This article is designed to give you a clear, factual, and engaging overview of what Cambridge MHC offers from the perspective of a local user, helping you navigate your housing decisions in the Mountain State.
Cambridge MHC provides individual lots for manufactured homes, contributing to the housing inventory in Charles Town. Mobile home parks like Cambridge MHC offer a unique pathway to homeownership, often at a different price point compared to traditional stick-built homes. While public feedback indicates some significant concerns regarding management responsiveness and perceived value for lot rent, the fundamental offering of a dedicated space for a manufactured home within a community setting remains. Our aim here is to present the available public information about Cambridge MHC to empower you with the facts, allowing you to weigh the various aspects as you consider your living arrangements in West Virginia.
Cambridge MHC is strategically located in the charming and historically rich city of Charles Town, West Virginia. You'll find the park nestled at 11 Manchester Dr, Charles Town, WV 25414, USA. This address places it within Jefferson County, an area known for its scenic beauty, historical significance, and growing local economy.
The location offers excellent accessibility for residents throughout West Virginia's Eastern Panhandle and beyond. Charles Town is well-connected to major roadways, including US Route 340, which provides direct access to nearby larger cities like Harpers Ferry, Ranson, and even into neighboring states such as Maryland and Virginia. This makes commuting for work, school, or leisure activities relatively straightforward for residents of Cambridge MHC. The park's specific address on Manchester Drive suggests a residential setting within Charles Town, offering a balance of quiet living with convenient access to the city's amenities. Charles Town boasts a range of local conveniences, including grocery stores, dining establishments, local businesses, and health services. For broader shopping centers, entertainment venues, or specialized medical care, residents would typically travel to nearby Martinsburg or Winchester, VA, both easily accessible by car. While public transportation options might be limited, the overall accessibility by personal vehicle to key regional destinations is a significant advantage of residing at Cambridge MHC in Charles Town.
As a mobile home community, Cambridge MHC primarily offers the foundational services required for residents to place and reside in their manufactured homes. Based on the typical operations of such parks, and considering the available public information, the services generally include:
- Lot Rentals: The core service provided is the rental of individual plots of land, commonly referred to as "lots," where residents can position their mobile or manufactured homes. This allows for individual homeownership while renting the land beneath it.
- Utility Access Points: The park is expected to provide access points for essential utilities at each lot, such as connections for water, sewer, and electricity. It is typical for residents to then establish their own accounts and pay for these utilities directly with the respective service providers.
- Internal Road Maintenance: The management usually oversees the maintenance of the internal roadways within the mobile home park, ensuring that residents and visitors can access homes safely and efficiently.
- Basic Common Area Upkeep: While specifics are not detailed in public reviews, mobile home parks generally maintain any shared common spaces, contributing to the overall appearance and function of the community.
- Community Management: There is a management structure in place, as indicated by the reviews mentioning "management" and "Joe." This team is typically responsible for enforcing park rules, handling administrative tasks related to lot rentals, and addressing resident inquiries, though the efficiency of this service has been a point of concern for some past reviewers.
Cambridge MHC offers several inherent features that appeal to individuals and families seeking a particular type of living arrangement in West Virginia. However, it's also important to consider all aspects, including those highlighted in public feedback.
- Affordable Homeownership Pathway: A key highlight for many West Virginians is the potential for more affordable homeownership through manufactured homes, which can have a lower entry cost than traditional site-built homes.
- Community Structure: The park provides a defined community setting. For many, living in a mobile home park fosters a sense of neighborhood and offers a distinct residential environment.
- Individual Space: Residents have their own dedicated lot for their home, allowing for a degree of personal space and the ability to customize their property.
- Charles Town Location: Being situated in Charles Town provides residents with access to a city rich in history, local charm, and a growing array of amenities. This includes various local shops, restaurants, and historical sites.
- Proximity to Regional Hubs: The park's location in Jefferson County offers convenient access to larger employment centers and services in nearby Martinsburg, Winchester (VA), and even the Washington D.C. metropolitan area, via major routes like US-340 and I-81.
- Established Presence: As an existing mobile home park, Cambridge MHC represents an established part of the local housing landscape, suggesting a long-term option for residents.
- Potential for Quiet Residential Living: Mobile home parks often offer a quieter residential atmosphere compared to denser urban areas, appealing to those seeking a more peaceful home environment.
Based on the publicly available information, there are no specific, advertised promotions or special offers for Cambridge MHC. This is quite common for mobile home parks, where the focus is typically on the ongoing rental of lots rather than short-term promotional campaigns. The most significant "offer" is often the availability of a lot itself.
However, it is always recommended for prospective residents to directly contact the management of Cambridge MHC to inquire about any current opportunities or specific rental terms. While direct promotions might not be listed, it's possible that:
- They may have current vacancies that are not widely advertised.
- They might be able to provide details on the lot rent, which, according to one review, stands at approximately $410 per month (though this figure could be subject to change and should be verified directly).
- They can clarify the application process, including any credit checks or income requirements, which were a point of confusion for a past reviewer.
Direct communication with the park management is the most effective way to understand all available options and current conditions at Cambridge MHC.

Customer Reviews
this place is very poorly managed, is it possible to give less than one star? management is never on site , for more than a month I tried to make an appointment and then when I finally made one they cancel it the day of the appointment! one of the managers Joe called me back he was angry because I made too many phone calls trying to get ahold of him then after making several more appointments that he canceled, he finally met with me for 10 minutes, promise to send an application by email , that never happen! then actually called me on the telephone to complain that his boss was angry at him because I never filled out the credit app that I never receive . I have a great job and outstanding credit and plenty of cash I tried over and over again to do business with these people. I am sure that there are others out there with the same problem i had trying to get ahold of these clowns who were acting as management.........
If I could give less than one star I would you can never reach these people on the phone you can never get any solid answers to your questions is absolutely ridiculous that they’re charging $410 a month for a lot rent and yet nothing given back to the community.
More children's equipment or activities need to be available!
Dont know why i was here but generally trailer parks suck.
