RV parks offer a unique blend of flexibility and community for travelers and long-term residents alike. They provide essential hookups and a dedicated space for your recreational vehicle, making them a popular choice for exploring different parts of our great state. Our aim with this article is to provide you with a factual and comprehensive overview of Coal Mine Ranch RV, drawing directly from available public information, including recent guest reviews, to give you a transparent picture of what you might expect.
It's crucial for any prospective RVer to gather as much information as possible before making a decision. We understand that your comfort and safety are paramount, and a clear understanding of an RV park's environment and offerings is essential. Let's delve into the specifics of Coal Mine Ranch RV to help you determine if it aligns with your expectations for an RV stay in East Texas.
Coal Mine Ranch RV is situated at 2887 Co Rd 1403, Malakoff, TX 75148, USA. This location places the RV park in the heart of Henderson County, within the scenic East Texas region. Malakoff is a small town known for its close-knit community and proximity to significant natural attractions, particularly Cedar Creek Lake, one of the largest lakes in Texas.
The park's address on County Road 1403 suggests a setting that is typically more rural or semi-rural, offering a sense of escape from the immediate hustle and bustle of larger cities. While Malakoff itself provides local conveniences such as gas stations, local diners, and basic shopping, the primary draw of this location for RVers often lies in its access to outdoor recreation. Cedar Creek Lake, being a major recreational hub for fishing, boating, and watersports, is a significant accessibility highlight for this area.
For those traveling through East Texas or seeking a base for lake activities, the park's location offers a practical stop. Major state highways, such as US-175 and TX-31, are typically accessible from county roads in this region, connecting Malakoff to larger towns like Athens and Gun Barrel City, and ultimately to the Dallas-Fort Worth Metroplex to the northwest, or Tyler to the northeast. This connectivity allows for relatively easy travel while providing the tranquility of a smaller town setting.
Based on the typical offerings of RV parks and insights gleaned from customer reviews, Coal Mine Ranch RV is expected to offer fundamental services for RVers, but it's important to note significant negative feedback regarding their condition.
- RV Site Hookups: The primary service would be the provision of individual RV sites equipped with essential hookups. This typically includes connections for electricity (common amperage options like 30 and 50 AMP), water, and sewer. However, a review explicitly states, "The water hookup was so corroded it broke," indicating potential issues with the condition of these vital services.
- Laundry Facilities: A laundry facility is mentioned in reviews. However, it is reported that "The laundry machines broken!" and "DON'T do your laundry here!!!", suggesting these facilities are not functional or are in very poor condition.
- Restrooms/Bathrooms: Public restrooms are mentioned in reviews, but with highly negative feedback: "Bathrooms are gross and have broken doors, no knob, or are just locked up so you can't use them!" This indicates severe deficiencies in the condition and accessibility of these facilities.
- Mail Services (Attempted): A review mentions, "They leave all your mail outside in a communal box to get rained on and stolen," implying a mail handling service that is reported as unreliable and insecure.
- On-site Management: The presence of a manager is noted in multiple reviews, albeit with strong negative comments about their demeanor and communication.
It is critical for prospective guests to understand that based on customer reviews, the condition and functionality of services at Coal Mine Ranch RV appear to be severely compromised.
Based on the nature of an RV park and insights from recent customer reviews, the highlights and features of Coal Mine Ranch RV present a mixed picture, with significant concerns raised by guests:
- Individual RV Lots: The park provides designated spaces for RVs. However, reviews describe these as "Small lots, no privacy, not much shade," which could be a significant drawback for many RVers seeking comfort and personal space.
- Rural/Small-Town Setting: Its location in Malakoff in East Texas offers a potentially quieter environment compared to urban parks, with proximity to natural attractions like Cedar Creek Lake.
- Basic Utility Connections: While full hookups (water, electric, sewer) are a standard feature for RV parks, the reviews explicitly mention issues with corroded water hookups, indicating that the functionality of these basic features may be compromised.
- Pet Friendly (Implied but with issues): Reviews mention "Dogs running around with NO LEASHES!" This implies that pets are allowed, but raises serious concerns about pet policy enforcement and safety within the park.
However, it is imperative to address the severe negative highlights and features reported by multiple customers:
- Poor Facility Condition: Reviews consistently describe facilities (bathrooms, laundry) as "broken," "dirty," "gross," and "downright nasty."
- Safety Concerns: Multiple reviews express feeling "unsafe," mention "Police showing up for a crazy disturbance," and reports of "RVs get broken into and robbed regularly." The sighting of a "used needle on the grounds" also raises significant safety and health alarms.
- Pest Issues: "Fire ants are out of control here!" is a direct concern for guest comfort and safety.
- Management Issues: The manager is described as "RUDE," "a walking disaster," and "VERY difficult to work with and talk to," severely impacting the guest experience and problem resolution.
- Lack of Security/Privacy: Besides robbery concerns, the communal mail situation is highlighted as a security risk for personal belongings.
Given these strong and consistent negative reports, potential visitors should proceed with extreme caution and consider these "features" as significant deterrents rather than highlights.
Based on the provided information, there are no specific promotions or special offers listed for Coal Mine Ranch RV. Given the extremely negative nature of the customer reviews, it is highly unlikely that any promotions would be a primary consideration for prospective guests.
Typically, RV parks might offer:
- Daily, Weekly, or Monthly Rates: Standard tiered pricing based on length of stay.
- Long-Term Stay Discounts: Reduced rates for extended periods.
- Seasonal Promotions: Special offers during off-peak seasons.
- RV Club Discounts: Affiliations with organizations like Good Sam or Passport America.
However, it is paramount that any individual considering a stay at Coal Mine Ranch RV prioritize their safety and comfort over any potential financial incentives. The overwhelming negative feedback regarding facility conditions, safety, and management suggests that even if promotions were offered, the reported living conditions might render them irrelevant for many.
If, despite the strong warnings, you still choose to consider this park, you would need to contact them directly to inquire about any current rates or promotions, as these would not be publicly advertised in a way that suggests a positive experience.

While contact information is provided, it is critical to reiterate the severe concerns raised in multiple customer reviews. These reviews describe significant issues with safety, cleanliness, broken facilities, communication with management, and overall negative experiences. Prospective guests are strongly advised to exercise extreme caution and consider these factors before making any decisions. Direct communication with the park management is the only way to confirm specific details, but the consistency of the negative feedback suggests potential ongoing issues.
Based on the overwhelming and consistent negative feedback from multiple real customers, Coal Mine Ranch RV, despite its location in East Texas, is demonstrably not suitable for locals or any prospective RV traveler seeking a safe, clean, or comfortable place to stay. The reports paint a picture of an environment fraught with significant issues that directly contradict the expectations of a professional and hospitable RV park.
While its location in Malakoff offers proximity to Cedar Creek Lake and the general tranquility of East Texas, these geographical advantages are entirely overshadowed by critical concerns detailed in the reviews. The reports of "broken and very dirty" facilities, "gross" bathrooms with "broken doors," "fire ants out of control," and "dogs running around with NO LEASHES" point to a severe lack of maintenance and basic hygiene.
More alarmingly, the consistent mentions of feeling "unsafe," police presence due to "crazy disturbance," reports of "RVs get broken into and robbed regularly," and the sighting of a "used needle on the grounds" raise serious questions about security and overall well-being within the park. The description of the manager as "RUDE" and "VERY difficult to work with and talk to" further indicates a dysfunctional management structure, making it challenging to resolve issues or ensure a positive experience.
For Texans looking for a welcoming and secure environment for their RV, whether for a short stop or a longer stay, the consistent warnings to "AVOID! AVOID! AVOID!" and "HIGHLY NOT RECOMMEND!" strongly indicate that Coal Mine Ranch RV does not meet fundamental standards for safety, cleanliness, or reliable service. The risks associated with staying here, as reported by guests, far outweigh any potential convenience of its location. It is crucial for locals to prioritize their safety and well-being, and based on the available information, Coal Mine Ranch RV appears to present significant liabilities rather than a suitable solution for RV accommodation in Texas.
Customer Reviews
This place is sketchy. If I could give Zero stars, this would be that place! All the facilities are broken and very dirty, just downright nasty! The water hookup was so corroded it broke (photo included) The manager parked his mower ON OUR BUMPER blowing exhaust into our camper for over 20 minutes (video included). DON'T do your laundry here!!! Bathrooms are gross and have broken doors, no knob, or are just locked up so you can't use them! Fire ants are out of control here! Saw a used needle on the grounds!!! Dogs running around with NO LEASHES! The RUDE manager is a walking disaster, VERY difficult to work with and talk to. WARNING: DO NOT PAY IN CASH! Small lots, no privacy, not much shade. I did NOT feel SAFE here at all! They leave all your mail outside in a communal box to get rained on and stolen. HIGHLY NOT RECOMMEND! 100% NOT WORTH IT! AVOID! AVOID! AVOID!
This place was a nightmare! Police showing up for a crazy disturbance, told by people staying here that RVs get broken into and robbed regularly! The manager was near impossible to communicate with. The laundry machines broken! Enter or stay at YOUR OWN RISK people! I have to assume that the "good reviews" are people personally associated with this place. I felt unsafe the whole time! Payed for 2 weeks...LEFT EARLY!
Spend some time at Coal Mine RV Park and Shain had a good time. They’ve got a waterslide, wet park for kids, and a nice set of bathrooms and clubhouse. It is a big rig friendly Location.
Our favorite rv park so far! We spent 4th of July here & had a blast. They had tons of activities for the kids, but the waterpark was our favorite thing. Very family-friendly. The owners were so sweet. Nice gravel pads with new picnic tables and fire rings at each site. Very clean bathrooms. I was worried our older kids wouldn't have fun, but there were a ton of older kids that they hung out with from the moment we got here. We will definitely be back!
I love this little RV park with water park! If you have an RV, they have an enclosed dog park, laundry facilities on site, & a water park that’s only 1-2 feet deep all around. They have a concession stand as well & shaded areas for hot Texas days. They also offer discounted pricing after 2 PM & season passes that are worth the price if you are going to stick around.
