For Texans considering mobile home living as an affordable housing option, particularly within the vast Dallas metropolitan area, Hawn Heights MHP is a community that may appear on their radar. Located at 10300 C F Hawn Fwy, Dallas, TX 75217, USA, mobile home parks traditionally offer residents the opportunity to own their manufactured home while leasing the land it sits on. This model can present a more budget-friendly alternative to conventional housing, appealing to individuals and families seeking a specific type of community living. This article aims to provide factual information regarding Hawn Heights MHP, including its location and contact details, to assist prospective residents in making informed decisions. It is essential to present a balanced view, incorporating all available public data, including significant feedback from current and past residents, to ensure a comprehensive understanding of what it might be like to live in this community.
Hawn Heights MHP is strategically situated at 10300 C F Hawn Fwy, Dallas, TX 75217, USA. This address places the mobile home park along a major artery in Dallas, offering residents direct access to the C.F. Hawn Freeway (US 175). This location is a significant factor for accessibility, facilitating commutes to various employment centers, shopping districts, educational institutions, and healthcare facilities across the expansive Dallas-Fort Worth Metroplex. Being within the Dallas city limits means residents have the convenience of urban amenities at their fingertips, from cultural attractions to diverse dining options. The freeway proximity allows for relatively easy travel throughout the city and to surrounding areas, which is often a key consideration for those living in mobile home communities. However, while freeway access is a benefit for regional travel, prospective residents should also consider the immediate surroundings of the park and local traffic patterns on the freeway itself for daily ingress and egress. The blend of urban location and a dedicated community setting often characterizes mobile home parks, and Hawn Heights MHP benefits from this specific placement within Dallas.
As a mobile home park, the core service offered by Hawn Heights MHP is the rental of individual lots for manufactured homes. Residents typically own their mobile homes and pay a recurring fee for the use of the land. While specific details on included utilities or additional services are not explicitly provided in the positive sense within the available public data, a standard mobile home park generally provides:
-
Mobile Home Lot Rental: The primary service, where a resident leases a designated plot of land within the community to place their manufactured home.
However, it is crucial to address the significant concerns raised by multiple reviewers regarding services and what is provided by the park:
-
Mandatory Purchase/Installation of Utilities and Appliances: Residents report being told to pay significant amounts (e.g., $500 for electricity hookup, $100 for water) and to purchase and install essential home components such as front and back doors, hot water heaters, ice boxes, stoves, furnaces, and air conditioners. This implies these are not provided by the park, and in some cases, residents are charged for what they might expect to be standard hookups.
-
Mandatory Skirting Purchase: Reviewers allege that residents are required to purchase mobile home skirting directly from the owner, with threats of fines or utility cut-offs if not complied with.
-
Utility Disconnection Threats: There are claims of threats to go without lights and water if residents do not comply with demands for payments or installations.
Prospective residents should understand that, based on these reviews, standard expectations for mobile home park services might differ significantly at Hawn Heights MHP. A thorough inquiry into all costs, responsibilities for home components, and utility provisions is absolutely critical before considering residency.
Based on the provided information, the primary "feature" of Hawn Heights MHP, from a purely geographical standpoint, is its location within Dallas:
-
Urban Location and Accessibility: Situated on C F Hawn Fwy in Dallas, the park offers residents proximity to a major urban center. This means access to Dallas's employment opportunities, educational institutions, healthcare facilities, shopping centers, and entertainment options.
However, it is imperative to directly address the significant "lowlights" and negative features highlighted by multiple recent resident reviews, as these paint a critical picture of the park's operational practices and living conditions:
-
Allegations of Predatory Practices: Multiple reviews vehemently accuse the owner/management of deceptive and exploitative practices, particularly targeting elderly individuals and those with language barriers. This includes demanding additional payments for utilities and requiring residents to purchase and install basic home components (doors, appliances, skirting) after moving in, contrary to initial promises.
-
Threats of Eviction and Utility Disconnection: Residents report threats of fines, utility cut-offs (lights, water), and eviction notices being filed as early as the second month if demands are not met, even for those with consistent rent payments.
-
Poor Management Reputation: The management is described as having "no heart" and being run by alleged "scammers" also associated with other reportedly problematic mobile home parks (Home on the Range MHP, Banyan River). There are claims of "defrauding the poor" and exploiting vulnerabilities.
-
Property Retention Issues: There are serious allegations that once mobile homes are moved into the park, residents may have difficulty removing their property, with claims of "you're never leaving there with your property."
-
Legal Action by Residents: At least one reviewer explicitly states they are suing the park and have already won a judgment, indicating ongoing legal disputes and potential for a class-action lawsuit. This is a very serious concern.
-
"Slum" Conditions Accusation: One reviewer describes the park as a "slum," suggesting severe deficiencies in overall living quality and maintenance.
-
Deceptive Down Payments/Moving Fees: Reviewers claim the park "get large down payments or believe in pay to have your old trailer moved into the park," which, combined with other alleged practices, contributes to the perception of a scam.
Based on the provided resident reviews for Hawn Heights MHP, there is no mention of any positive promotions or special offers for prospective residents. In fact, the feedback strongly suggests the opposite, with allegations of additional, unexpected fees and mandatory purchases imposed on residents after they have committed to moving in.
Given the severity of the claims made by residents, including allegations of "scams," "defrauding the poor," and legal action, any purported "promotions" from this park should be viewed with extreme caution and subjected to intense scrutiny. It is vital for anyone considering this mobile home park to assume that any initial promises or advertised low rates might be subject to substantial unstated costs and demands once a commitment is made.
Prospective residents are strongly advised to:
-
Obtain Everything in Writing: Demand a comprehensive, detailed written agreement outlining all costs, responsibilities (including for utilities, appliances, and home components), and park rules before signing anything or paying any money.
-
Seek Legal Counsel: Given the explicit mention of lawsuits and alleged fraudulent activity, it would be prudent to consult with an attorney specializing in tenant or consumer rights before engaging with this park.
-
Independent Verification: Do not rely solely on information provided by the park's management. Verify all claims independently, potentially by speaking with current residents (if possible and safe to do so) who are not associated with management.
-
Bargain Power: There are no indications of promotions, but rather a warning about potential unexpected costs.
In summary, based on the provided customer reviews, there are no discernible promotions or special offers that would make Hawn Heights MHP a desirable choice; instead, there are strong warnings about potential financial exploitation.
For individuals who, despite the severe negative reviews, wish to directly contact Hawn Heights MHP to inquire further or attempt to gather more information, the following contact details are provided:
Address: 10300 C F Hawn Fwy, Dallas, TX 75217, USA
Phone: (469) 677-7878
Mobile Phone: +1 469-677-7878
Given the significant and alarming nature of the customer reviews, any contact should be approached with extreme caution. It is highly recommended that if you do contact them, you ensure all communications are documented, and any promises or terms are received in writing before making any financial commitments or signing any agreements. Furthermore, due diligence, including potentially seeking independent legal advice, is strongly advised before engaging with this property.
Based on the overwhelmingly negative and severe customer reviews provided, it is factually challenging to construct a conclusion that confidently states why Hawn Heights MHP is "suitable for locals" in a positive, promotional, yet factual tone. The information paints a picture of a location that, despite its physical presence in Dallas, is described by multiple former residents with strong accusations of predatory practices, financial exploitation, and unacceptable living conditions.
If one were to consider suitability based solely on its geographic location, Hawn Heights MHP is indeed located in Dallas, Texas, providing proximity to urban amenities, employment centers, and transportation routes. For some Texans, the appeal of a mobile home park is often the potential for lower living costs compared to traditional housing in a major city.
However, the extensive and serious allegations from multiple residents, including claims of fraudulent behavior, demands for unexpected payments, threats of eviction and utility cut-offs, and even ongoing lawsuits, overshadow any potential benefits of location or general concept. The explicit warnings for others to "Stay far far far away from these cons" and descriptions of the park as a "slum" suggest that the environment is not conducive to a stable or healthy living situation for most individuals, especially vulnerable populations like the elderly.
Therefore, while the park physically exists in Dallas, its suitability for locals, from a practical and safety perspective, is severely undermined by the pervasive negative feedback. Prospective residents in Texas are strongly advised that, based on these reviews, this location may present significant risks and challenges rather than a suitable or desirable living option. Extreme caution, thorough independent investigation, and potentially legal consultation are recommended for anyone considering Hawn Heights MHP.

One of, if not the worst place to live in Dallas! Owner has no problem taking thousands from elderly people promising them a place to live at a set amount each month until they get moved in. Then he tells them they have to pay $500 for electricity to be hooked up, $100 for water, will have to buy & install the front & back doors to home, purchase all appliances, including hot water heater, ice box, stove, furnace, & air conditioner as well as mobile home shirting from him & if you don't he will make sure you go without lights, water & fines you as well as files eviction before the 2nd months"house payment" is due. Has no heart & will take every cent you have, especially elderly couples! Stay away, Don't be his next victim!!!!
This place is run by the same scammers that run Home on the Range MHP in Port Arthur. Check the reviews here. The one from the sketch that only has a T for the name .. that is the owner of all of these slums. TYLER NIX The whole thing is a scam. Check all of his reviews.. He has a long list of scams. Banyan River is his newest. His right hand is Chaviller Ricks. Guess if you are going to defraud the poor, you might as well start your own charity. Stolen money should be tax free, right? Stay far far far away from these cons. They get large down payments or believe in pay to have your old trailer moved into the park, but you can bet you’re never leaving there with your property. I’m suing them now .. already won one judgement.. they are trying to fight it .. but that just gives me more information for the upcoming class action. Have they ripped you off too? Message me!
It's a very small area that is set up for small travel trailers, campers & such... it isn't meant for large, full size mobile homes! The inside of the trailer park area itself isn't very big at all, in fact, it's quite small, even for travel trailers & campers... and the outside area is much smaller than the inside park area... if u can believe that! There's nothing but full size trailers, one on top of another... Some look liveable, others not so much! These r older mobile homes... in need of some work & alittle TLC... some more than others! This area has definitely gone dwn after these trailers popped up! It looks very trashy & very tacky with full size trailers everywhere! The grounds r not kept up & there doesn't appear to be any attempt to better the looks of the property either! Back in Sept.(2017), the city said the full size mobile homes were NOT allowed, yet they all still stand right where they are! This place is in violation of many different things, one for instance is their multiple trailers over property lines by more than just a little, which they haven't any care or concern to make right!Ppl living there have intentionally & repeatedly destroyed, ruined, torn up & vandalized surrounding property! They have no respect for private property/no trespassing signs posted all around... the signs R repeatedly ripped down & the fence belonging to other property owners is repeatedly cut, torn, pulled down & sliced with cutters for whatever reason. Trash, junk, unwanted items & debris is always thrown on ajoining private property & left for other owners to clean & pick up! Hope this review is helpful!
The park is a great price for what it is, the owner is always trying to improve things. I'm seeing other reviews on here, but none of these people have ever lived in the park; it's a tight community and everyone knows everyone else
This is a Illegal Trailer Park! It is supposed to be for small trailer/campers and the New owners have put large Mobile Homes! It is only a matter of time before they get shut down .
