Introduction / Overview
For New Jersey residents seeking a permanent, yet flexible, escape from the rigors of daily life, the Tall Timbers Property Owners Association (POA) in Sussex County offers a unique and established seasonal camping community. Located in the picturesque, "Skylands" region of North Jersey, this destination is much more than a typical weekend campground—it operates as a private, gated resort where individuals purchase their campsites and often place manufactured or park model homes, creating a personal 'home away from home' for the entire warm season. The community fosters a deep sense of ownership and belonging, encouraging residents to invest in their sites and enjoy a full schedule of summer-long relaxation and activity.
Tall Timbers POA provides an appealing blend of natural beauty and resort-style amenities, centered around a private lake and offering diverse recreation for all ages. It is specifically designed for seasonal residents, with the season typically running from April 1st to November 1st, weather permitting. This model of ownership and seasonal residency makes it an ideal option for local New Jersey families, retirees, or couples looking for a dedicated, affordable vacation property without the high taxes and maintenance of a conventional second home. The strong positive feedback from members highlights its appeal as a cherished family tradition and a "perfect getaway" with entertainment. However, prospective buyers should be aware that, as a Property Owners Association, the community operates under specific rules and governance that may feel restrictive to some. One notable area of concern from past guests pertains to the pet policy, where, despite being technically 'dog friendly,' some guests report a lack of welcoming attitude toward pets in various common areas. This suggests that while dogs are permitted, owners must be prepared to strictly adhere to all pet-related covenants and potentially face limitations on where their pets can join them.
Location and Accessibility
Tall Timbers POA is centrally located in the heart of the beautiful Sussex County countryside at 100 Tall Timbers Rd, Sussex, NJ 07461. This northern New Jersey location is highly accessible for many locals, particularly those coming from Central and North Jersey, as well as New York's northern boroughs and Orange County. The community is situated approximately 55 minutes drive from the George Washington Bridge, offering city-dwellers a relatively quick transit to a tranquil, country setting.
The geographical position in the Skylands region places residents near some of the best outdoor and recreational attractions the state has to offer. It’s an ideal hub for exploring the great outdoors, with High Point State Park (the highest point in New Jersey), the Appalachian Trail's "Stairway to Heaven," and the Wallkill River National Wildlife Refuge all within a short drive. For those seeking other forms of entertainment, Mountain Creek Resort in Vernon offers year-round activities, from skiing and snowboarding in the winter to a waterpark and mountain biking in the summer. Additionally, the area boasts local farms, wineries, breweries, and golf courses, making it a well-rounded destination for a seasonal retreat. The remote but not isolated nature of the location is perfect for New Jersey residents who want to feel truly "away" while still being close enough for regular weekend visits or an entire summer stay.

Conclusion: Why this place is suitable for locals
Tall Timbers Property Owners Association is exceptionally suitable for New Jersey locals because it provides a highly desirable, affordable, and easily accessible seasonal retreat within the state's beautiful Skylands region. For families and individuals who own an RV or are interested in a park model home, this community eliminates the constant planning and high costs associated with booking short-term rentals or transporting an RV for every weekend getaway. Instead, they gain a stable, customizable, and permanent seasonal "second home." This proximity is a major advantage for busy New Jersey residents, allowing them to transform a stressful two-hour drive into a simple commute to their private slice of paradise, often in less than an hour from major population centers. The strength of the community, evident in resident praise, and the abundance of private, on-site amenities—from the lake and pools to planned events—create an environment where a summer season can be spent entirely relaxing and reconnecting with family and friends. While prospective residents must align with the POA's governance structure, for those seeking a true sense of community and an excellent long-term solution for seasonal leisure, Tall Timbers POA offers one of North Jersey's most complete and enriching seasonal camping experiences. It’s an investment in lifestyle, providing the perfect balance between a resort vacation and the familiarity of home.

Stayed here in a rental. Note that while they are technically dog friendly, you cannot actually bring the dog to most places here without getting looks. Many times there's no sign but as soon as you try to do something with the dog someone says something to you. the owners seem to run it like a Soviet campground rather than a relaxed getaway. Note that most campgrounds I have been to are normally very dog friendly. Some camp spots are right on top of each other.

Feb 22, 2024 · Tere MelendezThis is the best place I have spent my summers with my family. Dog friendly, pools are great. People are very nice.
Jul 07, 2025 · Pat RiveraNot dog friendly. Totally misleading. We paid a lot of money to stay there and there were more issues than anything and I found it hard to relax. I would not go back.
Jul 17, 2025 · DanielleReal tight community. Very family friendly. My kids love it here. Some families have been here generations and we hoping to do the same
