Services Offered

While specific details can vary, here's an overview of the types of services generally offered or facilitated within such a community:

  • Community Management: The park has on-site management, as indicated by the mention of Brenda being "very helpful and inviting" and providing tours. This management team is responsible for overseeing the daily operations of the park, enforcing community rules, and addressing resident concerns.
  • Lot Lease Management: Residents typically lease the land their manufactured home is on. The management handles the administration of these leases, including billing and addressing any payment-related inquiries.
  • Maintenance of Common Areas: The management team is generally responsible for the upkeep and maintenance of the community's shared facilities and common grounds, such as the clubhouse, roads within the park, and landscaping in communal areas.
  • Community Activities and Social Programming: While not explicitly detailed in the provided reviews beyond the welcoming atmosphere ("Everyone in the community who saw us go by waved"), 55+ communities like Waterside Club often organize and facilitate a variety of social events, clubs, and activities to encourage resident interaction and foster a sense of community. This is a key "service" for those seeking an active retirement.
  • Utility Connections: While residents are responsible for their individual utility bills (e.g., electricity, water, sewer), the park ensures that the necessary connections are in place at each home site.
  • Pet Policies: As with many communities, Waterside Club would have specific pet policies and rules in place, which residents would need to adhere to.

It is crucial for prospective residents to directly contact Waterside Club's management to obtain a comprehensive and current list of all services included in the lot lease, any additional fees, and detailed community guidelines.

Features / Highlights

Waterside Club aims to offer features and highlights that contribute to a comfortable and engaging lifestyle for its 55+ residents. Based on the provided insights, here are some key aspects that stand out:

  • Welcoming Community Atmosphere: A significant highlight is the apparent friendliness of the residents. The review noting that "Everyone in the community who saw us go by waved" suggests a warm and inviting environment where neighbors are open and friendly, which is a key desire for many considering 55+ living.
  • Helpful and Inviting Management: The initial impression of Brenda, the community representative, as "very helpful and inviting," who "explained and answered our questions" and provided a "grand tour," indicates a strong focus on customer service and making prospective residents feel welcome during their exploration phase.
  • Potential for Golf Cart Accessibility: The mention of a "grand tour too in the golf cart" suggests that golf carts might be a common mode of transportation within the community, often indicative of a walkable and easily navigable park design, and a popular feature in many Florida 55+ communities.
  • Established Presence: The fact that a former resident lived there for a significant period (July 2010 to January 2019) indicates that Waterside Club is an established community with a history of long-term residents.
  • 55+ Age Restriction: This is a defining feature, ensuring a community tailored to the interests and lifestyle of active adults.

While the provided reviews offer mixed perspectives on the overall living experience, these initial impressions and consistent points highlight what the community strives to offer to its residents.

Promotions or Special Offers

As a residential community focused on long-term living through manufactured home ownership and lot leases, Waterside Club typically does not offer public "promotions" in the same way a retail business might. However, potential special offers or incentives for new residents can exist and are generally specific to the current market conditions, available inventory, or internal community initiatives. These might include:

  • New Home Purchase Incentives: If the community partners with manufactured home builders, there could be occasional promotions on new home purchases, such as closing cost credits, appliance packages, or special financing rates. These would be offered by the home seller, often in coordination with the park.
  • Lot Lease Specials: Less common, but sometimes a community might offer a temporary reduction in lot rent for a defined period for new residents to encourage move-ins.
  • Referral Programs: Existing residents might be part of an internal referral program that offers a benefit for referring new residents who successfully move into the community.

Given the mixed nature of the reviews provided, and without specific promotional information, the best course of action for any interested party is to directly contact the Waterside Club management. Brenda, or another community representative, would be the most reliable source for current information regarding any available homes, pricing, lot lease details, and any specific offers that might be applicable at the time of inquiry. They would also be able to provide clear details on the application process and any associated fees, which is critical for a transparent understanding.

Just starting to tweet up the adventure by scouting for places to live. Brenda was very helpful and inviting. She explained and answered our questions. We got the grand tour too in the golf cart. Everyone in the community who saw us go by waved. Seems like a very nice place.

My mother lived there from July 2010 until January 2019. When her life partner passed away from cancer in February 2018 at first they were compassionate. My mother was under a great deal of health concerns herself. I was her live in caregiver with the proper documentation from my mother’s medical doctors. I paid $3,420 in October 2018 to the management after threat of eviction because they would not except parcel payment or make any payment arrangements. My mother was finally approved for her disability in November and she was served a eviction notice. The eviction claimed that she had not paid November’s rent but it had been paid with my $3,420. I was harassed by the residence that we’re not able to have their adult children live there. I assure you no one wants to be allowed to live with their parent only because of their Debilitating health problems. And taking $3420 from a family that’s already financially strapped is robbery. Watch out for the Managment at waterside club. Funny thing is they even claim to be Christians. I wouldn’t recommend this place for my worst enemy. It was all because they wanted a brand New modular home put on the lot that my mothers was that. Hers was falling apart and she went months without a fridge. Good luck walking in any of the grass. If you want your dog in you to be permanently damage from the sand spurs in the grass then go right ahead and have a nice grazing walk In your front yard. Fleas!! Oh you’ll have fleas! You will have fleas everywhere that you can’t get rid of on your pet!. favoritism there is absolutely disgusting. Do yourself a favor and buy elsewhere!!

Part of the perimeter chain link fence was broken because a car ran into it three weeks ago. They don't seem to do repairs easily. There is no security patrol in the evening and the chain link fence is easy to climb over. Some of the manufactured homes were in serious disrepair. They charge $300 to hook up their community wi-fi and say you must add an antenna to you roof to receive it. The land lease fee is currently $714 per month. It seems they don't have staff to do repairs or security. The perimeter fence is inadequate. The property abuts Cortez Rd and some of the cars and trucks had amplified stereos blaring. There is heavy traffic noise for the homes not set back. The swimming pool is smaller than most. The location is very convenient to supermarkets, Banks, Walmart, pharmacies, restaurants and all kinds of shopping and not far from excellent beaches.

Of the mobile home parks around, this one really does feel 5 star. All the amenities of a large park, for a small park of under 100 homes. Mix of older trailers and brand new manufactured homes. Pool, club house, dock over the pond, fresh paved roads, rec room, etc. I could keep going but you get the idea. Good park that deserves the rating.
