Promotions or Special Offers

As a content writer, I must strictly adhere to provided factual information and cannot invent specific, current promotions for Bay West Club. Information regarding special offers typically varies and is best confirmed directly with the community management. However, given the nature of mobile home parks, potential promotions or aspects to inquire about might include:

  • Affordable Lot Rent Structure: While lot rent can be a point of discussion, the core offering of mobile home parks is often a more cost-effective housing solution compared to traditional rentals or home purchases in the Tampa area. This fundamental affordability can be seen as a key aspect of their value proposition.

  • Home Purchase Incentives: If the community partners with manufactured home dealers, there might be offers such as reduced lot rent for an introductory period (e.g., the first few months) when purchasing a new or pre-owned home within the park. These incentives aim to attract new residents.

  • Referral Programs: Some communities offer incentives to current residents who refer new individuals who then become residents. It is always advisable to inquire if such programs are in place.

  • Seasonal or Off-Season Rates: While specific to the park's operational model, some communities might offer varied rates or incentives during particular seasons for new residents, though this is less common for permanent mobile home residency.

We lived on this property for 3 years, owned our home from November 2021-November 2024. The property management company gives out a huge rule book when you move in. Residents don't follow it. Management doesn't enforce it either. There's really no point to it because ppl just do what they want. There's no accountability. The office is helpful but it takes work to get anyone to do anything. Garbage is left on streets for months at a time until it basically disintegrates on it's own lol. We used to pick up garbage, and dog poop that wasn't ours dogs, but it got tiring fast so we just worried about own property. Ppl drive on your lawn and don't care, have trees cut at 7 am on a Sunday, pile brush on properties that don't belong to them affecting your space. We adopted the "if they dont care, why should we" attitude and then we decided to leave. It became depressing, so much work! Stray cats are everywhere. It became impossible to keep up with flea/tick control for our dogs. It would be nice if they would use some funds to hire night time security to deal with the parties that shouldn't be happening as per the park rules. It's going downhill fast but can be improved if the park would uphold their own rules, holding ppl accountable for grass cutting, garbage bins/recycle all over the place, parking on roads affecting others, parties, loose dogs not on leashes etc it would greatly improve the living conditions.

Very poor management. They lost paperwork done over six years ago and expect the people to re-pay the application fee. Community was gated and now they aren't even bothering to redo the gate. Expect some of the people that do abide by the rules to pay for everyone else that isn't. The park has really gone so far down hill that no one will see the light here. And some of the rules r really ridiculous like they don't allow people to do any kind of maintenance on their own vehicles. Some people live here cause they can't afford to live somewhere else so how can they afford a 1000 dollar mechanic bill? They claim they care for the people that live there but there is no sign of it whatsoever.

We applied to Bay West. We are currently paying rent of 912 a month and they tried to tell us that we did not have enough income to rent one of their mobile homes that rents for 700 a month! There were roaches crawling everywhere when we looked at the one for rent. Love to know how you can pay more rent and want to go to paying less rent but do not make enough??????????

This is a poorly managed park, with bad roads, frequent crime, drugs, vandalism and theft, and chronic mismanagement. Dogs and cats roam free, and the noise after hours can be ridiculous. Avoid at all costs. 6/30 19 update: WORSE AVOID!! Heroin and unchecked drunk driving now plague this community...folks are going 7 plus days without AC repair and having drunk neighbors drive into their traailers....stay clear.
