Regency Mobile Home Park About
For Indiana residents exploring mobile home living options in the Pendleton area, Regency Mobile Home Park at 106 Gregory Dr presents itself as a community with a history and an evolving landscape. When considering a place to call home, especially in a mobile home park, understanding the existing conditions and community dynamics is crucial. This article aims to provide a factual overview of Regency Mobile Home Park, drawing directly from available public information and resident feedback, to help Hoosiers make an informed decision.
It's important for prospective residents to approach any mobile home park with a clear understanding of what to expect, and Regency Mobile Home Park is no exception. While it offers a Pendleton address, a desirable location for many, recent reviews suggest that the park may be undergoing a period of transition or requiring attention to its infrastructure and maintenance. Concerns raised by current and past visitors indicate areas that prospective residents should investigate thoroughly before making a commitment. Our goal is to lay out the available information clearly, covering its location, potential services, and how to make contact, allowing you to gauge its suitability for your needs as a local resident.
Regency Mobile Home Park is located at 106 Gregory Dr, Pendleton, IN 46064, USA. This address places it in the town of Pendleton, a community in Madison County, Indiana. Pendleton is known for its blend of small-town charm and its convenient proximity to larger metropolitan areas like Indianapolis, making it an attractive location for many Hoosiers seeking a balance between quiet living and urban access.
Gregory Drive provides direct access to the park's residences. The mobile home park's location within Pendleton means residents have relatively easy access to the town's amenities, including local shops, dining establishments, and schools. Pendleton is well-connected by major roadways, with Interstate 69 (I-69) being a significant artery nearby, facilitating commutes to surrounding cities for work or leisure. This connectivity is a key benefit for residents, allowing for convenient travel throughout Central Indiana.
While the specific internal layout and road conditions within the park are subject to the maintenance comments in reviews, the external accessibility to major routes in Indiana remains a consistent advantage of its Pendleton location. This allows residents to easily reach employment centers, healthcare facilities, and recreational opportunities that the broader Indiana region offers. For those considering mobile home living, the geographical placement of Regency Mobile Home Park offers a practical balance for daily life and wider regional access.
Based on the provided information, details regarding specific services offered by Regency Mobile Home Park are limited. However, as a mobile home park, it inherently offers certain foundational services and living arrangements:
Lot Placement for Mobile Homes: The primary service is providing plots of land where manufactured homes can be placed, typically for long-term residency.
Utilities Access: Like most mobile home parks, Regency would be expected to provide hookups for essential utilities such as water, sewer, and electricity to individual home lots. One review mentions "water hose draining water on road," which suggests water service is present, though its management may need attention.
Community Infrastructure: The presence of internal roads (like Gregory Dr) for vehicle access within the park is a fundamental service. Reviews, however, note concerns about the condition of these internal roads and overall "lot placement."
Basic Maintenance (Implied): While reviews highlight a "neglected" appearance and a "run down" condition, the operation of any mobile home park implies some level of maintenance for common areas, even if current feedback suggests it is not meeting expectations.
Property Management Contact: The phone numbers provided suggest a means of contacting park management for inquiries, although a review indicated difficulty in getting return calls.
It is crucial for prospective residents to verify the availability and quality of these services directly with the park management, paying particular attention to the concerns raised in public reviews regarding maintenance, responsiveness, and overall park condition.
Based on the provided customer reviews, the primary features and highlights of Regency Mobile Home Park are unfortunately mixed, with current feedback pointing to areas needing significant attention:
Pendleton Location: Situated in Pendleton, Indiana, which is a desirable location offering a balance of small-town living and access to broader metropolitan amenities via nearby I-69.
Residential Community: It serves as a mobile home park, providing a residential setting for individuals and families seeking manufactured home living.
Existing Infrastructure: The park has an established layout with existing mobile homes and internal roads, indicating a long-standing community.
However, it is important to acknowledge the critical points raised in the reviews, which also highlight current challenges that could be considered anti-highlights from a resident's perspective:
Maintenance Concerns: Reviews repeatedly mention the park looking "run down," "in desperate need of repairs," and having "trash blowing around." This suggests a lack of consistent landscaping and general upkeep.
Infrastructure Issues: Specific issues noted include "water hose draining water on road for we can slide into the trailer," indicating potential drainage or plumbing issues affecting road conditions and safety.
Communication Difficulties: A significant concern is the inability to "get a return call in regards of the new trailer out there or old one for sale," indicating potential unresponsiveness from management.
Lack of Clear Management Presence: The absence of "signs of a leasing/maintenance office anywhere" and no single "place sticks out either" suggests a lack of clear and visible on-site management, which can be challenging for residents seeking assistance.
Lot Placement Issues: Comments on the need for "clear lot placement" indicate potential disorganization or lack of defined spaces.
Prospective residents should visit the park in person to assess these conditions directly and attempt to contact management to gauge their responsiveness and plans for addressing these reported issues.
As a mobile home park, Regency Mobile Home Park primarily facilitates the placement and long-term residency of manufactured homes rather than offering temporary "RV park" style promotions or discounts on nightly stays. Therefore, traditional "promotions or special offers" are not typically applicable in the same way they might be for a recreational campground.
The core offering of Regency Mobile Home Park is the opportunity for individuals to purchase a mobile home and secure a lot within their community. Information regarding the availability of new or old trailers for sale within the park would be the primary point of interest for prospective residents. However, it's important to note that a review specifically mentioned difficulty in getting return calls regarding available trailers for sale.
To learn about any potential "offers" related to home sales, such as pricing on available units, lot rent details, or financing options, interested parties would need to directly contact the park management or any real estate agents listing homes within the park. Given the feedback on communication, persistent effort may be required. There are no indications of specific discounts, move-in specials, or seasonal promotions publicly available or mentioned in the provided data. The value proposition would be tied to the long-term cost of lot rent and home ownership in this specific Pendleton location.

It is important for prospective residents to be aware of the feedback from a past reviewer, who indicated difficulty in receiving return calls when trying to inquire about available trailers. Therefore, while these numbers are listed, persistence may be necessary, or alternative methods of contact might be considered if initial attempts are unsuccessful. These could include visiting the park in person during business hours (if an office is identifiable) or seeking out real estate agents who may be listing properties within the park and have direct channels to management. When attempting to contact, be prepared to clearly state your inquiry to assist the park management in addressing your needs.
For Indiana locals considering mobile home living, Regency Mobile Home Park in Pendleton presents a unique set of considerations. While the reviews highlight significant areas requiring attention, understanding its core offerings and challenges is key to determining its suitability for certain individuals or families.
One of the primary factors for its suitability lies in its location. Pendleton, Indiana, is a desirable town offering a balance of community feel and practical access to larger urban centers via nearby Interstate 69. This geographical advantage means residents can enjoy a potentially more affordable housing option within a commutable distance to employment opportunities, schools, and amenities throughout Central Indiana. For those who value staying within the general region but are seeking alternative housing solutions, the Pendleton address is a draw.
However, it is crucial for prospective residents to directly address the concerns raised in public reviews. The feedback suggests that the park's current condition, including issues with maintenance, landscaping, clear lot placement, and particularly the responsiveness of management, are significant challenges. For a mobile home park to be truly "suitable," residents typically look for well-maintained common areas, functional infrastructure, and accessible, responsive management. The reported difficulties in getting return calls regarding available homes are also a major hurdle for those actively seeking to move into the community.
Therefore, while the concept of mobile home living in Pendleton might be appealing for its potential affordability and location, individuals considering Regency Mobile Home Park should conduct thorough due diligence. This includes visiting the park in person to assess the current conditions of common areas, roads, and available lots; observing the general upkeep; and making direct attempts to contact the management using the provided phone numbers. Engaging with any current residents, if possible, might also offer valuable insights into daily life and the responsiveness of the park's administration.
In conclusion, Regency Mobile Home Park in Pendleton is a place with established housing and a strategic location in Indiana. Its suitability for locals will largely depend on the individual's tolerance for the current conditions highlighted in reviews and their ability to verify direct improvements or a change in management responsiveness. For those willing to navigate these challenges, it could potentially offer a more affordable housing option in a desirable Indiana town.
