For residents across Pennsylvania, Woodburne Estates in Chambersburg offers a viable and attractive housing solution, particularly for those seeking affordable homeownership in a community setting. The appeal lies in several key factors that resonate deeply with local needs. Firstly, the financial accessibility of manufactured homes, often significantly less expensive than traditional site-built houses, opens the door to homeownership for many who might otherwise be priced out of the market. While past reviews suggest some areas for improvement regarding property maintenance, particularly in winter conditions, and the need for consistent customer service, the core value proposition of affordable, independent living in a community setting remains strong.

Furthermore, the strategic location in Chambersburg offers easy access to local amenities, employment opportunities, and major transportation routes, making it a practical choice for daily living and commuting. I don't even live here. I deliver food in the area. Half of this place is an ice rink as of 01/23/2025, four days after 3-5 inches of snow and below freezing temperatures. I was all over the back roads the day after the storm, yet my biggest concern this week weather-wise is THIS place, FOUR DAYS post-snow. It's horrific. It's the only place I've slid and I'm no novice to driving in supbar winter conditions. Eventually someone is going to get hurt and I hope the owners get sued for their carelessness? Laziness? Being too cheap to buy salt or contract with someone to plow and treat the roads? Regardless, absolute shit-show.

Owners are nothing but jerks. Called trying to make things right, they both started screaming at me over the phone. Told me that I don't need 3 ESA animals. When I have doctor's notes and said we need to get out since we don't follow rules. They don't plow. They raise lot rent every 6 months. Don't fix the roads. And can't come talk to you face to face. Instead they call you and belittle you over the phone. Never in my life would I recommend someone to live here.

Let me start off by saying this was the worst customer service I’ve ever had calling to get information. When I questioned the extra deposit for a support dog, I was hung up on. I called back giving the benefit of the doubt that I lost reception, the lady was rude and wouldn’t let me talk, stating “this is how we run our business, if you’d like to buy us out and run it your way, go right ahead”. Ok, I was just trying to ask what the total to move in would be before being talked over several times. The part where I was told if I was concerned about that much money it probably wouldn’t be a good fit did it for me. Never once did I say the amount was more than I was willing or able to pay only said I was looking for rent in my price range and needed a few weeks to get money together so the one that would have been ready in roughly a month would have worked, but you’re right, it’s not a good fit if someone is going to be that nasty when someone calmly said the information stated was not to my understanding. Also, you can’t require a DNA test to prove what kind of dog a service animal of any level is. Strongly recommend looking elsewhere.

It's a nice area for people to raise their kids. Plus right outside the wooded area there are deer and other wildlife animal that you see.
