We will delve into these aspects to give you a well-rounded picture of Castle Pines Mobile Home Park.

Introduction / Overview

Castle Pines Mobile Home Park is a residential community located in Augusta, Georgia, primarily offering spaces for manufactured or mobile homes. It functions as a managed community where residents can either own their mobile home and lease a lot, or in some instances, rent a mobile home directly from the park. The park aims to provide an accessible housing solution within the Augusta area. Mobile home parks like Castle Pines often foster a sense of community among residents, providing a more neighborly atmosphere than some other housing types.

It's important to understand that mobile home parks can vary greatly in terms of their upkeep, amenities, and the condition of the homes. Castle Pines, based on some public feedback, appears to be an established park with a focus on providing basic living necessities. Prospective residents should approach their research with a clear understanding of their own housing needs and expectations for a mobile home community.

Location and Accessibility

Castle Pines Mobile Home Park is situated at 3866 Mike Padgett Hwy, Augusta, GA 30906, USA. Mike Padgett Highway is a significant thoroughfare in Augusta, providing residents with relatively easy access to various parts of the city and surrounding areas. Augusta itself is a major city in Georgia, offering a wide array of job opportunities, educational institutions, healthcare facilities, and recreational activities. Being located on a primary road means that local transportation, whether by personal vehicle or public transport (where available), is generally convenient for residents.

The location on Mike Padgett Highway places the park within reasonable driving distance of essential services such as grocery stores, retail centers, dining options, and other daily necessities. This accessibility is often a key factor for individuals and families considering a mobile home park, as it balances affordability with practical living. Residents can benefit from being close to urban conveniences while still potentially experiencing a sense of community within the park.

Services Offered

As a mobile home park, Castle Pines would typically offer a core set of services to its residents, focusing on the maintenance of the common areas and providing necessary utilities:

  • Lot Rentals: The primary service for residents who own their mobile homes is the rental of individual lots. This typically includes the provision of essential hookups for utilities. Public information indicates lot rent is around $330 per month.
  • Utility Connections: Mobile home parks provide the necessary infrastructure for homes to connect to water, sewer, and electricity services. Residents are generally responsible for their individual utility consumption.
  • Curbside Trash Pickup: Included in the lot rent is weekly curbside trash pickup, which is a convenient service for residents, eliminating the need to transport waste themselves.
  • Lawn Care Services: The park reportedly includes lawn care services as part of the lot rent, which can significantly reduce the maintenance burden for residents and help maintain a consistent appearance throughout the community.
  • On-site Management/Office: A park office typically handles applications, rent payments, and resident inquiries, providing a point of contact for community-related matters.

For those interested in renting a mobile home directly from the park, it's important to inquire about the specific terms and what services are included in that rental agreement.

Features / Highlights

When considering a mobile home park, certain features and aspects stand out. Here are some points to consider regarding Castle Pines Mobile Home Park:

  • Affordable Lot Rent: Publicly available information suggests a lot rent of approximately $330 per month, which is generally considered an affordable option for housing in the Augusta area, especially when it includes services like trash pickup and lawn care.
  • Included Services: The inclusion of weekly curbside trash pickup and lawn care services within the lot rent is a significant benefit, as these are often additional costs for homeowners in other settings.
  • Sense of Community: Mobile home parks often foster a close-knit community atmosphere, which can be a highlight for residents seeking a friendly and familiar neighborhood environment. One past resident described their stay as "nice and peaceful," indicating a potentially serene living environment.
  • Proximity to Augusta Amenities: Located on Mike Padgett Highway, residents have relatively easy access to the numerous amenities, services, shopping centers, and employment opportunities available in Augusta.

However, it is also crucial to address concerns raised by some past occupants to provide a balanced and factual overview:

  • Condition of Rental Homes: Some very critical feedback indicates that mobile homes rented directly by the park might be in poor condition, with descriptions of "falling apart" and "floors... you just might fall thru." This suggests that prospective renters should thoroughly inspect any unit before committing. The reported high rental costs ($800-$900) for such conditions are a serious concern.
  • Maintenance of Park Infrastructure: While lawn care is mentioned, concerns about the general upkeep of the park's infrastructure, specifically regarding recreational areas like a "park for the kids to play" being described as a "death trap," raise questions about overall safety and maintenance standards beyond basic lawn care.
  • Tenant Care: The sentiment that "They should care more for the tenants that actually stay out there. They could at least fix these trailers better than they do" points to a perceived lack of adequate maintenance and tenant support for rental units.

Prospective residents, especially those looking to rent a home within the park, are strongly advised to visit the park in person, inspect any potential rental unit thoroughly, and speak with current residents to get a comprehensive understanding of the living conditions and management practices.

Promotions or Special Offers

Specific details about promotions or special offers at Castle Pines Mobile Home Park are not publicly advertised beyond the mentioned lot rent structure. Mobile home parks typically offer consistent monthly lot rental rates, with any changes communicated directly to residents. For those interested in renting a home, the park's rental inventory and associated costs would be discussed upon inquiry.

It's always recommended to contact the park directly for the most current information regarding lot availability, rental home availability, specific pricing, and any application requirements. As noted in public data, there is a $35 application fee, and applicants must be 21 years old, pass a background check, and have no evictions in the past 10 years. There are no credit checks and no rent-to-own options.

This is the worst place to live. Most of the trailers they are renting out are falling apart the floors in them you just might fall thru. And they have the audacity to charge $800 or $900 for the trailer. It's so run down it's ridiculous I'd rather live in prison than to live in this trailer park. And that's just sad. They should care more for the tenants that actually stay out there. They could at least fix these trailers better than they do. And the park for the kids to play is a death trap!!! If I had room to put no stars I would man.

The grounds originally were not really taken care of prior to new management stepping in to take over. It's only now gradually becoming more professional and responsible for keeping up with records. Originally, this place would have self destructed it's reputation otherwise as the original managers kept losing our payment history records, falsely accused my family of not paying fees or rent on time, and almost forced us to sue them, after sending statements in the mail threatening to auction away our stored valuables (mostly photographs and family inheritances). We kept all records where this business failed to even care and almost lost business altogether with Castle Pines. Seems to be recovering and more organized, so I will return stars to them for now as current operations seem to be more professional, organized, and productive.
