Lawson's Landing RV Park is located at 1710 E Royall Blvd, Malakoff, TX 75148, USA. This address places it in the heart of Malakoff, a small community in Henderson County, East Texas. A significant advantage of this location is its proximity to Cedar Creek Lake, one of the largest lakes in Texas, known for its excellent fishing, boating, and various recreational opportunities. The park states it's "4 miles from Cedar Creek Lake," making it a convenient base for lake enthusiasts.

The park's location on E Royall Blvd (which is Highway 31) implies "easy entrance and exit," providing straightforward access for RVs, whether you're just passing through or settling in. Its position also means convenience to local amenities within Malakoff, with the park stating it's "conveniently located near supermarket and a lot more," including a full grocery store, pharmacy, and gas stations nearby. This blend of lakeside proximity and local conveniences makes it a practical choice for those looking for an RV park in the area.

Features / Highlights: A Community-Focused Environment

Lawson's Landing RV Park's features and highlights primarily revolve around its community structure and natural setting, though with some reported challenges.

  • Long-Term Resident Focus: A key characteristic is that "90% are permanent residents here." This indicates a stable, established community feel, which can be appealing for those seeking a long-term home rather than a transient campground.

  • Mature Oak Shade Trees: The park boasts "lots of mature oak shade trees," providing natural shade for many sites, a significant benefit in the Texas heat.

  • Quiet Setting: The park is described as a "nice quiet setting," which is often a priority for long-term residents and those seeking a peaceful escape.

  • Budget-Friendly: As highlighted by a reviewer, the park is "budget friendly," suggesting competitive rates for RV sites, especially for extended stays.

  • Easy Entrance and Exit: Its location on E Royall Blvd facilitates easy access for RVs.

  • Proximity to Cedar Creek Lake: Its close distance to Cedar Creek Lake allows for easy access to fishing, boating, and other water sports, making it ideal for outdoor enthusiasts.

  • Local Convenience: The park is conveniently located near essential services like supermarkets, pharmacies, and gas stations in Malakoff.

However, it is important to address some reported challenges from customer reviews:

  • Pest Concerns: Reviewers have noted a "mosquito heaven here" and "fire ants everywhere," indicating a need for personal pest management.

  • Maintenance Issues: Concerns were raised about "grass, weeds are high" and that it "floods when rains." These suggest potential inconsistencies in ground maintenance and drainage.

  • Customer Service Concerns: One review expressed a "not good" experience, hoping issues would be "handled appropriately," hinting at unresolved problems.

Promotions or Special Offers: Inquire for Long-Term Value

Given that "90% are permanent residents," Lawson's Landing RV Park's main "promotional offer" is likely its competitive pricing for long-term stays, making it a "budget friendly" option. RV parks with a high percentage of long-term residents typically offer significantly reduced monthly rates compared to daily or weekly rates.

While specific, publicly advertised special offers are not broadly detailed, interested individuals should directly contact the park management to inquire about:

  • Monthly Rates: This would be the most relevant inquiry for those planning an extended stay.

  • Any Current Specials: Occasionally, parks might offer move-in specials or seasonal discounts, though this is less common for long-term focused parks.

  • Inclusions: Confirm what is included in the monthly rate (e.g., utilities, Wi-Fi, laundry access). The website states "Full Timers Electric And Water included," suggesting a comprehensive monthly rate.

Direct communication with the park manager is crucial to obtain the most accurate and up-to-date pricing and terms for both short-term and long-term stays.
