For many New Yorkers, finding an affordable, family-friendly housing option that doesn't compromise on location is a constant challenge. Heron Landing, formerly known as Thomas Estates, presents a practical and accessible solution right in the highly desirable Finger Lakes region of New York State. Situated in Canandaigua, this established mobile home and manufactured housing community offers residents the opportunity to own a home in a charming small-town setting with the convenience of a nearby city.
Under new ownership, the community—now operating as Heron Landing—is actively focusing on improvements and establishing a stronger sense of community. While some longtime residents have noted a need for infrastructure updates and the fulfillment of promised amenities, the park is actively managed and dedicated to providing safe, affordable places to call home. This commitment includes organizing resident contests and get-togethers, fostering a neighborly and inclusive atmosphere that is highly valued by its residents. It serves as an excellent gateway for families looking to plant roots in the beautiful and opportunity-rich Canandaigua area.

The former Thomas Estates is a mobile home trailer park.. no camp sites or Rv hookups. We don't even have a community playground for the children who live in the mobile home park. The new owners say.. they will put a playground and a dog park.. but nothing is to promising with them. Once they bought the mobile home park, the new owners changed its name to the Heron Landing. Our park roads have more potholes then the highway roads. My family and I lived here for 7 years.. we been told and seen nothing done about the new improvements. Plus rent goes up .3 % every year!

Aug 24, 2025 · Cheri LyonsNone of the lot rent. Goes back into the parks upkeep. Sure it pays for garbage pickup & for the roads to be snow plowed. But, not for new asphalt on the roads, etc. As it costs one [1] tires, shocks, struts & suspension to drive on 'em! Plus, they have no qualified help employed there. To adequately fix, anything ; - ( At least the woman in the office there is tops! She can't do anything really though. Due to everything being decided in a different part of the State. A bigger trailer park.
