This allows for a degree of homeownership within a managed community setting. Pecan Lake Mobile Home Park is positioned within the expansive Dallas area, suggesting a balance between urban accessibility and a distinct community feel. This overview will present the available factual information about the park, including its location and contact details, to help prospective residents in Texas make informed decisions. Pecan Lake Mobile Home Park is situated at 2850 S Beltline Rd, Dallas, TX 75253, USA. This address places it within the vast and dynamic Dallas metropolitan area, offering residents the advantage of urban proximity while maintaining a specific community environment. South Beltline Road is a significant thoroughfare, providing relatively straightforward access to various parts of Dallas and surrounding suburbs. The location allows for convenient commutes to workplaces, shopping centers, healthcare facilities, and educational institutions within the broader Dallas-Fort Worth Metroplex. Despite being within a major city, mobile home parks often create their own distinct neighborhoods, offering a sense of community away from the immediate city bustle. The accessibility via South Beltline Road ensures that residents can easily connect to major highways and interstates, facilitating travel across the region. However, it is also important to note that while situated in Dallas, specific local infrastructure conditions, such as the state of internal streets, should be considered for accessibility within the park itself. The general location in Dallas provides residents with access to a wide array of urban amenities and employment opportunities, making it a potentially practical choice for those seeking a balance between affordability and city living.
Based on the nature of a mobile home park, the primary service offered by Pecan Lake Mobile Home Park would be the rental of mobile home lots. This means that residents typically own their mobile homes but pay a recurring fee for the use of the land their home sits on. While specific details about utilities or other bundled services are not explicitly provided in the available data, standard mobile home park services usually include:
-
Lot Rental: The core service is providing designated plots of land for residents to place their manufactured homes. These lots are typically equipped with hookups for essential utilities.
-
Utility Hookups: It is standard for mobile home park lots to come with connections for water, sewer, and electricity. While not explicitly detailed in the provided information, these are fundamental services for mobile home living.
-
Community Management: The park operates under a management structure responsible for overseeing the community, enforcing rules, and collecting lot rents.
It is important for prospective residents to directly inquire about what is included in the lot rent (e.g., water, sewer, trash, property taxes on the lot, common area maintenance) and what utilities or services are the responsibility of the resident. Given some of the resident feedback, understanding the specifics of the management's role and included services is particularly crucial.
Based on the provided information, a few potential features and highlights can be inferred about Pecan Lake Mobile Home Park, primarily from its classification as a mobile home park in a major city:

It is crucial to acknowledge that resident reviews highlight significant concerns regarding various aspects of the park's features and management, which should be considered by prospective residents. These include:
-
Management Practices: Repeated concerns are raised about management, with allegations of pressuring residents to make unnecessary mobile home upgrades/fixes and issuing eviction notices for disagreements. This suggests a potentially challenging relationship between residents and park management.
-
Internal Infrastructure: There are direct mentions of "street are in bad condition in some spots," indicating potential issues with the maintenance of internal roads within the park. This can impact ease of movement and vehicle wear.

-
Perceived Decline in Quality: One review suggests a decline in the park's perceived quality, indicating that older, higher ratings may not accurately reflect the current resident experience. This sentiment implies that many residents may be staying due to limited alternatives rather than active preference.
Information regarding specific promotions or special offers at Pecan Lake Mobile Home Park is not publicly available in the provided data. Mobile home parks, particularly those primarily focused on long-term lot rentals, may not frequently advertise short-term promotions in the same way retail businesses or transient RV parks do. However, if any offers were to exist, they might typically include:
-
Move-In Incentives: Occasionally, parks might offer a reduced lot rent for the first month or two, or waive certain application fees, to attract new residents.
-

-
Long-Term Lease Discounts: While lot rent is typically monthly, some parks might offer a slight reduction for residents willing to sign a longer-term lease agreement (e.g., 6 months or 1 year).

For prospective residents, particularly those who rely on stable internet for work or who prioritize clear and fair management policies, a thorough investigation and direct communication with park management are not just recommended, but essential. Ultimately, for a Texas local, Pecan Lake Mobile Home Park could be a suitable option if the benefits of its Dallas location and potential affordability align with their specific needs, and if they are prepared to conduct a diligent inquiry into the current resident experience and park conditions.
Customer Reviews
The new management is taking advantage of people who can't speak English or don't understand it. They are making their residents upgrade/fix their Mobile Homes even if there's nothing wrong with the house. Also, if you try and defend yourself, they ask you to leave within 30 days even if you have never been late on your rent payment. I've been here 15 years and never had a problem until this B!@*h took over!!!!!!
Management is horrible. They are making people modify their mobile like they owned. People rent the space not the mobile home!!! If you smart don’t move here. They are acting like a rich place when street are in bad condition in some spots and no internet company have access. If you work from home discard this place. Look at the rating the only reason it has three star is from people living 3 years ago but I am pretty sure it would be 1 start if not 0 rating by now. Once again DO NOT MOVE HERE. Most of the people stay here just because they have no choice not because they want to be here that’s why many are selling their mobile home.
DO NOT MOVE HERE, they charge for everything! They mow the lawn after we already mowed it so they can still charge us. The treatment here is horrible. If I had the money to move out I would. They complain about anything they can find. I've caught one of them looking through our windows. We called the cops because they towed our car. WE WERE LITERALLY PARKED IN OUR PARKING SPACE CORRECTLY, THEY JUST WANTED TO CHARGE US TO PARK IN OUR OWN HOME! Even the cops thought they were crazy. Run far away from here.
I don’t recommend living here. They are very rude and unfair to their own community. The new management is bad. They don’t take care of their cat problem . Also, they kick people out for the minimal reason or even take their trailers they own. Overall I would give it 0 stars if I could. They really act like they’re highland hills.
HORRIBLE. Me along with other relatives live here and I just wanted to visit my cousin for a few hours and they towed my car for no reason. I have everything the managers asked us to have in our cars meaning the sticker. IM LITERALLY A RESIDENT HERE. And it’s not even past 11pm, towed my car in broad daylight. The towing isn’t the only issue. They cut our water, there’s horrible service, they cut our lawn to charge us these landowners at extremely MONEY HUNGRY. DO NOT MOVE HERE!!!!!
