Texas Shade Mobile home Park About
For Texans seeking affordable living options in a convenient location, mobile home parks can offer a practical solution. Texas Shade Mobile Home Park in Seagoville aims to provide accessible housing for residents in the East Dallas area. When considering any residential community, understanding the experiences of current and past residents is crucial for prospective tenants.
Reviews from real customers offer a mixed perspective on Texas Shade Mobile Home Park, highlighting both perceived challenges and the affordability factor that draws residents. One reviewer candidly states, "Believe me the reason why people live here is not because the low rent it's because it's all they can afford. If y'all are going to go up on rent again why don't you get this place cleaned up these trees trimmed and get some decent driveways in here. And my God definitely get a new sign to this place that one's been here for 30 or more years!" This feedback suggests that while affordability is a primary reason for choosing the park, residents desire improvements in maintenance, including landscaping and driveway conditions. The comment about the sign also indicates a need for aesthetic updates. Another review details a challenging eviction experience: "We were evicted a year ago & at first management worked with us due to Covid & extended our eviction. But then when our RV was taken out & my wife still needed a couple of days to get everything else around the Manager called the city & had the Electric & Water cut off. This was during the freeze last year. I was literally living in my car during the snow storm. LEGALLY she was not allowed to do this!!! What gets me is we PAID our rent & 90% of the time early & usually extra to go towards the next month. Even when we were evicted we PAID our rent those extended months we were given. The Manager Tanya has a Credit Card Fraud, Identity Theft & more in her history. HOW IS SHE ABLE TO PROCESS PAYMENTS & BE TRUSTED? She looks down on others & easily judges. She is not for anyone but herself & what she can profit." This review raises serious concerns about management conduct, legal compliance, and trust, particularly regarding financial dealings and treatment of residents during a difficult time. While these reviews highlight areas that warrant direct inquiry and verification by prospective tenants, they underscore the importance of due diligence when considering a mobile home community.
Given the feedback, prospective residents considering Texas Shade Mobile Home Park should engage in thorough due diligence. It's advisable to visit the park in person to assess the current condition of the property, including trees, driveways, and overall cleanliness, as highlighted in the reviews. Directly speaking with current residents, if possible, can provide additional insights into daily life and management responsiveness. Furthermore, it is critical to have a clear understanding of the lease agreement, including all fees, rules regarding property maintenance (like plants in pots), and policies concerning utilities and evictions. Any concerns about management's background or conduct, as raised in the review, should be addressed by seeking official information from the park's ownership or a reputable legal professional. Transparency on the part of the park and proactive questioning by the prospective resident will be key to making an informed decision about living at Texas Shade Mobile Home Park.

The primary appeal, as indicated by resident reviews, appears to be its relatively low rent, which serves as an ongoing "offer" for those seeking affordable housing. Mobile home parks often focus on competitive monthly lot rental rates rather than short-term promotional deals, particularly if they cater to a stable, long-term resident base.

Love the manager,Tonya. Runs a tight ship here and knows and connects with her residents .Works with her residents well..... as long as you are honest about your circumstances.....Treats everyone the same. No preferential treatment.
I use to live here 2014 when I was flipping RV's. (I now visit friend who lives here). It is very reasonably priced if you want to live in yours/or their Trailers. You pay your own elect. (I opted for a "pay as you go" elec. Co.) Not sure if same Mgr. Is there but she did a great job of cleaning the whole park up of "problem tenants" at the time I was there. It's off the highway and close to all kinds of shopping (within 1-3 exits) Convenience store/gas station within walking distance.
Place is nasty. Bugs rodents and a manager that is all in your business. Have a friend she don't even know pays rent for people yet they say she's on drugs. Yet she's been put out After buying groceries gas Food and paying rent. WARNING YOU WILL LOSE YOUR PRIVATE LIFE. CRIME RATE. WELL THE POLICE DEPARTMENT PUTS THE NEW PERSONNEL ON THIS BEAT TO SEE IF THEY CAN HANDLE THE JOB. I TOLD.FRIEND RUN FROM THAT GANGRELATED PROPERTY. SEE SHOOTINGS IN THE AREA. POLICE CALLS.
