I moved here from Peoria, after a terrible experience with another property where I was threatened, the homes were in grave disrepair, and management was shady. Pinewood is quiet, small, and well kept, for the most part. I've seen a few negative reviews, but, have noticed that those reviews come from people with zero respect for rules or neighbors and do things like letting vicious dogs run loose only to get mad and vindictive when they are violated. We love it here and have had zero issues with anyone from management or from corporate. The rules are simple, the management does his best to be on top of issues as he can within corporate guidelines, and is friendly when I have interacted with him. Neighbors are friendly, and most wave or speak when they pass by. The few that cause issues seem to be leaving slowly which is great. For a small community, I feel they do a great job and are fair and reasonable. Definitely would recommend this community for my family and friends, and have!

Been here for 8 yrs..first 4 years were really nice..I’d get home from work at midnight and I felt safe & very peaceful to take my dogs for a quick walk at 1am. Trailers/yards were kept up..on a nice evening…Families would be cooking out..kids playing in the yard..neighbors would wave & say Hi.. NOW..you don’t know who or even WANT to know who your new neighbors are!! TARPS on leaky roofs, Junk trucks, yards that look like a junk yard..broken down vehicles..Parents screaming & cussing at their young kids, 7,8,10 yr old kids in the park screaming and cussing at each other..destroying the tables( & my rent goes up🤣) state cops are driving around with spotlights at 10 pm..because strange cars are driving up and down the road..Drunk people screaming & fighting..I like a good Saturday/Saturday night too once in awhile..Now it’s to the point..you go inside LOCK your door & keep to yourself.. TYPICAL MANAGEMENT..They put in new trailers Rent them out to anyone now.. They tear them up, then our rent goes to repair them..there’s never any maintenance around to repair and take care of the people that have been here for along time and ACTUALLY TAKE CARE OF THEIR PROPERTY.. SAD..it’s no longer a HOME..just a place to live.

Lived here for last 5 years and it just gets worse and worse yr by yr. Poor management, rent increases every year with no improvements to park. All past amenities that were included have all been taken away. Very discriminating. They really want it to be a senior park and get families and pets out, except the cats that apparently are outside the rules and allowed to roam free. Also have a huge brush pile that attracts rodents, wildlife etc to live in park. Their new "office manager" is allowed to pick and choose who and when he violates, refuses to give management's info to call his superiors, forced me out of office, has yelled and cussed at us when we called him out on the bogus violation, he is a discriminator of LGBTQ community, should I continue? I have photos of many homes with violations that arent treated as we have been since he arrived a cpl months ago... BEWARE OF ANYTHING RELATED TO SANTEFORT NEIGHBORHOODS.

We have lived here for a little over a year and a half with nothing but issues. Their trees damaging my home with thousands in repairs. They said the trees are my responsibility but by Illinois state law I am not aloud to damage a tree on someone else’s property or trespass and it was the neighboring trailers tree owned by pinewood. Notices forcing us to rip up our entire APPROVED gardens twice down to the dirt on 105 degree days. 1 text eviction notice and two eviction notices for rent we PAID. And now an eviction notice due to their online portal being down, manager refusing to reset or help us and charging us a late fee. And then not resetting our portal until the morning it was due. We have gone to the office during office hours 3 separate times to pay the late fee, called 3 times and left 3 messages and text multiple times. Manager called us a liar saying we never tried to login or call cuz he has the phone at all times and he gets notified every single time a tenant tries to log in. I said I have my web history and screenshots and he just sat and called me a liar and said we can pay the late fee or face eviction. Last month paid on time and they just set the checks on the desk and never inputted ours and other tenants and we got an eviction notice and late fee posted on our door. And if you try to point out their legal obligations or get anything in writing they retaliate against you. They allow theft in the park and say it’s a legal problem not theirs. They do not tend to most of the park and allow other tenants to run vehicle repairs on cars and semis blocking traffic for days looking like hoarder houses while attacking us about the smallest things and if you speak up they just retaliate even more. Pathetic excuse for a company. They discriminate heavily and have zero morals or respect for anybody that lives there. They purposefully refuse you information or help so you have fees, and more fees and constant eviction notices. They have denied me every request of a meeting to go over any of this. They refuse to put anything in writing and have actually yelled at myself and my husband for requesting things in writing. When they violated their terms of the lease the manager literally said “that doesn’t matter, what I say goes”. It’s a disgrace.

My brother owns a home here and loves it. It is located just far enough off the busy highway seen from town to have a little country feel but enough people living there to have there own little community. Very well maintained makes you feel like living in a tiny gated neighborhood.
