The Oaks Mobile Home Park About

Introduction / Overview

For many Texans, finding a suitable and comfortable place to call home involves considering various housing options, with mobile home parks often presenting an attractive alternative. These communities offer a unique blend of affordability and a sense of belonging, allowing residents to own their manufactured homes while leasing the land. The Oaks Mobile Home Park, situated in Longview, Texas, is one such community that has been part of the local housing landscape, aiming to provide a living solution for individuals and families in the East Texas region.

Understanding what a mobile home park truly offers goes beyond just the physical structures; it encompasses the management's philosophy, the upkeep of the common areas, and the overall atmosphere of the community. For those considering a move to The Oaks Mobile Home Park, it's essential to gain a comprehensive overview, drawing from both the intended experience and the direct feedback of current and former residents. This article will delve into the park's location, the services it aims to provide, and the experiences of its residents, offering a factual perspective to help potential residents make an informed decision about community living in Longview.

Location and Accessibility

The Oaks Mobile Home Park is strategically located at 6711 US-80, Longview, TX 75605, USA. This address places it directly on a major thoroughfare, U.S. Highway 80, which historically served as a key east-west route across the United States. In Longview, US-80 continues to be an important road, facilitating easy travel and access to various parts of the city and beyond.

The park's location on US-80 offers significant advantages in terms of accessibility. Residents have convenient and direct access to Longview’s extensive array of amenities. Within a short drive, one can find a wide selection of grocery stores, diverse dining establishments ranging from local eateries to national chains, retail shopping centers, and essential services like banks and healthcare providers. Being on a major highway also means excellent connectivity to other parts of East Texas and major cities like Tyler, which is west on US-80, or Shreveport, Louisiana, to the east via connecting routes. This ease of access is crucial for commuters, families, and anyone who values quick trips for errands or leisure activities. While being on a highway can sometimes imply proximity to traffic noise, the convenience of direct access to city resources often outweighs this for residents seeking practical and connected community living in Longview.

Services Offered

Mobile home parks typically offer a foundational set of services to facilitate comfortable and functional community living. At The Oaks Mobile Home Park, these services generally revolve around providing and maintaining the infrastructure necessary for residents to enjoy their manufactured homes.

  • Lot Rental: The primary service is the leasing of individual plots of land (lots) where residents can place their manufactured homes. This allows residents to own their homes without the burden of land ownership.
  • Utility Connections: The park facilitates connections to essential utilities at each lot, which typically include water, sewer, and electrical hookups. Residents are generally responsible for setting up their own accounts with utility providers and paying for their consumption.
  • Property Upkeep: The management team, including Jodi and Adam, reportedly "try their very best to keep the property and all the trailers clean and looking great on the outside." This indicates an effort towards maintaining the aesthetic appeal and general tidiness of common areas and visible exteriors.
  • Maintenance Support: While specifics are not detailed, a well-run mobile home park usually has a maintenance team available to address issues related to park infrastructure. One review mentions a "Maintenance guy," though the sentiment around interactions with this individual varies.
  • Home Renovation/Flipping: Adam, associated with the park, is noted for redoing trailers on the inside, suggesting that the park may offer refurbished homes for sale or rent, or assist residents with internal renovations.

It is important for prospective residents to directly clarify the scope of services, particularly regarding utility responsibilities, maintenance response times, and any specific policies on external property maintenance or home renovations. This ensures a clear understanding of what is included and what is expected of residents within the community.

Features / Highlights

The Oaks Mobile Home Park, like any community, has a mix of features and highlights that shape the resident experience. Based on the provided customer reviews, distinct aspects of the park stand out, offering both positive and concerning points for consideration.

  • Family-Like Community Atmosphere: A significant highlight, as expressed by one resident, is the strong sense of community, describing it as "like a big family on a plot of land." This suggests a friendly and supportive environment where neighbors interact and potentially look out for one another.
  • Management's Efforts in Exterior Upkeep: Jodi and Adam, associated with the park management, are praised for trying their "very best to keep the property and all the trailers clean and looking great on the outside." This indicates a commitment to maintaining the visual appeal and tidiness of the community's exterior.
  • Quality of Renovated Homes: For those seeking a ready-to-move-in option, "a trailer that Adam has redone on the inside is the best!" This suggests that the park or its associates may offer high-quality, renovated manufactured homes, providing an attractive feature for potential residents.

However, it is equally important to acknowledge the significant concerns raised by another resident, which represent critical "features" from their perspective:

  • Concerns Regarding Management and Maintenance Staff Behavior: A severe issue raised is the allegation of "liars and old pervs" among the owners, with specific mention of the "Maintenance guy" making residents feel "so uncomfortable" through "looking me up and down." This is a grave concern regarding personal safety, respect, and the overall living environment.
  • Lack of Support/Abandonment: The review states, "then they just ditched me. When I have small children. I have not done anything wrong." This indicates a perceived lack of support or even abandonment by management, especially distressing when involving vulnerable residents.
  • Unpaid Labor Allegations: The claim of doing "hours of extra unpaid work cleaning just to help them guys out get these trailers flipped fast" points to potential exploitation or unclear expectations regarding resident contributions.

Prospective residents should carefully weigh these contrasting experiences. While the positive review speaks to a desirable community feel and maintenance efforts, the negative feedback raises serious questions about management conduct and resident welfare. It is highly advisable to visit the park, observe the environment, and perhaps speak with current residents to form a comprehensive and balanced view.

Promotions or Special Offers

Specific promotions or special offers for The Oaks Mobile Home Park are not explicitly detailed in the provided customer reviews. Mobile home parks, like other rental properties, may offer various incentives to attract new residents or facilitate a smoother move-in process. However, without direct information, these are only speculative.

Common types of promotions or offers that mobile home parks might have include:

  • Move-in specials: This could involve reduced security deposits, waived application fees, or a discount on the first month's lot rent.
  • Referral programs: Existing residents might receive a benefit for referring new tenants.
  • Discounts on manufactured homes: If the park also sells homes, they might offer special pricing or financing incentives on their renovated units.
  • Long-term lease benefits: Some parks provide slight discounts or locked-in rates for residents who commit to longer lease terms (e.g., 12 months or more).

Given the contrasting reviews, especially the serious concerns raised about management behavior, it is crucial for anyone considering The Oaks Mobile Home Park to focus primarily on verifying the current conditions and understanding the park's policies and management practices. Any potential promotions would be secondary to ensuring a safe, comfortable, and respectful living environment. It is always recommended to contact the park directly to inquire about any current offers, but more importantly, to gain clarity on the aspects highlighted in the negative feedback.

The suitability of The Oaks Mobile Home Park for locals in the Longview, Texas, area presents a complex picture, given the contrasting nature of its reviews. For individuals and families seeking an affordable housing option and a sense of community, the park potentially offers a solution. The positive review highlights a desirable "big family on a plot of land" atmosphere and management's efforts (Jodi and Adam) to keep the "property and all the trailers clean and looking great on the outside." Therefore, while The Oaks Mobile Home Park could appeal to locals looking for community living and potentially affordable renovated homes, it is imperative that prospective residents conduct thorough due diligence. This should include visiting the park in person, observing the overall environment, directly engaging with management to discuss all policies and address any concerns raised by reviews, and, if possible, speaking with multiple current residents to gain a balanced perspective. For locals in Texas, the decision to choose a mobile home park is deeply personal, and a comprehensive understanding of both its potential benefits and reported challenges is essential for a suitable and comfortable living arrangement.

My family and I love living here. It’s like a big family on a plot of land. Both Jodi and Adam try their very best to keep the property and all the trailers clean and looking great on the outside. To get a trailer that Adam has redone on the inside is the best!

The owners are all liars and old pervs. Just the way they look at me made me feel so uncomfortable. The Maintenance guy is the worse just the way he looks me up and down its so uncomfortable. I hate it. I told my husband and if he dose it again he will handle it. And then they just ditched me .When I have small children.I have not done anything wrong. I've even done hours of extra unpaid work cleaning just to help them guys out get these trailers flipped fast.

i was told I would be able to move in, easy approval, send in $35 app fee and he'd get it looked over and approved in about 10 minutes. They said they never got the application, but I sent them a link of the application I finished plus screen shots of all pages of the application. Owner sounded rude on the phone, I'm guessing it's easier for him to tell me he never got my application than to turn me down after I was already told we could move in. They showed me a trailer that was pretty nice, but they have an RV out there that is incredibly infested with cockroaches and they still don t have a problem renting it out. It smelled horrible. This guy calls himself a Christian but clearly he's obsessed with money, take the Jesus symbol off your business cards. What a joke. SCAMMERS

Have lived here over 6yrs used to be a good quiet nice trailer park wasn't the fanciest of trailer parks. But this has been were I call home for over 6yrs . The landlord that we had at the time he would work with you if you were behind on your rent, but he is recently had to sell the trailer park and now we have new owners So far, the new owners seem nice, but I do not like they are cutting down trees and lims and nobody is having any shade, no more and none of the people in the trailer park aren't happy about . One of the workers that was out here was even soliciting drugs to one of the tenants. That's very unprofessional, and they busted a water line the other day, so we were without water all day.
