Anderson Manufactured Home Community presents itself as a location that caters to various residents, including those with disabilities and families. While public reviews offer contrasting perspectives on the living experience, they collectively paint a picture of a community with distinct characteristics. Some residents express deep satisfaction, highlighting a supportive environment and professional management, while others articulate significant frustrations regarding maintenance and perceived contractual issues. Our goal is to present these varied viewpoints transparently, covering its location, services, features, and how to make contact, allowing you to gauge its suitability for your specific needs as a local resident.

Location and Accessibility

Anderson Manufactured Home Community is conveniently located at 328 W 53rd St #27, Anderson, IN 46013, USA. This address places it squarely within the city of Anderson, Indiana. Anderson, the county seat of Madison County, offers a dynamic urban environment with a range of local businesses, dining options, and cultural attractions, while still maintaining a sense of community that many Hoosiers appreciate.

The park's location provides excellent accessibility. Being on W 53rd Street, residents have straightforward access to major roads within Anderson, facilitating commutes to various parts of the city for work, school, or leisure. Anderson itself is well-connected to the broader Indiana transportation network, notably via Interstate 69 (I-69), which is a key artery connecting Anderson to Indianapolis and other central Indiana cities. This means residents can enjoy the benefits of mobile home living while maintaining convenient access to employment opportunities, healthcare facilities, and diverse recreational activities throughout the region.

A notable accessibility feature of Anderson Manufactured Home Community is its direct access to the bus line. This public transportation option is a significant advantage for residents who may rely on buses for daily commutes, shopping trips, or other essential errands, further enhancing the park's convenience for those without personal vehicles or who prefer public transit. Its proximity to shopping centers, restaurants, and a casino further solidifies its appeal as a convenient and well-located residential community in Anderson.

Services Offered

  • Lot Rental for Manufactured Homes: The core service is providing dedicated lots for manufactured homes, accommodating long-term residents.

  • Professional Management: The community is professionally managed, with some residents praising the managers as "phenomenal," "very professional, nice and always willing to help."

  • Online Payments: Residents have the convenience of making online payments for their lot rent or other fees.

  • Pet-Friendly Environment: The community is described as pet-friendly, welcoming residents with their furry companions (though specific pet fees or restrictions should be confirmed).

  • Maintenance (Disputed): While management's family is noted for mowing yards if residents don't, there's a strong counter-claim of "NO maintenance for the residents who own their trailers here" and unaddressed issues like broken storm doors, dirty vents, and leaky toilets for owned homes.

  • Trash Services (Disputed): One review indicates an initial agreement for "free trash" that later became a paid service, suggesting potential changes in contractual terms.

  • Community Events: The community reportedly hosts regular events for residents to enjoy, fostering social connection.

  • Utilities Access: Like most mobile home parks, it provides hookups for essential utilities to individual home lots (electricity, water, sewer). However, insulation issues leading to high electric bills were reported for some homes.

Features / Highlights

  • Supportive Community Atmosphere: One resident praises it as an "amazing community for disabled people" and a "very friendly community and safe environment to live in," highlighting that "Everyone watches out for each other."

  • On-Site Playground: A dedicated playground area is available for children, making it a family-friendly community.

  • Direct Bus Line Access: Conveniently located "on-Bus Line," providing easy public transportation for residents.

  • Proximity to Amenities: The park is "Close to Shopping, Restaurants, Casino," offering residents easy access to daily necessities and entertainment options.

  • Pet-Friendly: The community welcomes pets, which is a significant advantage for many residents.

  • Paved Parking & Usable Side Yards: Amenities include paved parking and usable side yards, contributing to the comfort and functionality of the homesites.

  • Online Payment Option: The convenience of making online payments streamlines the administrative aspect of living here.

  • Professionally Managed: While feedback on management effectiveness is mixed, the community is presented as being professionally managed.

However, it is vital to acknowledge the significant concerns raised by some residents, which could be considered "anti-highlights":

  • Lack of Maintenance for Owned Homes: A major issue reported is "NO maintenance for the residents who own their trailers here," with specific unresolved problems like broken storm doors, dirty vents, broken outdoor lights, and leaky toilets.

  • Poor Insulation/High Utility Bills: One resident reported electric bills over $375 for several months due to "Walls and floors are not insulated, windows are not winterproof."

  • Unreliable Management Responsiveness: Direct complaints about "manager ignores requests" and promises ("we'll take care of this before moving in") that were not honored.

  • High Rental Prices for Quality: A resident suggests rentals are "the highest in the city" for what is provided, comparing them unfavorably to "brick and mortar home" prices.

  • Unmet Contractual Agreements: Specific mention of free trash service being revoked and charged for later.

  • Winter Road Treatment Issues: Lack of effective snow removal, with the park reportedly having "no plow truck."

  • Aesthetic Concerns: "50% of those mobiles have algae green growth on siding" points to overall upkeep issues.

Promotions or Special Offers

Anderson Manufactured Home Community, like many mobile home parks focused on long-term residency, typically does not offer transient "promotions" or "special offers" in the way a short-term RV park or campground might. Its value proposition is centered on the long-term living experience within the community.

Based on the publicly available information, there are no specific, advertised promotions such as reduced rent for a limited time, waived security deposits, or move-in incentives. The community's official descriptions emphasize amenities like "playground," "on-Bus Line," "close to Shopping, Restaurants, Casino," and "pet-friendly" as inherent benefits of living there. They also highlight the convenience of "online payments."

However, it's crucial to consider the experiences shared by some residents. One review explicitly stated that a contractual agreement for "free trash" was not honored, and charges were later applied. Another lamented that "Rentals are the highest in the city" for the perceived quality of the homes and maintenance.

Therefore, for any prospective resident, the most important "offer" is the detailed terms of their lease or purchase agreement. It is highly recommended to:

  • Thoroughly review all lease documents or purchase agreements to understand exact costs, including lot rent, utility responsibilities, and any additional fees (e.g., pet fees, trash fees).

  • Ensure that all services promised, verbally or otherwise, are explicitly stated and guaranteed in writing within the contract.

  • Inquire about any potential for rent increases and the frequency of such increases.

Given the mixed feedback, securing a transparent and comprehensive agreement is paramount, as there are no overt "promotions" to offset potential long-term issues.

It is important to note the contrasting experiences reported by residents regarding management. While one long-term resident describes management as "phenomenal" and "very professional, nice and always willing to help," another experienced a "nightmare" of ignored requests and unfulfilled promises from management and sales/leasing staff (specifically mentioning "Bill"). This discrepancy suggests that individual experiences with management responsiveness may vary significantly.

Prospective residents are strongly advised to be persistent in their communication attempts and to document all interactions, especially when discussing home conditions or contractual agreements. If possible, a physical visit to the leasing office or direct interaction with on-site staff may be necessary to get clear and consistent answers to your questions before making any commitments.

Conclusion: Why Anderson Manufactured Home Community is Suitable for Locals (with caveats)

For Indiana locals, particularly those in the Anderson area, Anderson Manufactured Home Community offers a living option that can be suitable for certain individuals and families, but it comes with a nuanced set of considerations based on current resident feedback.

On one hand, the community has strong positives that make it appealing. Its location at 328 W 53rd St in Anderson provides convenient access to local amenities, including shopping, restaurants, and a casino. The direct bus line access is a significant benefit for residents relying on public transportation. Furthermore, the community is explicitly pet-friendly and features a playground, making it an attractive option for families with children and pets. One long-term resident highlights a very positive experience, praising the management as "phenomenal," the community as "very friendly and safe," and emphasizing its suitability for disabled individuals due to a supportive environment where "Everyone watches out for each other." This suggests a strong sense of community and mutual care for some residents.

However, it is crucial for prospective residents to be fully aware of the significant challenges highlighted in other reviews. These concerns include a reported "NO maintenance for the residents who own their trailers," with specific unaddressed issues like broken storm doors, dirty vents, and leaking toilets. High electric bills due to poor insulation and "windows are not winterproof" indicate potential significant ongoing living costs. Issues with unfulfilled promises (e.g., free trash service being revoked) and perceived unresponsiveness from management ("manager ignores requests") are serious red flags that impact financial stability and peace of mind. The perception that "Rentals are the highest in the city" for the given conditions also raises questions about value.

Therefore, while the positive aspects of a supportive community and convenient location exist, the suitability of Anderson Manufactured Home Community for locals is highly conditional. Prospective residents are strongly advised to:

  1. Conduct a thorough in-person inspection of any specific home they are considering, paying close attention to insulation, windows, and the functionality of all fixtures.

  2. Document all communications with management and ensure that every promise, especially regarding maintenance and included services, is explicitly written into the lease agreement.

  3. Request clarification on all fees, including any that may change during the lease term (like trash collection).

  4. Speak to current residents if possible, to gain a broader understanding of daily living conditions and ongoing issues, beyond what is officially presented.

For individuals who find a home in good condition and can establish clear, written agreements with management, and who value a supportive community, Anderson Manufactured Home Community could be a suitable option. However, without proactive and thorough investigation, the potential for significant frustrations, as highlighted by some residents, remains high.

This place is a nightmare!!! My husband and I have lived here since 2016. There is NO maintenance for the residents who own their trailers here, the only maintenance you see is management’s family coming to mow your yard if you get a notice and you don’t have it done in 24 hours. I have been advised by a lawyer to document every notice I get from this place with backup pictures or video to proof how insane this place can be. I post the videos on my Facebook. We are looking for another place. What seemed like a nice place to live here has become nothing but drama and causing health issues for me.
