The landscape of mobile home and RV parks in Texas is varied, offering a spectrum of amenities and management styles. Woodcreek RV & Mobile Home Park is one such option in Hallsville, aiming to provide a living space for its residents. While a business typically promotes its strengths, transparency is key when considering a long-term stay. Public feedback, while sometimes critical, offers valuable insights from the perspective of real customers who have experienced the park firsthand. This article aims to provide a factual overview of Woodcreek RV & Mobile Home Park, incorporating available public data and customer reviews to help potential residents make informed decisions.
It's important for prospective residents to understand that different experiences can occur within any community. Recent reviews for Woodcreek RV & Mobile Home Park, however, consistently raise significant concerns regarding management responsiveness, particularly concerning repairs and maintenance. Phrases like "Worst people to rent from nothing but lies come out their mouths nothing will get repaired" and "Took weeks if not months to get things fixed or taken care of" indicate a recurring pattern of dissatisfaction. Another review mentions issues with obtaining receipts for cash payments and allegations regarding the background of management, describing the situation as "sketchy." These points are crucial for any individual or family considering Woodcreek RV & Mobile Home Park as their next home, prompting a need for diligent inquiry and caution. Understanding these reported challenges upfront can help individuals prepare for potential issues or guide their decision-making process.

It offers a blend of small-town charm with relatively good access to larger cities and amenities. The location on FM 450 S provides direct road access, making it relatively easy to navigate to and from the park.
Hallsville is positioned near major East Texas cities like Longview and Marshall, which means residents of Woodcreek RV & Mobile Home Park can access a broader range of shopping, dining, healthcare facilities, and employment opportunities within a reasonable driving distance. The area around Hallsville is characterized by the natural beauty of the Piney Woods, offering opportunities for outdoor activities, though specific recreational amenities at the park itself are not highlighted in the available reviews. The convenience of being on a state highway (FM 450) ensures that daily commutes and travel are manageable for residents.
Based on the designation as an RV & Mobile Home Park, the fundamental services offered would typically include:
- Lot Rental for Mobile Homes: The primary service for mobile home residents is the rental of land lots where their manufactured homes are placed. This includes access to necessary utility hookups.
- RV Site Rentals: For RVers, the park provides designated sites for recreational vehicles, generally equipped with essential hookups like electricity, water, and potentially sewer. AreaGuides.net confirms "Hookups | 50 Amp" and "Facilities | trash" as amenities.
- Utility Connections: The park provides the infrastructure for residents to connect to essential utilities such as electricity and water. However, customer reviews indicate significant issues with the reliability and maintenance of these services once connected, with tenants reportedly having to purchase new thermostats due to park maintenance failures.
- Pet-Friendly Policy: Public information from sources like Vrbo (which lists tiny homes, possibly part of the park's rental offerings) indicates that the property is "Pet friendly." This is a notable service for residents with companions.
It is crucial to note that while these services are typically offered, the customer reviews raise serious concerns about the execution and reliability of maintenance and repair services once a tenancy begins.
Based on the provided information, the features and highlights of Woodcreek RV & Mobile Home Park focus primarily on its location and basic provisions:
- Dual Accommodation: The park offers both RV and mobile home sites, providing flexibility for different types of residents and housing needs in the Hallsville area.
- Rural/Suburban Setting: Located on FM 450 S, the park offers a setting that is likely quieter than a densely urban area, while still being accessible to Hallsville's local amenities and major routes.
- Pet-Friendly Environment: The park allows pets, which is a significant feature for many individuals and families looking for housing that accommodates their animal companions.
- Essential Hookups: Public data confirms the availability of 50 Amp hookups for RVs, a common and important amenity for recreational vehicles. Trash facilities are also noted.
However, it is imperative to address the negative highlights from customer reviews, which are significant for prospective residents:
- Reported Lack of Maintenance/Repairs: Multiple reviews indicate a severe and persistent issue with maintenance and repairs not being completed, even after repeated requests over extended periods. This includes instances where tenants felt compelled to purchase and install their own replacement parts for essential utilities.
- Poor Management Communication and Responsiveness: Reviews describe management as "terrible" and prone to "lies," with calls and texts being ignored. This suggests a significant challenge in communication and responsiveness to resident needs.
- Issues with Financial Transparency: Concerns were raised about management accepting only cash for rent and difficulties in obtaining receipts, leading to speculation about financial practices and a lack of transparency.
- Deposit Retention Issues: At least one former tenant reported not receiving their security deposit back, with management allegedly ignoring attempts to resolve the issue.
These reported issues are critical for anyone considering Woodcreek RV & Mobile Home Park and should be thoroughly investigated before committing to a tenancy.
Based on the provided information, there are no specific ongoing promotions or special offers publicly advertised for Woodcreek RV & Mobile Home Park. In general, mobile home and RV parks may offer various incentives, such as discounted rates for longer-term leases (e.g., monthly or annual rates compared to daily/weekly), move-in specials, or reduced security deposits for new residents. However, given the nature of the customer feedback, it is even more critical for any interested Texan to directly contact the park management to inquire about current rates, any available specials, and critically, to discuss the terms of any lease or rental agreement in detail. It is highly advisable to obtain all information in writing and to clarify expectations regarding maintenance, repairs, and financial transactions before making any commitments.
For inquiries regarding Woodcreek RV & Mobile Home Park, potential residents can use the following contact information:

Given the significant concerns raised in customer reviews about communication and responsiveness, it is strongly recommended that any contact be documented. Consider sending follow-up emails to confirm conversations and requests. If possible, prospective residents should visit the park in person, speak with current residents, and thoroughly inspect any lot or unit they are considering, documenting its condition before signing any agreements.
For Texans considering Woodcreek RV & Mobile Home Park, its suitability largely depends on individual priorities and a thorough understanding of the reported operational challenges. On the positive side, the park’s location at 2056 FM 450 S in Hallsville offers a relatively accessible option in East Texas. It provides a rural-to-suburban setting, potentially appealing to those who prefer a quieter environment than a bustling city center, while still being within reasonable driving distance of Longview and Marshall for essential services and employment. The ability to accommodate both RVs and mobile homes, along with a pet-friendly policy, broadens its appeal to different types of residents.
However, the extremely critical and consistent customer reviews regarding management, maintenance, and financial transparency raise serious concerns that any local Texan must carefully consider. Reports of unaddressed repair issues stretching over months or even years, unresponsive management, difficulties in obtaining receipts for cash payments, and allegations of withheld security deposits paint a picture of significant operational deficiencies. For long-term residents, especially those relying on a responsive landlord for repairs and a transparent financial relationship, these issues could lead to considerable stress and financial burden.
Therefore, while the park's location and basic offering might initially seem appealing, the overwhelming negative feedback from former and current tenants indicates that potential residents should exercise extreme caution. For locals in Texas, it is crucial to perform extensive due diligence beyond just contacting the park. This should include researching public records, attempting to speak with current residents directly, and thoroughly reviewing any lease agreement with a clear understanding of your rights as a tenant in Texas. While the ideal mobile home or RV park offers affordability and community, it is paramount that it also provides a safe, well-maintained, and professionally managed living environment. Based on the provided reviews, Woodcreek RV & Mobile Home Park appears to present significant challenges in these critical areas, making it potentially unsuitable for those seeking a reliable and hassle-free living situation.
Customer Reviews
Worst people to rent from nothing but lies come out their mouths nothing will get repaired we have put work orders in every month since we moved in "over a year ago" and nothing has been fixed you can barely get a receipt either and they only except cash "but guess thats what you get when you rent from someone who got arrested for money laundering" wonder if his books will match up with the IRS I'd give these people 0 stars if it would let me straight slumlords
Do not rent from here. I would give 0 stars if I could. We rented here for about 2 years if not longer. During that time management was terrible. Took weeks if not months to get things fixed or taken care of. Our thermostat quit working so US THE TENANTS went and bought a new one! We also put up new towels racks, because we had none. (with their permission) We followed all the rules and took care of our place. When it came time to move out we asked for our deposit back and never got it. Not even a penny of it. They kept forwarding our calls and ignoring our texts. I guess that’s what happens when you hire old tenants as managers rather than real reputable managers. Oh and also, the “office” is their house and they only accept cash for rent 😂 sketchy huh be careful renting here and ALWAYS ASK FOR A RECEIPT
DO NOT… I REPEAT DO NOT RENT FROM THESE PEOPLE!!!! If anything ever has to be fixed it takes weeks or MONTHS to get fixed and sometimes not even then! VERY SHADY PEOPLE! DEFINITELY STAY AWAY if you expect to get your deposit back when you move out!!! I have called both “ landlords” multiple times and got the run around every time! I left the house in better shape than it was when I moved in!!!! WORST RENTING EXPERIENCE EVER!!!!
This place was going downhill when my family first moved in but now they have new managers in the office and everything is going so much better. It’s quiet and calm and so peaceful. The last guy running things ken was so rude and disrespectful. And maintenance never got done. But with the new people everything gets done right the first time.
If you want to live somewhere that you will be welcomed and treated like family with a "it takes a village" mentality then this is where you want to call home. It's not perfect but it's home and the management strives to meet all of the needs of tenants.
