The community emphasizes a focus on providing a stable and well-located environment, contributing to the overall quality of life for its residents. While public feedback on management interactions can sometimes be a consideration in any community, the inherent value of manufactured housing communities often lies in the housing solution they provide and their strategic location. Location and Accessibility

Westwood Manufactured Housing Community boasts a highly convenient and accessible location at 2300 Charleston Hwy, Cayce, SC 29033, USA. For residents of South Carolina, particularly those in the Midlands region, this address offers exceptional connectivity to key urban centers, employment hubs, and major transportation routes.

Cayce itself is a vibrant city directly adjacent to Columbia, the state capital. This means that residents of Westwood Manufactured Housing Community are just a short drive—often less than 15 minutes—from downtown Columbia, the University of South Carolina campus, and the city's extensive array of businesses, medical facilities, dining, and entertainment options. Whether you commute for work or education, or enjoy the cultural attractions, sporting events, or nightlife of Columbia, living in Cayce provides easy access without the higher costs often associated with living directly in the city center.

The location on Charleston Highway (US-321) also provides excellent regional accessibility. This major thoroughfare connects directly to the broader network of interstate highways that converge in the Columbia area. Interstate 26, a primary east-west corridor, is easily reachable, providing access towards Charleston to the southeast and Greenville/Spartanburg to the northwest. Similarly, Interstate 77, which runs north towards Charlotte, and Interstate 20, which stretches east towards Florence and west towards Augusta, Georgia, are also conveniently close. This strategic placement makes commuting across the metropolitan area or traveling further afield within South Carolina and beyond incredibly straightforward. For those who frequently travel for work, leisure, or to visit family, the connectivity offered by Westwood Manufactured Housing Community's location is a significant advantage, saving time and simplifying logistical planning. The blend of suburban tranquility with immediate access to urban conveniences and major travel routes makes this community a prime spot for South Carolina locals.

Services Offered

Westwood Manufactured Housing Community, like most professionally managed mobile home parks, provides a foundational set of services designed to support a comfortable and functional living environment for its residents. While specific detailed amenities beyond the core offering are not extensively publicized, here's what residents can generally expect and infer about the services available:

  • Manufactured Home Lot Rentals: The primary service offered is the rental of individual land lots designed to accommodate manufactured or mobile homes. This allows residents to own their home while leasing the specific plot of land it sits on.
  • Utility Hookups: Each lot is typically equipped with the necessary connections for essential utilities, including water, sewer, and electricity. Residents are generally responsible for setting up their personal accounts with local utility providers and managing their usage bills directly.
  • Community Management: The park operates under a management structure responsible for overseeing the community's operations, including lot rentals, enforcing community rules and guidelines, and addressing resident inquiries and concerns related to the park. The presence of a property manager suggests an active role in maintaining the community.
  • Road and Common Area Maintenance: Management is typically responsible for the upkeep of internal roads within the community and general maintenance of any shared common areas, contributing to the overall cleanliness and accessibility of the park.
  • Community Rules and Regulations: To ensure a harmonious living environment, the community establishes and enforces a set of rules and regulations. These typically cover aspects such as property appearance, noise levels, pet policies, and parking, designed to benefit all residents.
  • Direct Contact for Inquiries: The provision of direct phone numbers indicates that residents and prospective tenants have a clear point of contact for questions, concerns, or administrative needs.
Features / Highlights

Westwood Manufactured Housing Community offers several features that make it a notable option for those considering manufactured home living in South Carolina. These highlights focus on the core benefits that draw residents to such communities:

  • Affordable Homeownership Pathway: One of the most significant highlights of manufactured housing communities is the opportunity they provide for more affordable homeownership. For many South Carolinians, purchasing a manufactured home and leasing a lot can be a more budget-friendly alternative to buying a traditional stick-built home, offering financial flexibility and a stepping stone to property ownership.
  • Highly Convenient Location in Cayce: Situated on Charleston Highway, the community offers excellent access to critical areas. It's just minutes from downtown Columbia, providing easy commutes to work, educational institutions like the University of South Carolina, and a wealth of urban amenities, including dining, shopping, and entertainment.
  • Excellent Interstate Access: The community's proximity to major interstates (I-26, I-77, and I-20) is a major advantage. This provides seamless travel throughout the Columbia metropolitan area and across the state, benefiting those who commute or enjoy regional travel.
  • Established Community: As an existing manufactured housing community, Westwood offers a settled environment. This often means established infrastructure and a ready-made neighborhood, which can contribute to a sense of stability for residents.
  • Potential for Personalization: Owning the manufactured home itself, while leasing the lot, typically allows residents more freedom to personalize and improve their dwelling compared to traditional rental properties. This can foster a stronger sense of pride and ownership.
  • Direct Communication Channels: The availability of direct phone numbers (both a primary and mobile line) ensures that residents and prospective tenants have clear and easy ways to contact community management for inquiries or support.
Promotions or Special Offers

As a manufactured housing community primarily focused on the long-term rental of land lots for residents' privately owned manufactured homes, Westwood Manufactured Housing Community typically operates under a standard fee structure for its lot rentals. It is generally not common for such communities to offer frequent, publicly advertised "promotions" or "special offers" in the same way a retail business or an apartment complex might.

However, prospective residents in South Carolina are always encouraged to directly contact Westwood Manufactured Housing Community. When you reach out, you can inquire about:

  • Current Lot Availability: Confirm which lots are currently open for new residents.
  • Specific Rental Rates: Get the most up-to-date pricing for lot leases.
  • Application Process and Fees: Understand any associated application fees, security deposits, or background check requirements.
  • Move-In Information: Discuss any logistical support or guidelines for moving a manufactured home onto a lot.

While broad "promotions" are uncommon, direct communication allows for clarification on all financial aspects and can sometimes reveal any specific, limited-time incentives that might be available on a case-by-case basis. It's always best practice to speak directly with the property management to get the most accurate and current information regarding any offerings or terms for becoming a resident at Westwood Manufactured Housing Community.

I truly don't understand why this lady kitty is still working in this office..she is very mean and rude...and makes u feel so uncomfortable when you walk through the door...like what the hell do u want type of look....??? The park is awesome but u won't have many customers bc of her....she would turn people away from this place bc of her rudeness....!! Like I said the park itself is awesome..and u should AT LEAST have someone with a lot more respect and welcoming spirit to represent the place! My best friend came here and love the place but said she didn't wanna deal with someone like kitty..

Took someone in to see if they had a home for rent. When we got there there was a sign on the door saying that they would be back in 15 minutes so we waited. When they got back, we were parked right next the to the door. They walked by us, didn't say a word. We went in and the older lady just stared us like to say what area you doing here. Never spoke nor smile. I've never received this type of greeting like this before. I had to smile and she didn't smile or ask could help me. I just began talking. I asked about renting and she said it was $850 plus $2500 down because they only do rent to own. I said ok and couldn't wait to walk out. I felt she didn't want any black people out there and I never play the race card but that's all you can call this situation. I wish I could give a negative star.

We was at the pool with our friends and we left for not even 5 minutes and she told them that they had to get out the pool. So they got out the pool then she said get out the gates. But this time we was there and I went to get the pool floats and she said why are you here get out. And I told her I'm hear to get the floats because you kicked my friends out for no reason. She then told me "for future reference guest have to be accompanied" and I told her " well we were here but I forgot my bathing suit and we wernt even 5 minutes" she told me you better leave your attitude at home little missy and I then replied that I don't have an attitude. The park manager ( kitty) was very rude and disrespectful twards us. Our friend had two kids with him a 1 yr old and a 6 yr old. She told those kids to get out of the pool while they were playing and having fun just because I was putting my bathing suit on at home. Very very very rude woman that has no respect for people.
