Unexplained extra charges added by new manager without any explanation.. Large potholes in the streets
For anyone looking for a quiet place to live at this is a good quiet place. Other than that that's the only good thing about it. Do I suggest you to move here? NO. They raised the lot fee this year and I believe they will continue to do so whenever they feel like it. $325 is already expensive to begin with. Plus $75 of water. Total we paid last year was $400. They raised it this yr to $400 for the lot. Now we pay $475 a month. IT IS NOT WORTH IT. You are not allowed to have swimming pools, trampolines, or playgrounds. I don't see why not, we already pay alot, might as well get our moneys worth. But we are not allowed. When I moved here people had their trampolines even though they said not to. But I guess they got more strict and they had them removed this year. I really don't think it's worth it. If you have a mobile home and need a place to park it I suggest look else where. Buy land but don't park it here. It is not worth it trust me. They made people paint their mobile homes. It was mandatory! If it's their mobile home why are you going to make them paint it if it belongs to us??? Just so you can get more people to sign a lease? Don't get fooled. Changing the color of mobile homes won't change anything. You also need a particular kind of skirting for your mobile home. They removed my neighbors skirting and they haven't replaced it in months. If you don't remove it they will charge you a fee. I have a new mobile home so I didn't have to paint or remove my skirting. But the rest of the park did.. when I moved here we painted my deck stairs and left blue tape and never got around to finishing. I got a letter to remove the tape 😅 did I remove it when they told me to? No. It's my mobile home you won't tell me what to do with my mobile home. I'll remove it when I feel like it. If I was renting it from the park of course I'll remove it. But I wasn't. Also the mailboxes DO NOT LOCK! The manager Lynn never got around to it. I've been living here for a year and half and they still haven't fixed it. I understand this has to do with the post office but no one pushes them to it. It's the managers job to push them to fix it. The doors don't close. Whenever the mailman drops off mail some doors stay open. Why do we need a key when the boxes don't even lock. When I moved here I didn't have a trashcan. I moved 2 weeks after I signed the lease and still no trash can. The manager should've taken care of that. We pushed her to it. She kept giving us excuses that she did call and they said they would get to it. That's a bunch of bull. Because we got impatient and called ourselves and the person who works there said she never called that she was lying. Did we believe him? Yes we did. We got our trashcan right away after we spoke to the person who was in charge of that. Also the park has palm trees next to the trailers they have a bunch of roaches. My mobile home was brand new when I moved here. And we had roaches. I didn't understand why. I'm a clean person. Sometimes we leave out of town for weeks or months and when we would get back they're would be roaches. I had to pay an exterminator to get rid of them and he also sprayed the palm tree.. This winter storm that hit ended up killing the palm trees. They look ugly already. They should just remove them but I guess they don't want to pay to get the job done. I don't see why if they raised the lot rent.. They expect us to follow the rules of the park but they can't get to my neighbors skirting, pushing to get the boxes fixed, cutting the lawn right away when it needs cutting, and cutting the palm trees. I really do hope people open up their eyes and leave this park whenever they get the chance. I'm looking to do so. I'm glad one of my other neighbors left because he wasn't taking any of this anymore. He lived here for 20 yrs and left. Props to him for moving. Also there is dogs allowed but you have to keep them inside. That's what it says on the contract. I find it hard to understand since I always see poop on my lot and end up stepping on it. DNT WASTE YOUR MONEY HERE! Not worth it!!
new management fixed the road and keeps the park clean
Entrances and roadways in hazardous disrepair. Huge management turnover rate. Three rent and maintenance cost hikes in four years. There is now a mandatory $25 lawn care charge per month just to mow and edge the patch of yard facing the street, even for tenants that maintain their own spaces. Also, now management is charging tenants just to pay rent. 3 different methods are available and all 3 come with a convenience fee!
New maintenance & managment people are on the ball! I'm super happy with the new changes and how easy it is for me to get work done.
