Centennial Manor About

For Ohio residents exploring diverse housing options, manufactured home communities can offer an accessible entry point into homeownership or a comfortable rental solution. Centennial Manor, located in the charming city of Sylvania, Ohio, is a community that has provided residential living for decades. When considering a manufactured home park, it’s always beneficial to understand its history, current offerings, and community dynamics to determine if it aligns with your ideal living situation.

Centennial Manor was established in 1969, giving it a long-standing presence in the Sylvania area. As a manufactured home community, its primary function is to provide residential lots for manufactured homes, offering a distinct housing choice compared to traditional apartments or single-family homes. The community has seen its share of changes over the years, as is common with long-established properties. Reviews from residents highlight contrasting experiences, with some appreciating the "great little community" and "caring people keeping the park clean and people connected," while others express concerns about upkeep and changes over time. This indicates that prospective residents should engage actively with the management and ideally visit the property to form their own current assessment. The intention of a manufactured home community like Centennial Manor is to foster a neighborhood environment, and understanding the current state of its amenities and management attention is key to a satisfactory living experience.

Centennial Manor is strategically located at 3230 Centennial Rd #1, Sylvania, OH 43560, USA. This address places it within Sylvania, a highly desirable suburb of Toledo, Ohio. Sylvania is renowned for its excellent school system (Sylvania City attendance zone), family-friendly atmosphere, and convenient access to a wide array of amenities. The community's location on Centennial Road offers residents easy access to local thoroughfares, connecting them to major roads and highways in the greater Toledo metropolitan area. This includes proximity to US-23 and I-475, facilitating convenient commutes to downtown Toledo, industrial areas, and other neighboring communities for work, shopping, or leisure.

The surrounding area of Sylvania provides residents with numerous shopping centers, grocery stores, restaurants, parks, and medical facilities. Educational institutions like Lourdes University and the University of Toledo are also within a reasonable driving distance. While the community itself might offer a quieter residential feel, its location ensures that residents are never far from the conveniences and opportunities of a vibrant Ohio city. For locals, this means balancing a potentially more affordable housing option with the benefits of living in a well-regarded and amenity-rich suburb.

As a manufactured home community, Centennial Manor typically offers a fundamental set of services aimed at supporting residential living. It is important for prospective residents to verify the current status of these services directly with the management.

  • Lot Leasing: Residents lease the individual plots of land where their manufactured homes are situated. This lease typically includes access to the common areas and infrastructure of the community.

  • Utility Infrastructure: The community provides the necessary infrastructure for residents to connect to essential utilities such as electricity, water, sewer, and potentially natural gas. Residents are generally responsible for their individual utility bills, but this should be confirmed with management.

  • On-Site Management/Leasing Staff: A management team or leasing staff is typically available to handle inquiries, manage leases, and address resident concerns. While reviews mention "caring people" and a "great little community," direct communication is key for specific inquiries.

  • Common Area Maintenance: The park management is typically responsible for the upkeep of common areas, internal roads, and shared facilities within the community. While a former resident expressed concern about "no upkeep," more recent feedback speaks to efforts in keeping the park clean.

  • Community Rules and Regulations: Like all residential communities, Centennial Manor would have established rules and regulations to ensure a peaceful living environment, maintain property standards, and promote harmony among residents.

Centennial Manor offers several features that contribute to its appeal as a residential option in Sylvania, Ohio. However, it's also important to acknowledge areas that have drawn past criticism, providing a balanced perspective for prospective residents.

  • Established Community: Having been built in 1969, Centennial Manor is a mature community. This often means established infrastructure, existing neighbor networks, and a sense of history.

  • Community Spirit: One review highlights "caring people keeping the park clean and people connected," suggesting a positive and engaged community atmosphere. This sense of connection among residents can be a significant benefit of manufactured home living.

  • Affordable Housing Option: Manufactured home communities often provide a more budget-friendly route to homeownership or a more spacious rental solution compared to traditional housing markets, particularly in desirable areas like Sylvania.

  • Individual Homes: Residents typically enjoy the benefits of having their own detached home with a small yard, offering more privacy and outdoor space than apartment living.

    • Location in Sylvania: Its placement in Sylvania is a major advantage, providing residents with access to highly-rated schools, quality public services, and numerous local amenities. Nearby attractions include shopping centers like Quarry Side Shops and Timberstone Center, as well as easy access to medical facilities and educational institutions.

  • Areas to Verify: It is important for potential residents to consider the feedback regarding past "no upkeep" and assess the current state of the property themselves. A personal visit can clarify the current level of maintenance and whether the "dump" description from an older review still applies.

As a residential manufactured home community, Centennial Manor typically does not run public promotions or special offers in the same way a retail business might. Any specific incentives for new residents would likely be managed directly by the park's leasing or sales office.

Prospective residents interested in Centennial Manor should directly contact the community management to inquire about:

  • Current Availability: Information on any vacant lots for new manufactured homes or existing homes for rent or sale within the community.

  • Lot Rent and Fees: The current monthly lot rent, what it includes, and any additional fees (e.g., for pets, utilities not included in rent).

  • Move-In Incentives: Occasionally, communities may offer incentives to attract new residents, such as a discount on the first month's rent, waiving of certain fees, or assistance with moving costs. These are typically market-dependent and should be asked about directly.

  • Lease Terms: Detailed information about lease durations, renewal policies, and any specific requirements for residents.

This place is ridiculous don't move here if you expect to be treated fairly there are multiple people here with very loud cars trucks and motorcycles but they pick and choose who's fault it is and when you provide proof that it wasn't you then they start hounding you for any and every reason they can to evict you multiple people that live here talk about how they hold the place that they live in over their heads they add rules to the least whenever they feel like it and I have been threatened sent pictures to the property manager and he said that he doesn't care. There's a huge pot hole literally right as you enter the trailer park it's still floods every time it rains and like I said the property manager is very biased
