For those of us in Illinois considering various living options, mobile home parks often present an affordable and community-focused alternative to traditional housing. Manteno Mobile Home Park, located in the charming village of Manteno, IL, is one such community that might appear on your radar. When exploring a potential new home, it's essential to gather all available information to make an informed decision. This article aims to provide a factual overview of Manteno Mobile Home Park based on publicly available data, offering insights into its location, reported management experiences, and what residents have shared.

It's important to approach any community with a clear understanding of its characteristics. While details on specific amenities are limited, resident feedback often paints a picture of the living experience. For those in Illinois seeking a home in a mobile home park setting, understanding the nuances of places like Manteno Mobile Home Park is key to finding a place that aligns with your expectations and needs.

Location and Accessibility

Manteno Mobile Home Park is situated at 6124 E 9120N Rd, Manteno, IL 60950, USA. This address places the park within the village of Manteno, a community in Kankakee County, Illinois. Manteno is known for its small-town charm and a more rural, peaceful atmosphere, offering a respite from the hustle and bustle of larger urban centers. While providing a quiet living environment, Manteno is strategically located for accessibility.

The village is positioned within driving distance of major metropolitan areas, including Chicago, which is approximately an hour away. This makes it a feasible option for those who may work in the city but prefer a more tranquil home environment. Manteno itself provides local conveniences such as grocery stores, basic shopping, and dining options, ensuring that residents have access to everyday necessities without extensive travel. The park's location on E 9120N Rd suggests it is set slightly outside the immediate village center, contributing to its quiet atmosphere while still being connected to the community's resources. For Illinois residents, this blend of rural serenity and reasonable accessibility can be a significant draw.

Services Offered

Information directly detailing the specific services offered by Manteno Mobile Home Park is limited in public reviews. However, mobile home parks generally provide essential infrastructure and some community-wide services. Based on common practices for manufactured home communities, the following services are typically expected, though it is crucial to confirm specifics directly with the park management:

  • Lot Rentals: Residents typically own their mobile homes and lease the land (lot) from the park management. This usually involves a monthly lot rent.
  • Utility Connections: Standard mobile home park operations include providing connections for essential utilities such as water, sewer, and electricity to each lot. Manteno's municipal code suggests that utilities (water, sewer, electric, gas, telephone, cable television) are located underground and individually metered. The village often owns and maintains water and sewer mains within the park, with the park maintaining internal systems.
  • Road Maintenance: The park management is typically responsible for maintaining the internal roads within the community.
  • Trash Collection: Waste removal services are commonly arranged by the park for its residents.

It's important for prospective residents to inquire directly about what is included in the lot rent and what utilities or services residents are responsible for individually. Recent customer reviews indicate potential challenges in contacting management for administrative matters, which could impact the ease of clarifying these details.

Features / Highlights

Based on the available public data and resident feedback, the primary "features" of Manteno Mobile Home Park relate more to its living environment and the experiences of its residents, rather than an extensive list of amenities. It's important to differentiate between general community features and specific, advertised recreational facilities.

  • Quiet Living Environment: Residents often describe the park as being a quiet place to live, suggesting a peaceful atmosphere away from the hustle and bustle.
  • Community Setting: As a mobile home park, it offers a distinct community setting, providing a neighborhood feel where residents live in close proximity.
  • Affordable Housing Option: Mobile home parks typically represent a more affordable housing option compared to traditional stick-built homes, making homeownership accessible to a wider range of individuals and families.
  • Proximity to Manteno Village Amenities: While the park itself may be quiet, its location in Manteno means residents are near local shops, restaurants, and other community services.

It is important to note that some reviews mention challenges related to communication with management and perceived issues with ongoing maintenance. While some reviews refer to "new owners" and shifts in management, consistently positive features, such as extensive recreational facilities or a community clubhouse, are not prominently highlighted in the provided feedback. Prospective residents should verify current conditions and available features directly with management.

Promotions or Special Offers

Publicly available information regarding Manteno Mobile Home Park does not indicate any specific promotions or special offers. Mobile home parks typically operate on a model of long-term lot rentals, with residents owning their homes. Therefore, traditional "promotions" such as discounts for short-term stays or seasonal packages are not common. The primary financial consideration for residents is the monthly lot rent, which covers the use of the land and communal services.

Any offers related to available homes within the park (whether new homes for sale or resale homes) would typically be handled on a case-by-case basis by individual sellers or potentially by the park management if they facilitate home sales. Given the reported challenges in contacting management, any inquiry about potential offers would best be directed through persistent attempts via the provided phone numbers or by seeking current residents for insights into the best way to engage with park administration.

If I could give negitive stars, I would. Lived here 6 years and had a lease the first year, nothing after that. First owners and manager, awesome. Second ones were horrible and they just switched to new owners about 4 months ago and I have yet to be able to contact them. Keep being told they'll contact me, but nothing.

I've had a few issues with the park manager when I lived there over petty stuff. Also I just found out they let multi families live in one mobile home? That's wrong.
