Sunny Acres About

For Illinois residents exploring affordable housing options in a community setting, Sunny Acres Mobile Home Park in Manteno, IL, is a location that often comes up in discussions about manufactured home living. Situated in Kankakee County, this park offers a specific type of residential experience that can appeal to individuals and families seeking a cost-effective alternative to traditional homeownership. While it provides the fundamental aspects of community living, a comprehensive understanding of resident experiences, as gathered from public feedback, is essential for anyone considering making Sunny Acres their home. This article aims to provide a clear and factual overview of Sunny Acres, detailing its location, services, and important considerations for prospective local residents.

Sunny Acres Mobile Home Park is conveniently located at 200 Franklin Dr, Manteno, IL 60950, USA. This address places it just outside the main town area of Manteno, a growing village in Kankakee County, Illinois. Manteno itself is known for its friendly atmosphere, local businesses, and its strategic position along Interstate 57, providing excellent connectivity to larger urban centers like Kankakee to the south and the greater Chicago metropolitan area to the north.

The park’s location “right outside of town” offers a balance between quiet community living and accessibility to local amenities. Residents can quickly reach Manteno’s shops, grocery stores, schools, and other essential services. The proximity to I-57 makes it a practical choice for commuters who work in surrounding areas or even within parts of the Chicagoland region. While the park itself is relatively self-contained, its location ensures that external conveniences are never far away, making daily errands and travel manageable for residents. Public transportation options within Manteno might be limited, as is common in many suburban mobile home park settings, so having a personal vehicle is likely essential for residents.

Services Offered:

  • Residential Lots for Manufactured Homes: Sunny Acres provides land lots for manufactured homes, where residents typically own their home but lease the plot of land it occupies.

  • Included Utilities (Water & Garbage): A significant benefit highlighted by residents is that lot rent includes both water and garbage services, which can simplify budgeting for household expenses.

  • Community Management: The park operates with management overseeing daily operations, lot rentals, and resident relations. However, multiple resident reviews indicate significant issues with management responsiveness, communication (e.g., lack of notice for water shut-offs), and presence in the office.

  • Utility Infrastructure: The park provides the necessary infrastructure for essential utilities like electricity. However, residents frequently report issues such as recurrent water shut-offs without prior notification and ongoing maintenance problems with broken pipelines and unaddressed ground disturbances.

  • Pet-Friendly (with considerations): The presence of numerous stray cats suggests a potentially pet-friendly environment, or at least one where animals are present, though formal pet policies would need to be confirmed with management.

Features / Highlights:

  • Community Atmosphere: Despite management issues, residents often praise the strong sense of community and the positive interactions with neighbors. Stories of neighbors helping each other, such as searching for a lost dog during a storm, underscore a supportive environment among residents.

  • Low Crime Rate: Some residents report no problems with crime, indicating a generally safe living environment within the park.

  • Included Water and Garbage: The inclusion of water and garbage services in the lot rent is a notable financial benefit, making the overall cost of living potentially more predictable.

  • Proximity to Manteno Town Center: The park's location just outside Manteno provides convenient access to local shops, restaurants, and other amenities in the village.

  • Proximity to Park/Recreational Area: One resident mentions having a corner lot across from "the park," suggesting a designated green space or recreational area within or adjacent to the community. However, the condition or accessibility of this park is not detailed.

  • Pest Control (Natural): The presence of numerous stray cats has been noted by a resident as a natural form of pest control, leading to an absence of mice even in sheds.

Promotions or Special Offers:

Information regarding specific "promotions" or "special offers" for Sunny Acres Mobile Home Park is not publicly advertised in the provided data. Mobile home parks typically operate on a model where residents own their manufactured homes but lease the land they occupy. Any financial incentives might come in the form of reduced lot rent for a limited period, waiving of certain application fees, or assistance with relocation costs if a resident is moving an existing home into the park. Given the public feedback about management challenges, prospective residents are highly encouraged to contact Sunny Acres directly via phone to inquire about current lot availability, the exact terms of the lot lease, all associated fees (including any annual rent increases), and any potential move-in incentives. It is crucial to get all agreements in writing and to thoroughly review the lease terms before committing, especially concerning rules, maintenance responsibilities, and utility provisions. Due to the reported "ridiculous" approval process, patience and persistence may be required.

Conclusion: Why this place is suitable for locals

For Illinois residents, especially those in Kankakee County and the surrounding areas, Sunny Acres Mobile Home Park in Manteno offers a specific niche in the housing market: an affordable entry point into homeownership within a community setting. The inclusion of water and garbage in the lot rent is a definite financial advantage, simplifying budgeting and potentially reducing monthly expenses compared to other housing arrangements. Its location "right outside of town" provides a convenient balance between a quieter residential area and easy access to Manteno's local amenities and major transportation routes like I-57, which is beneficial for commuters.

A significant highlight, as consistently expressed by residents, is the strong and positive community spirit among neighbors. In an age where community can sometimes feel lacking, the anecdotal evidence of mutual support and friendly interactions is a compelling factor for locals seeking a true neighborhood feel. The reported low crime rate also adds to its appeal as a safe place to live.

However, it is crucial for any Illinois local considering Sunny Acres to be fully informed about the challenges raised by current and former residents, particularly concerning management. Reports of unresponsive management, unaddressed maintenance issues (like broken pipelines and unkempt ground), unexplained water shut-offs, and strict rules that may impact family activities (e.g., children's play areas) are serious considerations. The process of getting approved to live here also appears to be protracted and complex.

Therefore, while Sunny Acres offers clear advantages in terms of affordability and a strong neighborly atmosphere, prospective residents from Illinois should proceed with extensive due diligence. This includes direct and persistent communication with management to clarify all rules, fees, and maintenance protocols, obtaining all agreements in writing, and potentially speaking with current residents to gain deeper insights into the daily realities of living there. For those prepared to navigate these aspects, Sunny Acres could indeed provide an accessible and community-rich living experience in Manteno.

I’ve lived here growing up and about 8 years. Neighbors are great, community is awesome, and it’s right outside of town. But the management is the worst part. They are never in the office. They’ll tear up the park and not fix it such as broken pipelines. They break and tear up the ground but they don’t make the area they tore up look good as new. just leave mounds of dirt everywhere. Water gets turned off at least twice a month. Rent goes up every year and nothing gets fixed. Very hard people to work with in the office because they’re never there. And so many strict rules to live here. Always threatening people to tow their vehicles if they’re parked on the side of the road. Horrible management…

It was ridiculous to get approved to live here and it was a cash sale. I had to go back and forth for management because she did not know all that was needed. Kept sending me for more things. There are more stray cats here than I have ever seen in my life but there are no mice either, not even in the shed. I have a corner lot across from the park. I have lived here a year and never had problems with neighbors or crime. When my dog got loose during a storm people I did not even know who live here were driving around helping me search. The lot rent is not high because it includes your garbage and water.

Quiet community. Spoke with Bonnie about availability, qualifications. She was so pleasant, explaining the process of living in the community.

Love it here. Reasonable rent in great school district. Also they keep rules so it doesn't end up like the trailer park by Dennys. I will say they have alot of water main breaks and they will have to shut the water off for a few hours. Other than that very nice park as well as location.

Decent neighborhood, very close to parks, schools; has its own playground. Great neighbors and neighborhood watch.
