Carvel Manor Slums About
For residents across Ohio, mobile home parks can represent a significant housing option, often providing a path to more affordable living compared to traditional homes. When considering any residential community, it’s essential to gather comprehensive and factual information to make an informed decision. This article aims to provide an overview of a mobile home park located in Ashville, Ohio, known as Carvel Manor Slums, based on publicly available reviews from current and former residents. Our goal is to present this information clearly and factually, from the perspective of Ohio residents seeking to understand various housing options.
Mobile home communities in Ohio, like in many other states, operate under specific regulations designed to protect residents and ensure certain living standards. These regulations cover aspects such as lease agreements, utility provisions, and maintenance responsibilities. However, the quality of life within these communities can vary significantly depending on the management, ownership, and ongoing commitment to residents' well-being. For prospective residents in Ohio, understanding both the general framework of mobile home park living and the specific experiences reported by those who reside in a particular park is crucial. The affordability of mobile home living often makes it an attractive choice, but it’s vital to weigh all factors, including the condition of the property and the responsiveness of management, before making a commitment.
Carvel Manor Slums, located in Ashville, has garnered public feedback that highlights significant concerns regarding its management, living conditions, and adherence to tenant-landlord laws. While mobile home parks typically strive to offer a comfortable and community-oriented environment, the experiences reported by residents of Carvel Manor Slums present a different picture. This article will detail the reported issues concerning its location, services, and overall resident experience, utilizing the direct accounts provided by individuals who have lived there. The information presented here is drawn directly from customer reviews to offer a factual account of the reported situation at Carvel Manor Slums.
Carvel Manor Slums is located at 14461 OH-104 #4, Ashville, OH 43103, USA. Ashville is a village situated in Pickaway County, Ohio, known for its small-town charm and agricultural roots. It offers a quieter, more rural setting compared to larger urban centers in Ohio.
The park's location on Ohio State Route 104 provides direct road access. State Route 104 is a significant north-south highway that connects various communities in central and southern Ohio. For residents, this means relatively straightforward access to nearby towns like Circleville (to the south) and larger cities such as Columbus (to the north). Columbus is roughly a 30-40 minute drive, making it a feasible commute for work or access to more extensive services, shopping, and entertainment options.
While the location in Ashville offers a peaceful, less congested environment, residents would typically rely on personal vehicles for transportation as public transit options are generally limited in rural Ohio villages. The accessibility to larger economic hubs like Columbus is a common draw for residents in smaller surrounding communities. However, the overall living experience, as reported by residents of Carvel Manor Slums, appears to be significantly impacted by internal park conditions rather than its geographical location. The physical address itself is clear, allowing for navigation to the property, but the internal environment is what draws the critical attention from reviews.
Based on the highly critical customer reviews, the services offered or the manner in which they are managed at Carvel Manor Slums appear to be a major source of concern for residents. While mobile home parks typically offer basic services, the reviews suggest significant deficiencies and issues with what is being provided or how it is being maintained. According to resident accounts:
- P Lot Rental: This is the fundamental service, providing a space for mobile homes. However, reviews indicate management "will raise prices mid-lease," suggesting instability in rental agreements.
- P Utility Provision (Water): Residents report being "recently started charging us for the water here (which we were never charged for previously)." Critically, the quality of this water is described as "awful water! You cannot drink it, you cannot wash your white clothes. And if you cook with it, you will have orange foam in your food!" This suggests a severe issue with water quality, making a basic utility service inadequate.
- P Property Management and Communication: Residents state that "NO-ONE will speak to you" and that getting answers often requires going "to court." The property managers are labeled "terrible" and "SLUMLORDS," indicating a severe lack of communication, responsiveness, and professional conduct.
- P Maintenance of Common Areas/Infrastructure: Reviews highlight that the "place. It is run down, glass, nails, concrete sticking up everywhere!" This points to a significant failure in maintaining the park's infrastructure, posing safety hazards and contributing to a poor living environment.
- P Eviction Practices: Residents report that new owners "will try to evict anyone who doesn’t meet their standards," and that they "have been to eviction court so many times, that when the judges see their case, they role their eyes!" This suggests aggressive and potentially unjust eviction attempts.
In essence, while basic services like lot rental and utility connections are present, the quality of these services, the management's conduct, and the maintenance of the physical premises are reportedly severely lacking, leading to a highly negative living experience for residents.
Based on the explicit feedback provided by current and former residents, the "features" and "highlights" of Carvel Manor Slums are unfortunately negative, primarily detailing issues rather than positive attributes. It is crucial to present these reported features factually to provide a complete picture for Ohio locals considering this location.
- P Reported Unstable Rent Practices: A significant concern is the accusation that management "will raise prices mid-lease," which could create financial insecurity for residents.
- P Substandard Water Quality: A critical reported issue is the "awful water" that is undrinkable and discolors clothes and food, indicating a fundamental problem with a basic utility.
- P Negligent Property Maintenance: Residents highlight the park being "run down, glass, nails, concrete sticking up everywhere!" This suggests unsafe and unkempt grounds, which is a major detractor for any residential community.
- P Unresponsive and Problematic Management: Reviews strongly characterize the management as "terrible," "SLUMLORDS," and unresponsive, forcing residents to resort to legal action for communication and resolution.
- P High Volume of Eviction Attempts: The reported frequent appearances in eviction court, to the point where "judges see their case, they role their eyes," indicates an aggressive and potentially problematic approach to tenancy.
- P Negative Community Perception: The overwhelming sentiment from reviews is one of warning and dissatisfaction, with strong recommendations to "DO NOT DO BUSINESS WITH THIS COMPANY!!" and "AWFUL PLACE TO LIVE!"
These reported features unfortunately paint a picture of a challenging living environment rather than a desirable one. Potential residents should be fully aware of these widely reported concerns when evaluating Carvel Manor Slums as a housing option.
Given the extremely negative nature of the publicly available reviews and the severe issues reported by residents of Carvel Manor Slums, it is highly unlikely that this mobile home park would be offering any typical "promotions" or "special offers" designed to attract new residents in a positive light. The focus of the reviews is on fundamental problems with management, living conditions, and basic services, rather than incentives.
Any "offer" from this company, as described by residents, appears to be related to rent increases or demands for payment for inadequate services, rather than beneficial promotions. Prospective residents are strongly advised to exercise extreme caution and conduct thorough due diligence, including seeking legal counsel regarding tenant rights in Ohio, before considering any engagement with this property. Based on the overwhelming negative feedback, no positive promotions can be factually presented for Carvel Manor Slums. The "offer" for new tenants, as described by current residents, seems to be a highly problematic living situation.
Based on the provided information, the only contact detail for Carvel Manor Slums is the physical address. Reviews explicitly state that "NO-ONE will speak to you" when residents attempt to contact management, and that reaching out often requires legal action.
- P Address: 14461 OH-104 #4, Ashville, OH 43103, USA
It is important to note that no phone numbers were provided in the public data for Carvel Manor Slums, aligning with the resident complaints about a lack of communication channels. Prospective individuals are advised that direct contact or receiving answers may be exceptionally difficult, as per current resident experiences. Any attempt to gain information would likely need to be in person at the address, or through legal channels as suggested by the reviews.
For residents of Ohio, particularly those in the Ashville area seeking a mobile home living option, the overwhelming and consistent feedback from current and former tenants indicates that Carvel Manor Slums is, unfortunately, not a suitable or recommended place to live. The reviews paint a stark picture of a property plagued by severe issues that directly impact residents' safety, well-being, and financial stability.
Firstly, the reported issues with management are deeply concerning. Descriptions of "terrible" and "SLUMLORDS" who "treat people like garbage" and refuse to communicate are fundamental red flags for any residential community. The accusation of management raising prices mid-lease and routinely engaging in eviction court proceedings, to the point of judges' exasperation, suggests a disregard for Ohio Tenant-Landlord Laws and basic ethical practices. This lack of professional conduct and responsiveness creates an unstable and stressful living environment, far from what a safe home should offer.
Secondly, the reported living conditions are unacceptable. The severe issues with water quality, described as "awful," undrinkable, and causing "orange foam in your food," are a critical health and sanitation concern. Furthermore, the explicit mention of the park being "run down, glass, nails, concrete sticking up everywhere" points to a profound lack of maintenance, posing physical hazards and creating an unpleasant and unsafe environment. These conditions stand in stark contrast to the basic expectations of any habitable living space.
While the location in Ashville might offer a quieter, more rural setting with access to Columbus, the internal problems of Carvel Manor Slums appear to overshadow any geographical benefits. For any Ohio local considering a mobile home, the unanimous negative sentiment from reviews – advising "DO NOT DO BUSINESS WITH THIS COMPANY!!" and labeling it an "AWFUL PLACE TO LIVE!" – serves as a clear warning. A suitable home provides safety, stability, basic amenities, and respectful management. Based on the available public data, Carvel Manor Slums reportedly falls significantly short on all these crucial aspects, making it unsuitable for local residents.
Customer Reviews
DO NOT DO BUSINESS WITH THIS COMPANY!! They treat people like garbage and do not follow Ohio Tenant Landlord Laws. They will raise prices mid-lease and NO-ONE will speak to you. You almost have to go to court just to get some answers. They are SLUMLORDS!!
ZERO STARS! AWFUL PLACE TO LIVE! I currently live here & have lived her for 7 years. The new owners that bought this place last year are terrible! They will try to evict anyone who doesn’t meet their standards. They have been to eviction court so many times, that when the judges see their case, they role their eyes! These new owners have recently started charging us for the water here ( which we were never charged for previously) & it is awful water! You cannot drink it, you cannot wash your white clothes. And if you cook with it, you will have orange foam in your food! The rent is beyond ridiculous for this place. It is run down, glass, nails, concrete sticking up everywhere! I’m trying to get out of here as quickly as possible! Beware this place. You will find no good reviews.
Probably the worst place I have ever lives. It took me 3 months to get the title for my trailer after paying cash because the owner was always "out of the country on mission work". I lived here for 3 years and couldn't wait to get out. Residents are rude, managment picks and chooses who they apply rules too. They will try and charge you for ridiculous things. They raised the lot rent 2 times in 2 years, both times was for "water treatment". The water was completely unusable, we hated to even shower in it. We installed a 3 month house filter which lasted 3 days due to all the rust in the water. Supposedly they pass their monthly water tests but no idea how. The owner complained about us trimming the trees on our lot but wouldn't take care of limbs and branches falling out. They didnt maintain the roads, so many potholes they patched with a gravel mix so a week later it would be right back. People drove through our lot on a regular basis creating muddy holes and nothing was ever done about it so I left my trash cans there to block it but then got told to move them. If you move here you will regret it, honestly do not know how this place is still open!
The trailer park smells of sewage. The roads are unsalted and unplowed, and they are also riddles with potholes. The speed bumps are frequent and dramatic. The residents are noisy and rude. The trailers are dirty. The water frequently goes off and is filled with sulfur and rust and iron. I do not recommend.
I have a friend living here that I visit often. The grounds are kept clean and manicured. She has complained about the Management on multiple occasions about different issues
