Arbor Vista About
For many residents across Minnesota, particularly in the bustling Twin Cities metropolitan area, the pursuit of comfortable and affordable housing remains a top priority. While traditional single-family homes and apartments are common considerations, an increasingly popular and accessible alternative is the manufactured home community, often still referred to by its traditional name, mobile home park. These communities offer a unique blend of independent living in a detached home, coupled with the advantages of a structured neighborhood, often at a more appealing price point than conventional real estate.
One such established community in the south metro is Arbor Vista, located in Burnsville, Minnesota. For local Minnesotans exploring diverse housing solutions, understanding the distinct benefits and characteristics of a manufactured home community like Arbor Vista is essential. In these communities, residents typically own their manufactured home, while leasing the land or lot it occupies. This model significantly lowers the initial investment usually associated with purchasing a home, making homeownership a more achievable dream for a broader range of individuals and families who might find traditional housing costs prohibitive.
It's important to recognize that today’s manufactured homes are a far cry from outdated perceptions. Modern manufactured homes are built in controlled factory environments, adhering to strict federal construction and safety standards (the HUD Code). This rigorous process ensures high quality, energy efficiency, and durability. These homes come in a wide variety of floor plans, sizes, and architectural styles, often featuring contemporary designs, multiple bedrooms and bathrooms, and amenities comparable to those found in site-built homes. When situated within a well-maintained community like Arbor Vista, they provide a private, comfortable, and often spacious living environment.
The appeal of communities such as Arbor Vista for Minnesota locals extends beyond just financial accessibility. Many residents appreciate the potential for a strong sense of community that often thrives in these parks. Neighbors may form closer bonds, contributing to a safer and more welcoming atmosphere. The managed environment, with its established community guidelines, can also help maintain a consistent and well-kept appearance throughout the park, which can enhance overall resident satisfaction and pride of ownership. This type of living offers the independence of a detached home alongside the collective benefits of a managed community.
As with any significant housing decision, prospective residents should conduct thorough due diligence. This includes researching current management practices, carefully reviewing lease agreements, and seeking insights into current resident experiences. Manufactured home communities, like all residential properties, have their own unique operational dynamics that are important to fully understand before committing.

For Minnesota locals seeking a practical and affordable path to homeownership in the thriving Twin Cities south metro, Arbor Vista Manufactured Home Community in Burnsville presents a notable option. Its suitability for residents across the state, particularly those looking for housing solutions in a vibrant suburban setting, stems from a combination of its inherent advantages as a manufactured home community and its strategic location.
The core appeal for many Minnesotans is the financial accessibility that manufactured home living offers. In a region where housing costs can be substantial, Arbor Vista provides an opportunity to own a detached home at a typically lower entry point than traditional single-family houses. This reduced financial barrier allows residents to achieve the dream of homeownership, potentially freeing up financial resources for other life pursuits and enjoyment of Minnesota’s many amenities.
Furthermore, the positive feedback regarding the cleanliness of units and the welcoming nature of certain staff members ("Merlie") suggests a commitment to providing a comfortable and positive living environment. A clean and well-maintained unit is fundamental to resident satisfaction, and a professional, helpful staff can significantly enhance the overall experience. The community structure, common in manufactured home parks, can also foster a sense of neighborhood, which is often valued by Minnesotans seeking connection and a feeling of belonging.
However, it is absolutely essential for prospective residents to carefully consider and investigate the concerns raised in the customer review regarding office staff professionalism and attitude. Issues like disrespectful communication and quick frustration, especially when interacting with a diverse community including older Hispanic couples, are serious and require thorough investigation. For any Minnesota local considering Arbor Vista, it is highly recommended to:
- Engage in direct and extensive communication with the current management team.
- Pay close attention to the communication style and responsiveness of all staff members encountered.
- Request all terms, conditions, and agreements in writing and review them meticulously.
- If possible, speak with current residents to gain a broader perspective on their experiences with the management.
Despite these critical considerations regarding management, Arbor Vista’s location in Burnsville remains a significant asset for local residents. Its easy access to Burnsville Parkway and major interstates ensures seamless connectivity to the vast employment opportunities, excellent schools, comprehensive healthcare facilities, and diverse recreational and cultural attractions of the Twin Cities. This blend of suburban tranquility with metropolitan convenience means residents can enjoy the best of Minnesota life, from outdoor adventures to urban entertainment, with ease.
In conclusion, Arbor Vista Manufactured Home Community offers an accessible and potentially appealing housing solution for Minnesota locals seeking affordable homeownership within a well-connected Burnsville setting. While the importance of exercising due diligence regarding management practices cannot be overstated, the core benefits of manufactured home living in this desirable location make Arbor Vista a noteworthy consideration for many Minnesotans looking for their next place to call home.
Customer Reviews
So my experience is as nothing but amazing. Merlie was such a blessing she was very informative very professional and very welcoming she did Avery thing exactly as she should and blessed me and my son with our very nice and clean unit everyone ho get your future place and make sure Merli is at your service 😌
I give a one star to the staff at the office, they are very disrespectful to people on the phone, one woman there in particular likes to respond back with a attitude and make comments back, her name is Joana, please be mindful on how you are correcting people if they are in the wrong, you can’t ask them a question because they quickly get upset. They do not have professional manners, I get that working with people can be very hard day to day but you can take that attitude at home, instead the office staff takes it out on the community, the community is filled with mostly older hispanic couples, please know who you are talking to before you make comments back there are numerous people who have complained about this, corporate should really do an anonymous survey and get the right picture of what we get from the office, and Joana shouldn't be in this field if she gets frustrated that easily.
I've been here 20 years - when it was Camelot acres residents could receive free exterior paint, if needed, free grass seed in the spring and free leaf bags in the fall. The roads and multiple parking spaces would be plowed in a timely manner. The park maintenance was good. NOW the roads don't get plowed quickly (parking spaces don't get plowed at all). Bags of leaves aren't being picked up. Lot rents keep going up but service is going down.
Horrible management and that is an understatement, back in the year 2000 when it was Camelot Acres they had a really good team, but for some reason they start leaving ,and over the years it got worse and worse and they just care about their money , roads are horrendous during winter, they barely clean it, and summer they close the pool completely because they don’t want to spend the money on maintenance, today in the year 2022 they do not open the office consistently if you need something is more likely that they are going to be close with no sign to inform you what’s going on. I hope my review helps fix this issues because the peoples here deserves better and if you have a choice don’t come here.
I've lived here for 11 years and I've had nothing but problems with the management. We've been through 4 or 5 managers from 3 different management companies and it's just gotten worse over time. For the current ones, they're never in the office, and when they are they close several hours before their posted closing time. Rules are never enforced, and the plow service is terrible. It's 2:00PM and the road I live on still has 8 inches of snow that goes out about 6 feet into the road. I have a 4-wheel-drive truck but we also have 2 people living here over 70 and a disabled woman, and they drive smaller vehicles. What if their car gets stuck? Across the street is an elderly man who just got out of surgery, and next to him is another elderly man with a heart condition. Are they just trapped in their houses? What about the kids who have to walk to the bus stop in the morning? What about the parents that have to drive their kids to school? What about everyone who just leaves for work at 7:00AM and doesn't drive a half-ton truck? Oh, and the manager just never came in today, and the voicemail box is full. I tried calling the parent company and THEIR voicemail box is full, so I called THEIR management company and their voicemail box HASN'T EVEN BEEN SET UP! This is insanity! The majority of the houses are fairly nice, and most of the people here are quiet and friendly, but if you're expecting literally anything from the management, you'll be disappointed. Personally, I'd stay away.
