For Pennsylvanians exploring affordable and alternative housing solutions in the Western Pennsylvania region, mobile home parks often present a viable option. Clearview Trailer Court, located in Burgettstown, PA, is one such community that has served residents in the area. When considering any residential community, especially a mobile home park, it’s essential for prospective residents to gather comprehensive and factual information to make an informed decision. These communities can offer a sense of neighborhood and a more budget-friendly approach to homeownership compared to traditional stick-built houses. Understanding the specific details about a mobile home park's management style, community environment, and site specifics is crucial for ensuring a comfortable and positive living experience. This article aims to provide an overview of Clearview Trailer Court in Burgettstown, offering insights into its location and general characteristics, to help local Pennsylvanians determine if it aligns with their housing needs and expectations.

Clearview Trailer Court is situated at 1051 PA-18, Burgettstown, PA 15021, USA. This address places it within Washington County, in the southwestern part of Pennsylvania. Burgettstown itself is a borough known for its quiet, rural-suburban feel, yet it maintains good connectivity to larger metropolitan areas. For Pennsylvanians, particularly those in the greater Pittsburgh area, this location offers a blend of peaceful living with reasonable accessibility to urban centers.

Pennsylvania Route 18, which the park is located on, is a state highway that provides direct access to the community. This route connects various towns and townships in Washington County, facilitating easy commutes for residents. From Burgettstown, travelers can typically access major interstates like I-79 and I-70 within a reasonable driving distance, opening up routes to Pittsburgh, Wheeling, WV, and other regional destinations. This makes Clearview Trailer Court a practical choice for individuals and families who may work in surrounding towns or prefer to live in a more suburban setting while still having access to city amenities. The local infrastructure generally supports convenient travel to essential services such as grocery stores, schools, and healthcare facilities within Burgettstown and neighboring communities. This balance of rural tranquility and regional accessibility is a common draw for residents seeking housing options in this part of Pennsylvania.

Based on the general nature of mobile home parks, Clearview Trailer Court likely offers fundamental services essential for residential living in a manufactured home community. While specific detailed amenities often vary by park and are best confirmed directly with management, common services typically include:

  • Mobile Home Lot Rentals: The primary service is providing prepared pads or lots for residents to place their manufactured homes. These lots typically include essential utility hookups.

  • Utility Connections: Generally, each lot is equipped with hookups for electricity, water, and sewer. Residents are usually responsible for setting up their individual utility accounts and paying for consumption.

  • Road Maintenance: The park management is typically responsible for maintaining the internal roads within the trailer court, including snow removal in winter and general upkeep.

  • Trash Collection: Many mobile home parks offer a designated area for trash disposal or arrange for communal trash collection services for residents.

  • Common Area Maintenance: Upkeep of any shared green spaces, lighting, and general aesthetics of the community fall under the park's management responsibilities.

  • On-Site Management: While the nature of management can vary, there is typically a system for addressing resident concerns, collecting lot rents, and enforcing park rules.

Given the importance of understanding the precise services and responsibilities, it is always recommended to directly contact Clearview Trailer Court to inquire about all included services, utility arrangements, and any associated fees. This will ensure a complete and accurate understanding before making any decisions about residency.

Based on general characteristics of mobile home parks and limited public data, some features that might be present at Clearview Trailer Court include:

  • Individual Mobile Home Lots: The core feature would be individual parcels of land designed to accommodate manufactured homes, offering residents their own designated space.

  • Utility Infrastructure: Essential hookups for water, electricity, and sewer at each lot are fundamental for comfortable living in a mobile home park.

  • Internal Road Network: The court would have its own system of internal roads for access to each mobile home lot.

  • Residential Community Setting: As a mobile home park, it offers a distinct neighborhood feel, potentially fostering a sense of community among residents.

  • Affordable Housing Alternative: Mobile home parks often provide a more budget-friendly path to homeownership or long-term rental compared to traditional real estate options in the area.

However, it's important to address the existing customer reviews that provide critical insights into other aspects of the park's features and highlights. These reviews mention:

  • Management Style: Concerns were raised about management ("extremely rude and fake," "worst management ever"). This is a significant factor when considering a long-term residential commitment.

  • Pet Policy Discrepancies: One review noted that despite being told it was "dog friendly," having a dog "seemed to be an issue," suggesting potential inconsistencies or strict enforcement of pet rules.

  • Lot Proximity: The mention of being "parked literally 8ft away from the neighbors mobile home front door" indicates that some lots may be quite close together, which could impact privacy and space.

  • Property Upkeep: A review stated that "the roads weren’t taken care of" and it became a "trashy place to live" after new management. This suggests potential issues with common area maintenance.

Prospective residents should keep these highlighted concerns in mind and conduct thorough due diligence, including an on-site visit, before making any commitments.

As a residential mobile home park, Clearview Trailer Court is unlikely to offer frequent or publicly advertised "promotions or special offers" in the same way a retail business or a short-term rental property might. Mobile home parks primarily focus on stable, long-term occupancy with consistent lot rental rates.

Therefore, specific promotional deals like "first month free" or seasonal discounts are generally not a standard practice for this type of residential community. Any potential "offers" would likely pertain to:

  • Standard Lot Rental Rates: The core offering is the monthly rental fee for a mobile home lot. These rates are typically fixed, though they may vary based on lot size, location within the park, or available hookups.

  • Lease Term Options: There might be different lease term lengths (e.g., month-to-month versus annual lease), and sometimes longer leases come with slightly more stable pricing or terms, though this is not a discount per se.

It is crucial for any Pennsylvanian interested in Clearview Trailer Court to directly contact the management to inquire about current lot availability, precise rental rates, lease terms, and any associated fees (such as utility connection fees, trash services, or pet fees). This direct communication is the only reliable way to get accurate and up-to-date information regarding the financial aspects of residing at the park. There is no public data suggesting any specific promotional programs are currently in place.

When contacting the park, it is advisable to clearly state your interest in renting a mobile home lot and to ask specific questions about lot availability, the application process, current monthly rental fees, and what utilities are included or need to be set up separately. Given some of the concerns raised in online reviews regarding management and property upkeep, it is highly recommended that prospective residents schedule an in-person visit to the park. An on-site visit will allow you to assess the current condition of the roads, common areas, and individual lots, as well as observe the proximity of the mobile homes. This direct observation, combined with a conversation with the management, will provide the most comprehensive understanding of what it would be like to live at Clearview Trailer Court.

For Pennsylvanians exploring housing options, Clearview Trailer Court in Burgettstown could be considered suitable for locals primarily as an affordable entry point into homeownership or a long-term rental solution in the Washington County area. Mobile home parks traditionally offer a lower cost of living compared to purchasing a traditional house or renting an apartment in many parts of Pennsylvania, making them an accessible option for individuals and families on a budget. Its location on PA-18 provides reasonable access to Burgettstown’s local amenities and connects residents to the broader Western Pennsylvania region, including potential employment centers and services in nearby towns and Pittsburgh.

However, it is crucial for local Pennsylvanians to approach consideration of Clearview Trailer Court with thorough diligence. The significant concerns raised in public reviews regarding management issues ("extremely rude and fake," "worst management ever"), property upkeep ("roads weren’t taken care of," "trashy place to live"), and specific living conditions (e.g., close proximity of homes, dog policy issues) are vital factors that prospective residents must carefully weigh. While affordability and location can be attractive, the quality of daily living and management responsiveness are paramount for a positive long-term residential experience. Therefore, while it offers a local housing solution, its suitability for individual Pennsylvanians will largely depend on their personal priorities, comfort level with the noted concerns, and their ability to conduct a comprehensive on-site assessment and direct communication with management to address these issues before committing to residency.

Owner, Will, is extremely rude and fake. Kicked me out for absolutely no reason. Told me it was dog friendly once my dog was there it seemed to be an issue. Dog was always on a leash or cable. I cleaned up after him. Still an issue. Also parked me literally 8ft away from the neighbors mobile home front door. The list goes on. Wouldn't recommend this place to my worst enemy.
