Location and Accessibility

Woodbine Village is conveniently located at 5934 Woodbine Rd, Woodbine, MD 21797, USA. Situated in Howard County, this address places the community in a desirable part of Maryland known for its blend of rural charm and suburban convenience. Woodbine itself offers a peaceful atmosphere, characterized by rolling hills, farmlands, and a strong sense of community.

Despite its tranquil setting, Woodbine Village remains well-connected for daily commuting and access to essential services. Major roadways like Route 94 and Route 27 are easily accessible, providing routes to nearby towns such as Mount Airy, Lisbon, and Sykesville. For those who commute to larger employment centers, the park's location offers reasonable access to cities like Frederick, Columbia, and even parts of the Baltimore-Washington metropolitan area. The balance of rural peace and accessibility makes Woodbine an attractive location for many local residents.

Services Offered

As a mobile home park, Woodbine Village typically provides the necessary infrastructure and management to facilitate comfortable manufactured home living for its residents. While specific detailed services are best confirmed directly with the park management, common offerings in such communities generally include:

  • Lot Leases: Residents lease the individual plot of land where their manufactured home is situated. This lease agreement outlines the terms of residency, including monthly lot rent and any associated fees.
  • Utility Access and Hookups: The park provides the essential hookups for utilities such as water, sewer, and electricity to each home site. Residents are typically responsible for their individual utility consumption, which may be metered directly or included as part of the lot lease, depending on the park's policy.
  • Road Maintenance: The internal roads and common pathways within Woodbine Village are usually maintained by park management, ensuring safe and accessible routes for vehicles and pedestrians throughout the community.
  • Common Area Upkeep: Management generally oversees the maintenance and landscaping of shared areas within the park, contributing to the overall appearance and tidiness of the community. This helps foster a pleasant environment for all residents.
  • Community Management: An active management presence is typically responsible for the day-to-day operations of the park, including enforcing community rules and regulations, addressing resident concerns, and ensuring a functional and orderly living environment. Their role is crucial in maintaining community standards and resolving issues that may arise.
  • Trash Collection: Often, mobile home parks will arrange for centralized or curbside trash collection services for residents, simplifying waste disposal and helping to keep the community clean.

Features / Highlights

Woodbine Village offers particular features and highlights that might appeal to potential residents in Maryland:

  • Affordable Housing Alternative: A key benefit of living in Woodbine Village is the potential for significantly lower housing costs compared to purchasing a traditional stick-built home or renting a comparable-sized apartment in Howard County. This makes homeownership or spacious living more attainable for many.
  • Individual Home and Yard Space: Unlike apartment living, residents at Woodbine Village typically have their own manufactured home on an individual lot, providing more personal space both indoors and out. This often includes a small yard, allowing for outdoor activities, gardening, or simply enjoying the fresh air.
  • Rural and Quiet Setting: The park's location in Woodbine offers a peaceful, rural environment, away from the noise and congestion of urban centers. This can be a major draw for those seeking a tranquil lifestyle.

However, it's crucial to address specific feedback provided by existing customers, as these points highlight significant areas for consideration:

  • Concerns about Park Upkeep and Rules Enforcement: Recent reviews indicate concerns about the current ownership's commitment to enforcing basic community rules regarding yard maintenance, cleanliness, and unauthorized/untagged vehicles. This suggests a potential decline in the overall neatness and order of the park compared to previous management.
  • Security Issues: A serious concern raised by a long-term resident is the recurring problem of "people coming into trailer park and stealing and vandalizing," specifically mentioning a shed break-in and theft. This suggests potential security vulnerabilities within the community that residents have experienced.

Prospective residents should thoroughly investigate these concerns by visiting the park, observing the current conditions, and speaking with current residents if possible, to gain a comprehensive understanding of the living environment and current management practices.

Promotions or Special Offers

Mobile home parks, including Woodbine Village, generally do not offer short-term promotional deals in the typical retail sense. Instead, their core "offer" is the inherent value of affordable lot rents and potentially lower home purchase prices compared to other housing options in the region. Any specific incentives, such as reduced security deposits, limited-time lower lot rents for new residents, or special pricing on manufactured homes available for sale within the park, would be directly communicated by the park's management or through real estate listings for homes in the community. For the most current information regarding lot availability, rental costs, and any specific new resident benefits, it is always recommended to contact Woodbine Village directly. Their primary appeal lies in providing a consistently more economical housing choice in the Woodbine area.

Conclusion: Why This Place Is Suitable for Locals

For Marylanders seeking an affordable housing solution in a rural setting, Woodbine Village in Woodbine, MD, presents a particular option. The primary suitability for locals lies in the potential for lower housing costs compared to the generally high real estate market in Howard County. This can be a crucial factor for individuals and families looking to achieve homeownership or simply reduce their monthly housing expenses while gaining more space than a typical apartment.

The community's location in Woodbine offers a peaceful, countryside atmosphere, appealing to those who prefer a tranquil living environment away from urban density. The individual home sites, often with small yards, provide a sense of privacy and personal space that is highly valued. However, prospective residents must carefully consider the feedback from current residents regarding park maintenance and security concerns. While the allure of affordability and rural living is strong, understanding and addressing these challenges is key to determining if Woodbine Village aligns with one's personal living expectations and priorities for a safe and well-maintained community. For those who prioritize affordability and a rural setting and are prepared to engage with management on ongoing concerns, Woodbine Village offers a distinct alternative in the Maryland housing landscape.

The first thing you see is a trailer with a trashed yard. The new owners are not keeping up with basic rules like Cut your Grass, clean up your yard, remove vehicles that are untagged and/or not running. Mr. Ashley made the park a nice place to live, the New owners seam like they just don't care.

I have lived in this trailer park for 6 almost 7 years. Always had problems with people coming into trailer park and stealing and vandalizing. Just a couple days ago my shed was broken into and ransacked and had stuff stolen. This has been a big issue. But I am giving a $1,000 reward for information leadi g to the arest. That means someone give me a name of this person and once arrested and found guilty i will pay than a reward of a 1000 dollars

I lived in the park for 1.5 years. I had a very positive experience with no issues. When I reached out to the park manager or owner to ask questions they were easy to reach and responsive. I would recommend living in this park.
