Big Oak MHC, located in Longview, Texas, presents itself as one such option. As with any significant housing decision, understanding the nuances of a community, including its current state and resident experiences, is paramount. This article aims to provide a clear and factual overview of Big Oak MHC, drawing upon publicly available information and real customer feedback to help you make an informed choice for your next home in East Texas.
The landscape of mobile home communities in Texas is diverse, with each park offering its unique characteristics. Big Oak MHC, as a manufactured home community, provides dedicated lots where residents can place their homes. The experience within such a community can vary, and it's essential to consider different perspectives. Initial impressions or past conditions do not always reflect the current state of a park, especially as management or ownership may change and invest in improvements. Understanding this evolution is key when evaluating Big Oak MHC.
Customer reviews offer direct insights into the resident experience, and for Big Oak MHC, these reviews present a contrasting picture. One review describes the place as "Very trashy... Most of the homes are dumps with no under pinning and trash all over the grounds." This suggests a past or specific observation of a lack of upkeep. However, a more recent review offers a strikingly different and positive perspective: "Used to live here before. Was welcomed back with open arms through management. It's a lot quieter, cleaner, n peaceful. No place is perfect, but my experience so far has been very pleasant." This indicates a potential shift in the park's environment, possibly due to new management or a concentrated effort to improve conditions, resulting in a "quieter, cleaner, n peaceful" atmosphere. This dichotomy in reviews highlights the importance of visiting the park in person and assessing its current condition if you are considering it as a potential home.

Very trashy place. Most of the homes are dumps with no under pinning and trash all over the grounds.
Used to live here before. Was welcomed back with open arms through management. It's a lot quieter, cleaner, n peaceful. No place is perfect, but my experience so far has been very pleasant.
love this place, not only is it affordable but i love that my kiddos have friends. Mrs. carmen and Mrs. holly are amazing and they are very helpful and i couldn't recommend this place enough!
The park is nice and quiet. Everyone seems to keep to themselves. Overall the management will work with you if you talk to them. They are usually very responsive to issues. They do enforce park rules, like no broken blinds and your yard needs to be kept up. Which adds to the overall welcoming feeling to the park.
We lived in the community and sold our house to the park when we moved out. Now 2 years later the house is still in our name and the county levied on a refund from another property we own to pay the taxes. The office said corporate paid the taxes and they would straighten out the matter and correct the issue. Nothing has been done and management will not return my phone calls.
