Sunset Campground About

Hello, fellow Georgians! If you're exploring long-term living solutions or considering a place for an extended RV stay in the beautiful northeastern part of our state, you might come across Sunset Campground in Martin, Georgia. Often, places like this serve as more than just transient campgrounds; they can evolve into communities for those seeking a more permanent, affordable, and flexible housing option. Understanding what a place like Sunset Campground offers, from its basic services to the realities of community life, is crucial for making an informed decision.

While the name "campground" might typically evoke images of short-term vacationers, many such properties in Georgia also cater to longer-term residents, sometimes blurring the lines between an RV park and a mobile home community. This allows individuals and families to establish a more stable base, often at a different price point than traditional housing. Sunset Campground, located in Franklin County, aims to provide such a space in a scenic part of Georgia.

It’s important to gather as much information as possible, including direct contact with management and potentially even visiting the site, before committing to any long-term arrangement. This article will provide a factual overview of Sunset Campground based on available public data, including its location and how to get in touch. Our aim is to help you, as a local Georgian, gain a clearer picture of this establishment.

Sunset Campground is located at 17139 GA-17, Martin, GA 30557, USA. This address places it within Martin, a small town in Franklin County, Georgia. This region is part of Northeast Georgia, known for its rolling hills, agricultural lands, and proximity to larger lakes like Lake Hartwell and Lake Keowee, offering various outdoor recreational opportunities.

For residents across Georgia, Martin is accessible via Georgia State Route 17, which serves as a key artery through this part of the state. It connects to larger towns and cities, though Martin itself retains a quiet, rural character. Its location offers a balance for those seeking a more secluded lifestyle while still having reasonable access to amenities in nearby communities. Larger towns like Lavonia, Toccoa, or even Anderson, South Carolina (just across the state line), would provide more extensive shopping, dining, and services.

Accessibility to the campground via GA-17 should be straightforward for most vehicles, including RVs. As a property that appears to cater to long-term residents, its direct access from a state highway is a practical consideration. While specific internal road conditions are not detailed, the primary access point is clear. The rural setting suggests a quieter environment, though proximity to the state highway means some level of traffic noise might be present. Overall, the location positions it within a naturally scenic area with a small-town feel, typical of many parts of Northeast Georgia.

As a "campground" that appears to also function as a residential location for some, Sunset Campground likely offers a core set of services focused on providing a place to park an RV or mobile home, along with basic utilities. Based on the nature of such establishments, these commonly include:

  • RV Site Rental: Providing designated plots of land where residents or campers can place their recreational vehicles or manufactured homes.
  • Utility Hookups: Essential connections for homes, typically including electrical, water, and sewer hookups at each site, allowing residents to utilize their vehicle's amenities. Residents are generally responsible for their own utility usage costs.
  • Long-Term Stays: Reviews suggest that the campground accommodates long-term residents, implying that it functions similarly to a mobile home park in addition to potentially offering short-term camping.
  • Management Oversight: The presence of an "owner" and "manager" suggests an administrative structure for handling site rentals, rules enforcement, and resident interactions, including applications and evictions as per one review.
  • Rental of Campers/Mobile Homes: One review mentions "his rental" and "damaged camper," indicating that the park may also offer pre-placed campers or mobile homes for rent, not just land leases for privately owned RVs. This implies a different service model beyond just lot rental.

It's important to note that the provided reviews highlight significant concerns regarding maintenance and management practices related to these services.

Based on the provided, albeit concerning, customer reviews, here are some features and highlights that can be gleaned about Sunset Campground:

  • Location in a Scenic Area: The park is situated on GA-17 in Martin, GA, a part of Northeast Georgia known for its natural beauty. While the reviews focus on internal issues, the surrounding region offers access to lakes and rural landscapes.
  • Accommodates Long-Term Residents: Despite being named a "campground," it appears to function as a residential site for mobile homes and campers, offering a place for extended stays. This is a key feature for those seeking more permanent affordable housing.
  • Management Presence: There is a clear presence of an "owner" and "manager" who make decisions regarding tenancy, site suitability, and policies, as evidenced by the eviction scenarios.
  • On-Site Rentals (Potential): The mention of "his rental" and "damaged camper" suggests that the park might offer pre-existing mobile homes or campers for rent directly on site, which could be a convenient feature for those without their own RV.
  • Affordability (Implied): Mobile home parks and long-term campgrounds often appeal to residents seeking more affordable housing options compared to traditional apartments or houses. While the reviews mention issues with deposits and payment, the underlying reason for seeking such a place is often affordability.

It is crucial for any prospective resident to be aware that the provided reviews raise serious concerns about maintenance, management practices, and fairness, contrasting sharply with what one would typically expect from an ideal residential or camping community.

Based on the provided information, there are no specific "promotions or special offers" publicly advertised for Sunset Campground. Furthermore, the existing customer reviews highlight significant issues related to financial practices and tenant treatment.

One review specifically mentions: "didn't give his 200.00 deposit back." Another states: "They want HIM to pay for the already damaged camper." These points raise serious concerns about the financial transparency and fairness of the park's policies, rather than indicating any beneficial offers.

In any situation where financial arrangements are being made with a campground or residential park, particularly concerning deposits, rent increases, or repair responsibilities, it is critically important to:

  • Obtain all agreements in writing.
  • Thoroughly review all lease terms, including clauses on deposits, evictions, pet policies, and maintenance responsibilities.
  • Clarify all financial obligations upfront.
  • Document the condition of any rental property before moving in, with photographs or video.

Given the information, rather than looking for promotions, the emphasis for potential residents should be on meticulously understanding all financial commitments and tenant rights before entering into any agreement with Sunset Campground. Direct communication about these matters is essential.

It is strongly advised that any prospective resident or long-term camper contact the management directly. Given the significant concerns raised in recent customer reviews about management practices, eviction policies, deposit returns, and property conditions, a thorough and direct conversation about all terms and conditions, especially those pertaining to financial obligations and tenant rights, is paramount before making any commitments. Document all communications and agreements in writing.

For us Georgians exploring affordable or long-term housing options, particularly those involving RVs or manufactured homes, places like Sunset Campground might appear on the radar. Its location on GA-17 in Martin places it in a scenic part of Northeast Georgia, offering a rural setting that some locals may find appealing for its tranquility and distance from urban centers. For those seeking a long-term spot for their RV or a potentially budget-friendly rental, the very existence of such a place provides an option.

However, it is critically important for any local considering Sunset Campground to approach with extreme caution and conduct thorough due diligence. The recent customer reviews raise significant red flags concerning tenant treatment, deposit refunds, property maintenance, and communication with management. While the concept of an affordable, long-term campground is appealing, the reported experiences suggest potential challenges that could impact a resident's living situation and financial well-being.

Therefore, while the park theoretically offers a place to stay in Georgia, its suitability for locals hinges entirely on their ability to navigate these reported issues. Prospective residents should meticulously verify all terms, obtain everything in writing, and perhaps speak to current residents if possible, to fully understand the living conditions and management practices before committing. For those seeking a stable and positive residential experience, it is essential to proceed with an abundance of caution and prioritize clarity on all aspects of tenancy.

Kicked my friend out his first day there....on Easter mind you...after he had been told by manager he could stay...but the owner said his camper was too old. Then to top it off didn't give his 200.00 deposit back.

My bonus son lived here begging for repairs to be made to his rental. Whole camper smells like mildew. He got sick as a result of the leak and had miss work lost his job and of course got evicted minutes after. They want HIM to pay for the already damaged camper. RUN! this place is filthy and run down its residential not a campground. The good reviews here are all older than 2 years old maybe it was a decent place but not now!

We called late on a Sunday night and needed a place to stay just overnight and the owner was super nice and helpful - he picked up right away. They had a spot open and we were able to hook up and head out early in the morning. We can't thank you enough for accommodating us on a last minute emergency stop!! From what we could tell, it looked like a lot of people live here but it was clean and half paved which made it a breeze to leave after a night of rain. Thanks to the gentleman buffing his car that night that helped us find our spot!

A friend and I had made a delivery of a cord of wood for one of the temporary residents. I had never been there before, only passed by a million times. It's a quaint quiet little place. Not over the top but not summer run down piece of work either. It was just right, right in the middle. The place was well kept. It was fairly easy to navigate around the ground to find the person we were delivering for. Those that we come into contact with were from our if state for the most part. Very friendly and chatty. The whole place just had a small town know your neighbor good vibe about it. Maybe I'll stay there one day if I ever get a camper or you hauler it something. I felt very comfortable there. I see no reason to not recommend it based on my brief visit. It's a place I wouldn't mind taking the family to some time. Be sure you are able to entertain yourself. Movie houses and shopping malls area good little drive away but the nearby small towns that are local are very adequate for most grown ups. There are many state parks well with in driving distance for the youngsters that are great to visit. Tugalo, Victoria Bryant, Hartwell lake and park, Tallulah falls gorge is relatively nearby, Alpine Helen is less than an hour away. Certainly plenty to do and find in any direction you choose to go.
