Pheasant Ridge About

For many Maryland residents, the dream of homeownership often comes with the challenge of affordability, especially in desirable areas. Manufactured home communities, also known as mobile home parks, offer a viable and often more accessible pathway to owning a home. In the charming town of Mount Airy, Pheasant Ridge stands as one such community, providing residential opportunities in a tranquil setting. This article aims to offer a clear, engaging, and factual overview of Pheasant Ridge, specifically for local Maryland users who are exploring manufactured home living in the region. We will delve into its location, the services and features it promotes, and important considerations highlighted by current residents through publicly available reviews.

Understanding the dynamics of a manufactured home community is crucial. Residents typically own their homes but lease the land, and the overall living experience is significantly shaped by community management and the services provided. Our goal is to present a balanced perspective on Pheasant Ridge, acknowledging both its advertised benefits and the practical realities expressed by residents, to help you make an informed decision about whether this community aligns with your housing needs and lifestyle preferences in Maryland.

Pheasant Ridge is ideally situated at 7848 E Hill Rd, Mt Airy, MD 21771, USA. Mount Airy, a picturesque town straddling Carroll and Frederick Counties, offers residents a blend of rural charm and convenient access to larger metropolitan areas. This strategic location makes Pheasant Ridge appealing for those seeking a quieter lifestyle while maintaining connectivity to employment centers in Frederick, Baltimore, and even Washington D.C.

The accessibility of Pheasant Ridge is a notable advantage. East Hill Road provides direct access to the wider Mount Airy network, which is well-connected by state routes such as MD-27 and MD-75, and is relatively close to major interstates like I-70. This ensures that residents can easily navigate to various destinations for work, education, and leisure. Mount Airy boasts a historic Main Street featuring local shops, restaurants, and community events, contributing to a vibrant local atmosphere. Essential services, including grocery stores, pharmacies, and healthcare providers, are all within a short drive.

Beyond the immediate conveniences, Mount Airy is renowned for its scenic beauty, characterized by rolling hills, expansive open spaces, and a strong sense of community. This environment offers numerous opportunities for outdoor recreation, including local parks, hiking trails, and agricultural attractions. While some reviews mention the proximity to a Lowe's store, which can be convenient for home improvement needs, it also highlights the park's integration into the local commercial landscape. The combination of small-town appeal, natural beauty, and excellent regional accessibility makes the location of Pheasant Ridge particularly attractive for many Marylanders seeking a well-connected and serene place to call home.

Pheasant Ridge is promoted as a community offering various services and amenities designed to enhance resident living. Based on information from its official website and general practices in manufactured home communities, the following services are typically provided or available:

  • Lot Rental and Community Management: Residents own their manufactured homes but lease the land (lot) where their home is placed. This monthly lot rent generally covers the use of community facilities and the ongoing management of the park, including enforcement of community rules.
  • Water and Sewer Services: According to detailed property listings for homes within Pheasant Ridge, water is supplied by a public source and sewer is either public sewer or public septic. This is a crucial service provided to residents, though recent reviews indicate ongoing challenges with water availability and quality.
  • Trash Pickup: Disposal of waste is typically managed by the park, providing scheduled trash collection for residents.
  • Road Maintenance: The maintenance of internal roads within the community, ensuring smooth and safe access for residents, is a standard service. This often includes snow removal during winter months.
  • Community Amenities Maintenance: The upkeep of shared recreational facilities and common areas is managed by the park. This includes maintenance of the clubhouse, swimming pool, playground, and basketball court.

It is important to note that while these services are intended to be provided, some customer reviews indicate significant issues with water availability and communication regarding water problems. This suggests that while services are formally offered, their consistent delivery may be a point of concern for residents.

Pheasant Ridge promotes a variety of features and amenities designed to provide a comfortable and engaging lifestyle for its residents. Key highlights of the community include:

  • First-Class Amenities: Pheasant Ridge boasts a range of amenities for residents' enjoyment and convenience:
    • Swimming Pool: A sparkling outdoor swimming pool offers a refreshing place for relaxation and recreation, particularly during warmer months.
    • Clubhouse: The clubhouse serves as a social hub for the community, providing a space for gatherings, events, and resident interaction.
    • Playground: An outdoor playscape ensures a dedicated and safe area for children to play.
    • Fitness Center: A state-of-the-art fitness center allows residents to stay active and in shape without leaving the community.
    • Basketball Court: A basketball court provides an opportunity for active recreation and pickup games.
  • Welcoming Community: The park promotes a welcoming community environment, fostering a sense of belonging among residents.
  • Affordable Homeownership: Pheasant Ridge aims to make homeownership a reality by offering high-quality manufactured homes with spacious lots at affordable prices, often with flexible financing options.
  • Convenient Location: Its location in Mount Airy provides easy access to schools, shopping centers, banks, and restaurants, as well as local attractions like Gaver Farm and Old National Pike District Park.

However, it is critical for prospective residents to be aware of recurring concerns raised in customer reviews, specifically regarding water issues. Reviewers mention "water issues for over a year with nothing but lies," "when it’s out, when it’s going to be fixed," and even questions about the potability of "pool water they filled the tanks with." Additionally, concerns about management communication, perceived arbitrary rule enforcement (e.g., grass height, patio cushions), sudden rent increases, and responsibility for fallen trees after a tornado are highlighted. These aspects suggest that while the advertised amenities are appealing, residents have faced significant challenges with essential services and management responsiveness.

Pheasant Ridge actively promotes various incentives to attract new residents to its manufactured home community. While specific, time-sensitive offers would be best confirmed directly with the management, general promotions that may be available include:

  • Bring Your Home Program: The community encourages individuals who already own a manufactured home to relocate it to Pheasant Ridge. They may offer incentives or assistance for lot availability.
  • Resident Referral Program: Pheasant Ridge values its current residents and offers a referral program, providing benefits to existing residents who refer new individuals or families to the community. This encourages word-of-mouth promotion and fosters a stronger community bond.
  • Flexible Financing Options: For those looking to purchase a manufactured home within the community, Pheasant Ridge advertises flexible financing options and assistance with mortgage calculations to make homeownership more attainable. They promote "Low Monthly Payments" and a "Free Finance Application."

It is crucial for interested parties to inquire directly about the details and terms of any promotions, as these can change. Based on customer reviews, prospective residents should also be diligent in asking about all aspects of lot rent, including the current price, the frequency and potential amount of future increases, and what exactly is covered within that fee. Concerns about unexpected rent increases ("jack up lot rent 25 more dollars") are noted by current residents, emphasizing the need for transparency and clear understanding of the financial commitments upfront.

For those interested in learning more about Pheasant Ridge, inquiring about home availability, or scheduling a visit to the community, direct contact with the management team is recommended.

Here is the publicly available contact information for Pheasant Ridge:

When contacting Pheasant Ridge, it is highly advisable to prepare a comprehensive list of questions. Given the feedback from current residents, specific inquiries about water service reliability, plans for addressing reported issues, communication protocols during service disruptions, parking availability, and clear details on lot rent increases and their frequency are particularly important. Visiting the community in person will also allow you to assess the environment, inspect common areas, and speak with residents if possible, to gain a more complete understanding before making any commitments.

For Maryland locals, Pheasant Ridge in Mount Airy offers a potential avenue to homeownership within a manufactured home community, complete with an array of recreational amenities. Its location provides an appealing balance of small-town tranquility and accessibility to the larger economic and cultural centers of Maryland, making it suitable for those who desire a quieter residential environment without sacrificing convenience. The presence of a clubhouse, swimming pool, fitness center, playground, and basketball court suggests a community designed for active and social living, which can be highly attractive to families and individuals alike.

However, it is crucial for prospective residents to approach Pheasant Ridge with a thorough understanding of current resident experiences. The recurring and significant concerns about water supply issues, communication from management, unexpected rent increases, and the handling of property maintenance (such as fallen trees) necessitate careful consideration. Maryland law outlines certain rights for mobile home park tenants, including the park owner's obligation to maintain utilities in good working order. Therefore, for locals evaluating Pheasant Ridge, a direct and detailed conversation with management about these specific concerns, alongside a personal visit to observe the conditions, is paramount. If these issues can be satisfactorily addressed and understood, Pheasant Ridge could still offer a viable and otherwise amenity-rich living option for those seeking manufactured home living in Mount Airy.

Having water issues for over a year with nothing but lies, so many lies actually that they can’t even keep them straight. I love how if my grass is 1/2” too tall, or the wind blows the cushions sideways on my patio furniture, I get a note about it. However, what I haven’t gotten a note about is anything relating to the water - when it’s out, when it’s going to be fixed, what’s wrong with it, if the pool water they filled the tanks with is even potable and safe to drink... little things like that.

They charged me for a tear 4 dollars over what I was supposed to pay. Then told me the new price and after 6 month I find out I was as opposed to pay 6 dollars more a month. Lie lie lie, water situation was awful last winter and then they jack up lot rent 25 more dollars. Tornado comes through and we had to cut down their trees that fell on trailers. If you are renting a lot who's trees are they I am just renting. 🤔
