In manufactured home communities like Walston, the services offered typically revolve around the management and maintenance of the shared park infrastructure, ensuring a functional living environment for residents. While detailed lists of services specific to Walston are not always publicly exhaustive, general expectations for such communities in Maryland include:
- Lot Rental: Residents typically pay a monthly lot rent, which grants them the use of the specific plot of land their manufactured home occupies within the community.
- Common Area Maintenance: This often includes the upkeep of shared spaces such as internal roads, street lighting, and general landscaping within the park boundaries. This helps to maintain a presentable and navigable environment for all residents.
- Utility Infrastructure: The park provides the necessary hookups for essential utilities. Residents are responsible for their individual utility bills, but the park ensures access to connections for services like water, sewer, and electricity to each home site.
- Community Management: A management team or representative is generally responsible for overseeing the park's operations, enforcing community rules and regulations, and addressing common resident inquiries or concerns. While communication styles can vary, the management aims to maintain an organized living space.
- Trash Collection: Many communities arrange for regular trash collection services for residents, though specifics on pickup schedules and recycling may vary.
It is important for prospective residents to clarify the exact scope of services covered by the lot rent and which services are the individual resident's responsibility, as this can vary significantly between parks.
Walston Manufactured Home Community, like other parks, provides a distinct set of features that characterize the living experience. While specific amenities can vary, some general highlights and considerations for this type of community often include:
- Affordable Homeownership Pathway: One of the primary attractions of manufactured home communities is the potentially lower entry barrier to homeownership compared to traditional housing. This can be a significant benefit for individuals and families seeking an affordable way to own their residence.
- Detached Home Living: Residents enjoy the privacy and space of a detached home, often with their own yard, which can be a desirable alternative to apartment or condominium living.
- Community Structure: Living in a manufactured home community offers a structured environment with defined rules and a management presence, which can contribute to a predictable and organized living situation.
- Access to Salisbury Amenities: The park's location in Salisbury provides residents with convenient access to the city's wide range of shopping, dining, entertainment, employment, and healthcare facilities.
- Eastern Shore Lifestyle: Being on the Eastern Shore, residents can enjoy the region's unique charm, including proximity to natural areas, waterways, and coastal attractions like Ocean City, MD.
It is important for potential residents to be aware of the experiences shared by current or past residents. Some feedback indicates challenges with communication and responsiveness from management regarding property maintenance, particularly concerning the park's responsibility for repairs as outlined in lease agreements. Prospective residents should thoroughly review all lease documents, especially clauses related to maintenance and insurance responsibilities, and seek clarification on these points before committing. Understanding these aspects clearly can help manage expectations and ensure a smoother living experience.

The story below is my personal story that happened in one of their mobile home parks June 2024 my home caught fire rendering it uninhabitable I was told it would be fixed as the lease with purchase agreement said “anything over 500$” will be their responsibility It took awhile of back and forth they said they would fix it and then did not and said I needed to have homeowners insurance (can’t when you don’t own the trailer ) the home sat with insulation and water for weeks till I cleaned it up on my own dollar Still very uninhabitable and where the fire was / water grew ALOT. Of mold still nothing I tried to pay it off for less -nothing . Finally offering to find a new buyer I did ! Unfortunately it took a really long time for them to approve my first buyer I moved to a second / someone who invests into properties of their park was accepted immediately I took a bit of a loss sale wise but after 8 months I was just happy to be done . While living there and during I can say they were never great at communication / and didn’t want to fix things I also owned another home in their park since 2019. Both are now sold .
