In the landscape of Southeast Texas, communities like Cedar Hill Mobile Home Park in Orange offer a specific style of living. When considering any residential choice, especially a mobile home park, it's crucial to gather comprehensive information to determine if it aligns with your lifestyle and expectations.
Cedar Hill Mobile Home Park aims to provide spaces for manufactured homes within the Orange, Texas, area. Understanding its location, the general services it offers, and what current residents experience can help prospective Texans make an informed decision about whether this community is the right fit for their housing needs in the region.
Introduction / Overview
Cedar Hill Mobile Home Park is a manufactured home community located in Orange, Texas. As a mobile home park, its primary function is to provide developed lots and infrastructure for residents to place their manufactured homes, offering an alternative housing solution in the region. The park is situated in Orange County, a part of Southeast Texas known for its industrial ties and proximity to the Louisiana border. Like many mobile home parks, Cedar Hill aims to provide a communal living environment, though the specific character of that community can vary.
Public sentiment regarding Cedar Hill Mobile Home Park, based on available reviews, suggests a mixed experience for residents. While some aspects of neighborly relations may be acceptable, concerns have been raised by previous residents regarding issues such as security, property maintenance (specifically, the overflowing dumpster), and responsiveness of management. These points are critical for any prospective resident to consider when evaluating the suitability of the park as a long-term home. It is designed for residents seeking affordable living options in the Orange area, with individual manufactured homes being either owned by the resident or rented from a third party, while the lot itself is typically rented from the park.
Location and Accessibility
Cedar Hill Mobile Home Park is situated at 3801 Pheasant St, Orange, TX 77630, USA. Orange is a city located in the far southeastern corner of Texas, within Orange County, and directly on the Sabine River, which marks the border with Louisiana. This location places the mobile home park within a regional hub that has significant industrial activity, particularly related to the petrochemical industry.
The park's address on Pheasant Street indicates its integration into a residential area within Orange. Accessibility for residents typically involves local roads that connect to the broader city infrastructure. Orange offers various local amenities, including grocery stores, dining options, schools, and essential services, all within a reasonable driving distance from the park. For those who commute for work, Orange provides access to major highways such as Interstate 10, a primary east-west corridor, allowing relatively straightforward travel to nearby cities like Beaumont, Port Arthur, and even into Louisiana.
While the exact condition of the immediate surrounding infrastructure (like sidewalks or public transportation access) is not detailed, the general location within Orange means residents would rely on personal vehicles for most transportation needs. The park's position in Southeast Texas also means it is susceptible to the region's climate patterns, including potential for heavy rainfall and heat.
Services Offered
As a mobile home park, Cedar Hill's primary service offering revolves around providing spaces for manufactured homes. While specific details on every amenity and service are not extensively detailed in public information, the foundational services typically include:
- Lot Rentals: The core service is the provision of individual lots on which residents can place their manufactured homes. These lots are equipped with necessary utility connections.
- Utility Hookups: Standard utility hookups for manufactured homes, such as water, sewer, and electricity, are provided at each lot. Residents are typically responsible for their own utility usage bills.
- Trash Management: The park is responsible for providing a system for trash disposal, which typically involves a communal dumpster. However, feedback from residents suggests challenges with the maintenance and capacity of this service, indicating issues with overflowing dumpsters and associated fine policies.
- Park Management: There is a management entity responsible for overseeing the park's operations, enforcing rules, and addressing resident concerns. Resident reviews, however, suggest that responsiveness and presence of management may be inconsistent.
- Road Maintenance: The park likely maintains its internal roads to ensure access to individual lots.
It is important for prospective residents to inquire directly with park management about the specifics of these services, their reliability, and any associated fees or rules. Given the feedback, clarifying expectations regarding waste management and management accessibility would be particularly important.
Features / Highlights
When considering Cedar Hill Mobile Home Park, certain features and aspects stand out, both positive and challenging, based on available public feedback. For potential residents in Texas, these points are crucial for setting realistic expectations.
- Affordable Housing Option: Mobile home parks generally offer a more cost-effective housing solution compared to traditional stick-built homes, making them an attractive option for those seeking affordability in Orange, TX.
- Community Living: The park provides a community setting, which can offer a sense of neighborhood, depending on the individual interactions among residents.
- Individual Driveways: Feedback indicates that properties within the park often come with individual driveways, providing dedicated parking space for residents.
- Proximity to Orange City Amenities: Being located in Orange, residents have access to local grocery stores, schools, employment opportunities, and other essential services within a reasonable driving distance.
However, it is equally important to acknowledge the critical points raised by current or past residents, which should be carefully considered:
- Security Concerns: Reports of break-ins and general safety issues are significant concerns for prospective residents regarding property security.
- Management Responsiveness and Presence: Feedback indicates challenges in reaching management, with limited office hours and unreturned calls, which can affect residents' ability to resolve issues promptly.
- Maintenance Issues (Trash): Consistent complaints about overflowing dumpsters and related fining policies suggest ongoing issues with waste management within the park.
- Privacy Concerns: Allegations of owners entering homes without permission are serious concerns regarding resident privacy and rights.
- Community Environment: Characterizations of some residents as "meth heads/junkies" paint a picture of a challenging social environment within certain parts of the park.
These points are based on available public reviews and should be investigated further by anyone considering residency.
Promotions or Special Offers
As a mobile home park primarily offering lot rentals for manufactured homes, Cedar Hill Mobile Home Park typically does not engage in the type of seasonal promotions or special offers seen in retail or hospitality businesses. The core "offer" of such a park is its provision of affordable land leases and utility hookups for manufactured homes.
Any financial incentives or special deals would generally fall into the following categories:
- Competitive Lot Rent: The park's primary appeal is its competitive pricing for lot leases, which contributes to the overall affordability of manufactured home living. Prospective residents should inquire about current lot rent rates and any potential increases.
- Included Utilities: While residents typically pay for their own electricity and water usage, the availability of pre-established hookups for these utilities is a convenience included in the lot lease.
- Lease Terms: Sometimes, parks might offer slightly varied lease terms (e.g., 6-month vs. 12-month leases) that could have different pricing, though this is not explicitly advertised for Cedar Hill.
Since there are no public promotions advertised, potential residents should direct all inquiries about current lot availability, pricing, lease agreements, and any specific terms directly to the park management. It is crucial to clarify all financial obligations and what is included in the lot rent.

Conclusion: Why this place is suitable for locals
For Texans considering mobile home living as an affordable housing solution in the Orange area, Cedar Hill Mobile Home Park might be a potential option, particularly for those prioritizing cost-effectiveness and a location within Orange County. Its geographical placement allows for convenient access to local city amenities, including grocery stores, schools, and employment opportunities within Orange and nearby industrial centers. This accessibility can be a significant draw for local residents who work in the region and seek a more economical living arrangement.
However, based on available public feedback, it is imperative for any Texan considering Cedar Hill Mobile Home Park to conduct thorough due diligence. Concerns regarding security, the consistent issue of overflowing dumpsters, and difficulties in reaching park management are critical points that prospective residents should investigate and verify directly. While the park provides the fundamental service of lot rentals with utility hookups, the overall living experience appears to be significantly influenced by these operational and community challenges.
For Texans prioritizing a low entry cost into homeownership or affordable rental, this park could represent a financial opportunity. However, those placing a high premium on responsive management, consistent property maintenance, and a strong sense of community safety might find it necessary to gather more recent and direct information to ensure their expectations are met. Ultimately, its suitability for local Texans will depend heavily on individual priorities and a willingness to navigate potential challenges highlighted by current and former residents.
Customer Reviews
Wish i would have read the reviews before I bought a place out here! The neighbors are okay for the most part, but there are a bunch of meth heads/junkies. House was broken into 2 weeks after we bought it. Management never answers the phone and is only in office maybe 2 days a week. Dumpster is always over flowing but yet the want to fine you for putting trash next to dumpster and not in it. Definitely would have passed if we had a do over!
Don't do it unless you're ready to deal with stupid! Got a notice saying I'll be fined for using my own driveway! And if you're buying a property be ready for people to go through your homes because that's exactly what the owners do! In other words skip out on this dump!
Has a sidewalk to the convenient store and I'd nice and quiet. Hard working and friendly kind of people.
A very pleasant quite place to call home excellent management don't plan on leaving anytime soon....
It Would Be Better If It Was Clean Up And The Grass Was Cut Like It Should Be I Have Been There 14 Years It Is Worse Know Than It Ever Was
