direct inquiries to determine if Sun Homes aligns with your vision of a home in Virginia.
The perception of manufactured homes has evolved considerably over the years. Modern manufactured homes are built in climate-controlled environments to strict federal building standards, often incorporating energy-efficient designs and contemporary amenities. This means that today's manufactured homes offer a level of quality, comfort, and aesthetic appeal that can compete favorably with many site-built homes, dispelling outdated notions.
Our aim is to equip you with foundational knowledge about Sun Homes to assist you in your housing exploration journey within the Virginia region. Understanding both the advertised features and any publicly noted concerns will help in making an informed decision.
Location and Accessibility
Sun Homes is conveniently located at 400 Swift St, Prince George, VA 23875, USA. This address places the community squarely within Prince George County, a region of Virginia known for its strategic location and accessibility. Prince George County offers a desirable balance for residents, providing a more relaxed, suburban, and rural atmosphere while maintaining excellent connectivity to larger urban centers.
The community's location on Swift Street suggests good vehicular access, which is typically essential for residents in this area of Virginia. Prince George County is well-served by major roadways, including close proximity to Interstate 95 (I-95) and Interstate 295 (I-295), which provide direct routes to Richmond to the north and Petersburg, Hopewell, and Colonial Heights to the south and west. This robust road network ensures that residents of Sun Homes have relatively easy commutes to various employment hubs, educational institutions, and a wide array of shopping, dining, and entertainment options in these neighboring cities.
For everyday needs, Prince George itself offers a range of local amenities, including grocery stores, schools, and essential services, meaning that many daily errands can be accomplished within a short drive from the community. The county also boasts a variety of recreational opportunities, including parks, historical sites, and outdoor spaces that contribute to a desirable quality of life. The exact availability and convenience of public transportation directly serving the Sun Homes community or Swift Street specifically are not widely detailed in public information, but as is common in many suburban and rural areas of Virginia, reliance on personal vehicles is generally high.
Prospective residents are strongly encouraged to personally assess the commute times to their workplaces, schools, and frequently visited locations, as well as the proximity to services important to their lifestyle, to fully appreciate the accessibility of Sun Homes' location.
Services Offered
Based on the provided information and common practices for mobile home parks, Sun Homes typically offers fundamental services and infrastructure to its residents. These generally include:
However, it's important to address a specific customer review that indicates a change in utility billing: "We use to have our water and sewage included in the lot rent. No more. Now it adds up to 200 more to the base rent." This suggests that water and sewage are now billed separately, adding to the total monthly housing cost for residents. This is a critical point for prospective residents to verify directly with Sun Homes management to understand the current utility structure and overall monthly expenses.
Additionally, while an emergency maintenance number was mentioned in a review, indicating a channel for urgent issues, another review highlighted a concern regarding a sewage pipe bust and raw sewage in a yard, with a perceived delay and miscommunication in response. This suggests the importance of understanding the responsiveness and procedures for maintenance issues.
Prospective residents should always confirm directly with the park management about which specific utilities are included in the lot rent, what services are provided, and the protocols for maintenance requests to ensure full transparency regarding their living costs and the level of service provided.
Features / Highlights
Based on the provided customer reviews, the advertised features and actual highlights of Sun Homes present a mixed picture. While it's common for mobile home parks to emphasize certain amenities or community aspects, the reviews suggest some discrepancies:
However, it's important to note direct feedback from a customer review stating, "They advertise amenities, there are none. No place for the kids to play." This contradicts any potential claims of common recreational facilities or play areas within the park. This particular feedback suggests that prospective residents should not expect shared amenities such as playgrounds, clubhouses, or other recreational facilities without direct confirmation from the management.
Another point of concern highlighted by a review is the "constantly changing" management. While not a direct feature, stable and consistent management is often considered a highlight for well-run communities, impacting responsiveness to issues and overall resident experience. The review also brought up a serious maintenance issue concerning a sewage pipe burst and the handling of the emergency. This highlights the importance of assessing the management's responsiveness and maintenance capabilities directly.
Given these reviews, prospective residents are strongly advised to conduct a thorough on-site visit to personally verify available features, the condition of common areas, and the overall living environment. Direct conversations with management are crucial to clarify any discrepancies between advertised features and current realities.
Promotions or Special Offers
There is no publicly available information indicating any specific promotions or special offers currently being advertised by Sun Homes. Mobile home parks, like other residential communities, may periodically offer incentives to new residents, such as reduced lot rent for an initial period, move-in bonuses, or other concessions. However, such offers are typically communicated directly by the park management and may not always be widely publicized online.
Prospective residents who are interested in exploring potential cost savings or special deals are highly encouraged to contact Sun Homes directly using the provided contact information. Inquire about any current availability, the terms of lot rentals, and whether there are any incentives available for new residents or specific home purchases within the community. These offers can often be seasonal or contingent on various factors, so direct communication is the most reliable way to ascertain any current promotions.

Conclusion: Why this place is suitable for locals
Sun Homes, situated in Prince George, VA, offers a particular type of housing experience that may appeal to a segment of local Virginia residents seeking alternative living arrangements. Its location in Prince George County provides a blend of peaceful suburban living with convenient access to the resources and opportunities of larger nearby cities such as Petersburg and Richmond via major interstates.
For many Virginians, the primary draw of a mobile home park often lies in its potential for greater affordability compared to traditional homeownership, making it a viable option for those on a budget or seeking a more accessible entry into owning their own home. The community structure, inherent in mobile home parks, can foster a sense of belonging and neighborly interaction, which is appealing to individuals and families who value a connected living environment.
However, it is crucial for prospective residents to consider the insights from customer reviews, which point to important considerations. Concerns regarding the absence of advertised amenities like children's play areas, a shift in utility billing (where water and sewage are no longer included in lot rent and add significant cost), and issues with maintenance responsiveness, particularly in emergency situations, are significant. The mention of "constantly changing" management also suggests a need for clarity on consistency in park operations and resident support.
Despite these points, for local Virginians who are prepared to conduct thorough due diligence, including a personal visit to assess the current condition of the park, clarify all financial aspects (including utilities), and discuss maintenance protocols directly with management, Sun Homes could still be a suitable option. If one prioritizes the cost-effectiveness and community feel that mobile home living can offer, and is comfortable with the specific characteristics and management style of this particular park, it warrants consideration. Ultimately, its suitability for locals will depend on their individual priorities, their comfort level with the noted concerns, and how well the community's current offerings align with their housing needs and expectations in Prince George County.

I called on Sunday to the emergency maintenance number because a sewage pipe busted and raw sewage was all over the yard and under our trailer. I get that we are in a state of emergency but this is a health hazard for us our neighbors and our pets. There is feces, toilet paper and other nasty contaminants in our yard as we speak. I spoke to a gentleman on the phone who told me that there was another caller who had the same issue as ours and that they were calling it in. Well no one showed up yesterday so we called the regular office this morning and low and behold it hadn't been called in! They are supposed to be sending someone out today and depending on their response time I will be calling the health department. I really hope they respond to this appropriately and decontimanate the yard like they are supposed too!
Mar 30, 2020 · Brandi NortonThere really is no way to give a negative stars so I will say, avoid this place at all costs. They advertise amenities, there are none. No place for the kids to play. We use to have our water and sewage included in the lot rent. No more. Now it adds up to 200 more to the base rent. Plus, management is constantly changing.
