Location and Accessibility

Riverrun RV Park & Lodging LLC is conveniently located at 2400 Carmody Blvd, Middletown, OH 45042, USA. This address places it within Middletown, a city in Butler County, Ohio, situated strategically in the heart of the bustling Cincinnati-Dayton metropolitan corridor. For Ohio residents, this location offers an excellent balance of accessibility to urban amenities and a generally peaceful setting near natural features.

Middletown is well-connected by major roadways, including Interstate 75, which is just a short drive from the park. This proximity to a major interstate makes Riverrun RV Park highly accessible for RVers traveling from various parts of Ohio or those passing through the state. The ease of access minimizes travel time off the main highway, making it an efficient stop for overnight stays or a convenient base for exploring the region.

A notable aspect of its location, highlighted by a satisfied customer, is its direct proximity to Smith Park. This offers immediate access to a significant local green space, potentially providing opportunities for recreation, scenic views, and community events such as fireworks displays and hot air balloon launches in the summer. Furthermore, being "next to the river" implies picturesque scenery, contributing to the overall appeal of the location. This combination of highway accessibility, proximity to a major park, and scenic river views makes Riverrun RV Park a strategically positioned and attractive option for Ohio RV travelers.

Services Offered

Riverrun RV Park & Lodging LLC is designed to cater to the essential needs of RVers, particularly those seeking full hookups and a comfortable stay. While specific details on every single service are not exhaustively listed in the provided reviews, the feedback emphasizes key amenities and operational aspects:

  • Full Hookup Sites: The park offers sites with full hookups, which typically include electrical (30 and 50 amp), water, and sewer connections. This is a critical service for RVers, providing all necessary utilities directly at their site.
  • Year-Round Living: A significant service offered is the provision for year-round RV living. This makes it a crucial option for individuals who live in their RVs full-time or require extended stays, particularly when alternative year-round RV parks are scarce.
  • On-Site Management: The presence of a "property manager and the lady in the office" indicates dedicated on-site personnel who assist residents with their needs, manage operations, and maintain communication. Reviews describe them as "phenomenal young ladies" and "great," suggesting a high level of customer service from the immediate staff.
  • Property Maintenance (Summer): The park is described as "well maintained" and "absolutely gorgeous here" during the summer, implying consistent landscaping, grass mowing, and general upkeep of the grounds during the warmer months.
  • Lodging Options: While the focus is RV park, the "lodging LLC" in its name suggests that they might also offer cabin rentals or other forms of temporary lodging, though this is not detailed in the reviews.
  • Security and Safety: Although not explicitly listed as a service, the overall positive sentiment about the park being "a VERY nice place to live in" suggests a general sense of safety and security within the community.

It's important to note the critical feedback regarding winter maintenance: the lack of snow plowing on roads and streets during winter is a significant service deficiency. This issue can severely impact accessibility for residents and emergency services, posing a liability concern for the owner. Prospective residents, especially those considering year-round living, should factor this into their decision.

Features and Highlights

Riverrun RV Park & Lodging LLC boasts several features and highlights that make it an attractive option for RVers, alongside a critical consideration for year-round residents:

  • Scenic Location and Views: The park's proximity to the Ohio River and its location near Smith Park provide "lots of scenery" and make it "awesome." This natural beauty is a significant draw, offering pleasant views and a serene environment.
  • Proximity to Smith Park: Direct access to Smith Park is a major highlight. This allows residents to enjoy local events like "fireworks" and "hot air balloons," and provides a convenient spot to "watch the parachuters," offering built-in entertainment and recreational opportunities right across the street.
  • Year-Round Living Availability: As explicitly mentioned in reviews, Riverrun is one of the "ONLY location I found that does year round RV living" in the area. This is a crucial feature for individuals who live full-time in their RVs and need a consistent, long-term parking solution.
  • Cleanliness and Summer Maintenance: The park is consistently described as "very nice clean place to camp out" and "absolutely gorgeous here and well maintained" during the summer months. This indicates a high standard of upkeep during peak seasons, contributing to a pleasant stay.
  • Friendly On-Site Staff: The property manager and office lady are highlighted as "phenomenal young ladies" and "great," indicating a welcoming and supportive on-site team that contributes positively to the resident experience.
  • Spaciousness: While not directly stated for individual sites, the general positive sentiment and description of the park imply a comfortable amount of space, contributing to the "very nice place to live in" assessment.
  • Winter Maintenance Issues (Critical Highlight): A significant and repeatedly emphasized concern is the lack of snow plowing during winter. This can render roads impassable for vehicles, including emergency services, posing serious safety and accessibility risks for residents, especially the elderly. This is a crucial factual highlight for anyone considering year-round residency.

Promotions or Special Offers

Based on the provided resident feedback, there are no specific promotions or special offers explicitly advertised by Riverrun RV Park & Lodging LLC. The reviews primarily discuss the standard pricing structure for year-round living and the park's operational characteristics rather than promotional incentives.

One review does highlight that the park is "EXTREMELY expensive" for year-round RV living, suggesting that while it offers a unique and necessary service (year-round residency), it comes at a premium. The reviewer states, "He makes well over 150,000.00 a month on all of his rentals so I’m positive he could pay his landscaping company to plow!!" This comment points to a perceived high cost of living at the park, which might not be balanced by additional promotions or discounts.

Prospective residents should anticipate a standard pricing model for daily, weekly, or monthly stays, with a potentially higher rate for long-term or year-round occupancy. Any "special offers" would likely be in the form of the value provided by its year-round availability, prime location, and well-maintained summer environment, rather than explicit discounts. It is always recommended to contact the park directly for the most current pricing structure and to inquire about any specific rates for longer stays or off-season periods.

Contact Information

For direct inquiries, information on site availability, current rental rates, or to address any specific questions about Riverrun RV Park & Lodging LLC, you can use the following contact details:

Address: 2400 Carmody Blvd, Middletown, OH 45042, USA

Phone: (513) 267-0288

Mobile Phone: +1 513-267-0288

Given the feedback about the "phenomenal young ladies" in the office and as property managers, contacting them directly is likely to provide the most accurate and up-to-date information regarding park operations, seasonal conditions (especially winter maintenance policies), and any specific needs you may have for your RV stay. Direct communication is essential for understanding all aspects of the park's offerings, particularly for those considering long-term residency.

Conclusion: Why this place is suitable for locals

For Ohio residents, Riverrun RV Park & Lodging LLC in Middletown presents a unique and potentially highly suitable option, particularly for those seeking year-round RV living or a well-appointed base for exploring the region. Its most significant appeal lies in its function as one of the "closest and ONLY location" offering year-round RV residency, making it an invaluable resource for full-time RVers or those needing a consistent, long-term spot in the Ohio River Valley.

The park's convenient location in Middletown, with easy access to I-75 and immediate proximity to Smith Park, ensures that residents can enjoy both the tranquility of a riverside setting and convenient access to urban amenities, events (like fireworks and hot air balloons), and major transportation routes. During the summer, the park is described as "absolutely gorgeous" and "well maintained," offering a clean and appealing environment for camping and living.

However, it is critically important for Ohio locals, especially those considering year-round stays, to factor in the significant concern regarding winter maintenance, specifically the lack of snow plowing. This issue poses serious safety and accessibility risks during snowy conditions, as highlighted by a long-term resident. While the on-site staff are praised for their helpfulness, this is a matter of owner responsibility that directly impacts resident well-being.

Despite this crucial winter caveat, for many Ohioans seeking a safe, clean, and beautiful RV park with year-round availability during non-snowy periods, or those willing to manage winter accessibility proactively, Riverrun RV Park & Lodging LLC offers a highly recommended and otherwise excellent living or camping experience. Its unique offering in the region makes it a vital resource for the local RV community, providing a comfortable and scenic place to call home, at least for three seasons of the year.

The park is extremely nice BUT if it snows and you are elderly PLEASE leave immediately and go somewhere that PLOWS their road and streets!! I’m 60 my fiance is 61 and I’m taking care of my 82 year old father full time and if any of us need medical help we are basically out of luck because the ambulance can’t even get through here!! Before anyone says “why are you there then” I had an electrical house fire. Thankfully I own a 42 ft long 120,000.00 RV. I had it parked on MY property I own but the city wanted it removed immediately. This is the closest and ONLY location I found that does year round RV living. Yes, it’s EXTREMELY expensive but I had no choice. Yes, my RV is a two bedroom and a four season unit. I will say that the property manager and the lady in the office are phenomenal young ladies and they are great BUT they have no control over what the owner won’t do!! He has a landscaping team that is quick to mow this grass all summer long but apparently they are not equipped to plow or they don’t want to!! My fiance plowed the extremely long driveway to the park himself due to being worried about others. His hydraulic on his plow broke so he couldn’t do the entire place as he wanted to plus I told him that the owner probably wouldn’t pay him to spend hours on plowing let alone the gas it would take. I told him that is the owner’s responsibility to maintain his property. He makes well over 150,000.00 a month on all of his rentals so I’m positive he could pay his landscaping company to plow!! I talked to a city employee that I’m related to and they CLEARLY stated that if the owner of a property that is a trailer park, apartment complex or RV year round living that they own fails to have the property plowed and if an ambulance or fire truck can’t get to individuals or a fire they are liable. Other than the above mentioned circumstances the park is a VERY nice place to live in and I honestly do recommend it to anyone that needs/wants to live in a year round RV park. It’s absolutely gorgeous here and well maintained……in the summer time.

Nice RV park, I like the large lots… yes there is an airport but that was okay… never minded the little noise coming from it… neighbors were all very nice… there is also a railroad near by but again not an issue with us… the park even allowed us to set up our temporary dog panels… there is also a laundry facility nearby… we stayed at the park for 11 weeks… If ever back in the area I would stay again…

Across from the airport so you get to see airshows, skydiving and if interested the air museum. Also, close to Smith park and walking trail along the river. Nice park but your rv must have everything because their are no showers or laundry on site. There are full hook ups with nice size lots but a bit pricey. Overall, I would return because the owner and office manager are very helpful and kind.
