Services Offered
When considering a mobile home park, the services offered are critical for daily living. Based on the provided information and general expectations for mobile home communities, here's what might be typically found or implied at Forest Acres, alongside specific concerns raised by residents:
- Lot Leases: Mobile home parks primarily offer land leases for individuals who own or wish to place a manufactured home on a designated lot within the community. This service typically includes the use of the lot and access to community amenities.
- Utility Hookups: Standard services include hookups for essential utilities such as water, electricity, and sewer at each mobile home lot. Residents are typically responsible for their own utility bills, though some parks might bundle certain utilities.
- Community Management: The park has a management team responsible for overseeing the community's operations, enforcing lease agreements and park rules, and addressing resident concerns. However, some resident reviews indicate significant issues with management responsiveness, with complaints about the current manager being "seldom in the office" and providing "excuses that pertains to her personal life."
- Maintenance of Common Areas: Mobile home parks are expected to maintain common areas, including roads, shared green spaces, and community facilities. However, reviews suggest that grass and weeds in some units are neglected, growing "knee high and above," which indicates a lapse in property maintenance in certain areas.
- Waste Management: Residents typically have access to waste disposal services, though details on frequency or specific methods are not provided. One major concern raised by residents is the issue of "raw sewage being released from property that flows across public sidewalk," indicating severe and ongoing sanitary issues that have reportedly not been addressed by management despite multiple reports.
- Enforcement of Lease Agreements and Park Rules: Management is expected to enforce rules, such as those regarding the types of vehicles allowed or the upkeep of individual spaces. However, a review explicitly states that the lease agreement's rule against "pop up campers" has been "ignored," and some residents leave "trash and other personal items just left all over his space," suggesting a lack of consistent enforcement.
Features / Highlights
Based on the provided information, the features and highlights of Forest Acres are presented through the lens of resident experiences, which primarily highlight significant concerns rather than positive aspects. Here's an overview:
- Mobile Home Lots: The primary feature is the provision of lots for manufactured homes, offering a residential option in Arlington, TX.
- Community Setting: It operates as a mobile home community, which typically aims to foster a neighborhood environment.
- Specific Lease Agreement Clauses: One notable feature, although reportedly not consistently enforced, is a clause in the lease agreement stating "no pop up campers." This indicates an attempt to maintain certain community standards, even if compliance is an issue.
- Existing Infrastructure: As an established mobile home park, it has existing infrastructure for utilities like water, electricity, and sewer, although their functionality and maintenance are subjects of severe criticism from residents regarding sewage issues.
However, it is crucial to note that current resident feedback presents significant issues impacting the quality of life within the community:
- Poor Management: A predominant highlight, albeit negative, is "extremely poor management." Reviewers cite the manager being "seldom in the office" and providing "excuses that pertains to her personal life," suggesting a lack of professionalism and dedication to resident needs.
- Lack of Property Maintenance: There are significant concerns about property upkeep. Specific complaints include "grass in some of the units is never taken care of, weeds and grass knee high and above," and "trash and other personal items just left all over his space" by neighbors.
- Severe Sanitary Issues: A critical and recurring highlight is the "disgustingly dirty and unsanitary" conditions, specifically "raw sewage being released from property that flows across public sidewalk." This issue has been reported multiple times over a prolonged period (from "more than two years ago" to "Update 2/27/24"), with no apparent resolution, leading a reviewer to suggest "Sewer City or Sewage Acres" as a more appropriate name.
- Non-Enforcement of Rules: The disregard for lease agreement terms, such as the allowance of "pop up campers" despite rules against them, indicates a lack of consistent rule enforcement, contributing to perceived disorder.
These severe negative highlights from resident reviews significantly impact the perceived quality of life and functionality of the mobile home park.
Promotions or Special Offers
Based on the highly critical and negative nature of the provided customer reviews for Forest Acres, there is no public information or indication of any promotions or special offers being actively advertised or provided by the mobile home park. The focus of the reviews is entirely on significant operational and management deficiencies, rather than any incentives for prospective residents.
In a situation where a community faces severe and recurring issues such as poor management, lack of maintenance, and critical sanitary problems like raw sewage spills, it is highly unlikely that they would be in a position to offer promotional deals to attract new residents. Potential residents would typically be deterred by the publicly available negative feedback rather than drawn in by offers.
For any mobile home park, promotions usually revolve around:
- Reduced Lot Rent for a period (e.g., first few months free or discounted).
- Incentives for bringing in a new mobile home (e.g., free setup assistance).
- Referral bonuses for current residents.
- Bundled utility packages at a reduced rate.
- Seasonal move-in specials.
Given the severe nature of the issues reported at Forest Acres, it would be highly advisable for any interested party to prioritize an in-depth investigation into the current conditions and management practices before considering any form of commitment, regardless of potential offers. It is recommended to contact the park directly, but with a full awareness of the public feedback regarding sanitation and management.

Conclusion: Why this place is suitable for locals
When evaluating a mobile home park for suitability for locals in Texas, key factors typically include affordability, a sense of community, convenient location, and well-maintained living conditions. Based on the provided customer reviews, it is challenging to present Forest Acres as a suitable option for locals seeking a quality living environment.
The overwhelming feedback points to significant and severe deficiencies that directly impact the well-being and satisfaction of residents. Repeated complaints about "extremely poor management," particularly concerning the manager's absence and personal excuses, suggest a lack of professional oversight crucial for any community. This alleged management failure appears to cascade into other critical issues. The reported non-enforcement of lease agreements, allowing "pop up campers" despite rules, and instances of "trash and other personal items just left all over" individual spaces, indicate a breakdown in community standards and order.
Most critically, the persistent and alarming reports of "disgustingly dirty and unsanitary" conditions, specifically "raw sewage being released from property that flows across public sidewalk," represent a severe health and safety hazard. The fact that this issue has been reported multiple times over two years with no apparent resolution is deeply concerning and directly contradicts what any local resident would consider suitable living conditions. A community's ability to maintain basic sanitation is fundamental, and these reports suggest a profound failure in this regard.
While the location in Arlington, TX, might offer convenience in terms of access to the broader Metroplex, the reported internal issues within the mobile home park significantly detract from any potential benefits of its geographical position. No local Texan looking for a comfortable, safe, and clean place to live would find these conditions acceptable.
Therefore, based solely on the provided public data from customer reviews, Forest Acres, in its current reported state, does not appear to be a suitable living option for locals. Prospective residents are strongly advised to exercise extreme caution, conduct extensive personal due diligence, and thoroughly inspect the property and engage with current residents to verify the ongoing conditions before considering any commitment to live in this community.
Customer Reviews
This community has extremely poor management. The current manager is seldom in the office, and always has an excuse that pertains to her personal life. The lease agreement states no pop up campers, that’s been ignored. The grass in some of the units is never taken care of, weeds and grass knee high and above. My current neighbor has trash and other personal items just left all over his space. I would highly recommending a different community to live in.
This place is disgustingly dirty and unsanitary. Please see video/photos of raw sewage being released from property that flows across public sidewalk. I asked management to take care of drainage/sewage problems more than two years ago and nothing has been done. Update 11/22/23: They are releasing raw sewage again. Update 2/27/24: More raw sewage released today! Sewer City or Sewage Acres is a more appropriate name for this place.
I have had the opportunity to live here twice and the people that live here have been here forever. Horizon land Management does a great job cleaning up and Mike and Alyssa are very nice and very dedicated to the property.
This place is horrible. They harass the tenants constantly trying to nickel and dime every cent. Constantly increase the rent every year despite no changes or upgrades. A flood drainage ditch that they tried to force tenants to keep clean. They didn’t relent until the city was called. They ignore a whole host of other problems. Stay away.
I lived in this community for 2 years. When I first moved in it was under different management and there were some rowdy neighbors and possible drug activity. The new manager Quickly cleaned house and the place has really blossomed under Shayla's care. She always treated me kindly and made me feel like I was a valuable member of a great community. I even recommended the place to friends of mine who still live there. Thank you. I was sad to leave.
