-
Property Management and Enforcement: The park has management and maintenance personnel who are responsible for overseeing the community. Resident feedback mentions a person who "cuts the grass and maintains the property" and "write you violations for everything." This indicates a system of property management and rule enforcement is in place, aiming to maintain community standards, even if some residents perceive it as overly strict. This service includes addressing violations related to property appearance (e.g., "grass is too high," "patio furniture looks messy").
-
Lot Rentals: The primary service provided is the rental of individual lots within the park where manufactured homes are placed. Residents typically own their homes and pay a monthly lot rent. This service includes providing the designated space and access to the park's infrastructure.
-
Utility Connections: The park provides the necessary infrastructure for utility hookups to each lot, which generally include water, sewer, and potentially gas and electricity lines. While residents are typically responsible for their individual utility bills, the availability of these connections is a fundamental service for modern living.
-
Parking Management: The park enforces specific parking rules, as highlighted by resident comments such as, "If your car isn't on your concrete pad you will be towed away." This indicates a managed parking system is in place to ensure order, even if enforcement is perceived as rigid by some residents.
-
Common Area Maintenance: While specific details are limited, parks typically handle the maintenance of common areas like roads and shared green spaces. However, resident feedback regarding "driveways have cracks patios have cracks" suggests that the upkeep of some infrastructure components might be an area of concern for residents.
Prospective residents are advised to directly contact Applewood Pointe Mobile Home Park to gain a comprehensive understanding of all services offered, inquire about specific rules and regulations (especially regarding parking and property maintenance), and understand any associated fees.

The guy who cuts the grass and maintains the property, was looking under tarps and other properties he’s a creep and write you violations for everything if your grass is too high by 1 inch or if your patio furniture looks messy he’s just a weird guy who stalker people
Lot rent is raised every year over $500 this year. Driveways have cracks patios have cracks. If your car isn't on your concrete pad you will be towed away.
Great place to live. Very clean and quiet. Great seeing families at the park and the kids playing. Manager of the park,he is great!! Very nice and welcoming. Living here over 7 months now and I'm so happy here. It's beautiful and neighborhood is peaceful.
Alot of ran down lots and the whole park smells of cat urine very badly. Lot 1912 Plainfield a guy was just dumping old cat litter boxes into the yard and had trash allover. Right next to a "new" placed trailer up for sale. Not a good look
The manager is beyond rude. My sons rented a mobile home from them and every day that Manager was picking on them every day. A week after living there the manager came to the door and yelled and screamed at our stepmom. They are working with a lawyer now after recieving a a 30 day eviction notice. They nothing wrong at all. Telling them that they never read the lease when they did all of it even gave them a special sheet with the rules on it. Which we already together. Saying that they left trash cans Out for days at a time which was a lie then told us that we couldn’t park in the overture parking area because someone rented it. Everyone in the park fed the stray cats which the Manager said that they were protected. So once in a while would give them a soft can of food. Then was told if we fed them they were would be responsible . And then gave him a 30 day eviction notice because they were tired of being messed with. Thank God they found a townhouse for 100 bucks less and more beautiful
