Introduction / Overview
Colonial Estates, located in Williamstown, New Jersey, is a substantial manufactured home and apartment community that aims to provide affordable and accessible housing options for South Jersey residents. Situated directly on the highly traveled North Black Horse Pike, the community operates under a land-lease model, offering residents the opportunity to own their home while renting the land beneath it. This format is a crucial component of the affordable housing landscape in the region, appealing to families, first-time homeowners, and budget-conscious individuals who still desire a detached living arrangement.
Promotional information highlights that the community includes homes with generous square footage—some manufactured homes offering over 1,600 sq ft of space—and features professional on-site management. However, it is essential for prospective New Jersey residents to approach this community with thorough due diligence. Publicly available resident commentary paints a challenging picture, detailing severe concerns over high lot rent, poor communal maintenance (including lawn service and faded signage), inconsistent water service with frequent shutoffs, and a perceived lack of management engagement with park issues such as neighborhood misconduct, cleanliness, and safety. This necessitates a careful, on-site assessment by any local user considering residency, ensuring the advertised benefits align with the lived reality of current tenants.
Location and Accessibility
The location of Colonial Estates, at 1941 N Black Horse Pike, Williamstown, NJ 08094, is one of its most prominent features for South Jersey locals. The community is strategically situated on State Road 42, also known as the Black Horse Pike, which is a major thoroughfare connecting the South Jersey mainland to key economic and entertainment hubs.
This prime location offers exceptional accessibility: Philadelphia, PA, is approximately 21 miles away, and the famous resort city of Atlantic City, NJ, is about 44 miles away. This makes Colonial Estates a viable and attractive base for residents commuting to either major destination, whether for employment or leisure. Furthermore, the immediate area is surrounded by residential and commercial developments, providing quick access to essential local amenities, including the Cross Keys Place and Tuscan Village shopping centers. Public transportation is accessible, with commuter rail options like the Lindenwold (Patco) and Atco stations located within a manageable driving distance, connecting residents to the broader Philadelphia metro area. The location balances the benefits of a quieter suburban setting with the convenience of living directly on a primary commercial and transit corridor.
Services Offered
Colonial Estates provides a range of services designed to manage the community infrastructure and simplify the living experience for its residents.
On-Site Professional Management and Sales Team: A team is reportedly available on-site to handle sales, leasing, and operational concerns, though the responsiveness to issues like rule enforcement is a point of contention in public reviews.
Essential Utilities Included: The monthly lot fee typically includes core utilities such as water, sewer, and trash removal, simplifying monthly budgeting for New Jersey homeowners. However, repeated public reports of unexpected water shut-offs should be investigated by prospective residents.
Pet-Friendly Housing: Colonial Estates is a community that welcomes both dogs and cats, subject to pet fees and monthly pet rent, which is a significant advantage for pet-owning residents.
Laundry Facilities: The community offers centralized laundry facilities for all residents, providing a convenient amenity, though many newer manufactured homes may also feature in-unit washer/dryer hookups.
Parking: Off-street parking is provided at each home site, offering residents dedicated and convenient parking for their vehicles.
Safety and Access: The community advertises controlled and 24-hour access features, though residents' concerns about safety and inadequate street signage (faded stop signs) should be verified during a visit.
Features / Highlights
The community's features are primarily geared toward offering accessible home ownership and family-oriented amenities in a valuable South Jersey location.
Affordable Home Ownership: The core highlight remains the community's function as a crucial source of affordable housing, allowing New Jersey residents to purchase a home for less than the cost of a traditional site-built structure.
Spacious Manufactured Homes: Many homes within Colonial Estates are double-wide manufactured homes offering expansive floor plans, often exceeding 1,600 sq ft, which includes large bedrooms, walk-in closets, and modern kitchen amenities.
Family-Friendly Amenities: The property features outdoor recreation areas, including a playground and walking/biking trails, making it attractive for families with young children seeking safe, accessible outdoor space.
Prime Commuter Location: Located on the Black Horse Pike, the quick and direct access to major economic hubs like Philadelphia and Atlantic City is a premium feature for the regional workforce.
Included Utilities: The provision of water, sewer, and trash removal in the lot rent offers simplified and predictable monthly budgeting, a key financial benefit for budget-conscious residents.
Community Rules and Regulations: The community maintains a clear set of Rules & Regulations, which, while subject to enforcement questions, are in place to govern standards of living and ensure compliance with local and state health and safety standards.
Contact Information
Prospective New Jersey residents interested in Colonial Estates are strongly advised to contact the office directly to clarify community rules, lot rent details, and current maintenance/utility status before submitting an application.

Conclusion: Why this place is suitable for locals
Colonial Estates is suitable for New Jersey locals who prioritize affordable, detached home ownership in an accessible South Jersey location. For a working professional or a family on a tight budget, the community’s biggest advantages are the lower cost of entry into home ownership, the provision of essential community utilities (water, sewer, trash) within the lot rent, and the prime location on the Black Horse Pike, which allows for convenient commuting to both the Camden County/Philadelphia area and the Jersey Shore points.
The challenge, however, is significant. The pervasive nature of resident complaints—specifically regarding high rent for the level of service, serious safety and community standards enforcement issues, and reported utility instability—mandates a cautious approach. Any local New Jersey user should undertake an in-depth, on-the-ground investigation, speaking with multiple current residents and directly addressing management about rules enforcement, maintenance consistency, and utility reliability. While Colonial Estates offers the blueprint for affordable South Jersey living, its suitability for a local is entirely contingent upon management's ability to demonstrate a commitment to improving neighborhood standards and professionalizing its service delivery.

Here i thought the term "Trailer Park Trash" was just a term made up by Hollywood... Nope. My girlfriend lives there and her neighbors are sad. Dirty houses (trailers), junked up yards, boundaries mean nothing everyone just walks through. Management doesn't involve themselves with park issues. There are a couple of drug dealers that wander the streets with police doing little to nothing, the management doesn't care. Parties go on til the wee hours of the morning. The rent is high. Lawn service is minimal and not kept up with. The water keeps being turned off by the management a couple of times a month with no real explanation. Stop signs are so faded that no one stops at intersections. It's just not a safe place to live and raise children.
Sep 13, 2025 · David KingThey are the worse! I would not recommend renting from this place. After moving out, I was given multiple excuses as to why I wouldn’t be receiving my deposit back—all of which were due to their own negligence, not mine. Instead of taking responsibility, they continuously shifted the blame and refused to return what was rightfully mine. Their lack of professionalism and accountability is disappointing. If you’re considering renting here, beware of their unethical deposit practices. Save yourself the stress and look elsewhere!

Aug 13, 2025 · Thomas CrearyBefore there were children running the place it was half ass maintained cuz the manager at time can't do everything. His help isn't great... bit now good luck if you get 3 more years! The black haired girl works in office I have to holds back tenants. She is aweful!!!!!
Nov 17, 2024 · Faith JordanWe moved here in June. This is a very nice, safe & welcoming area. Neighbors are friendly. Wide range of homes to choose from & staff are absolutely wonderful. The only thing is, no pool or club house for the site fees & they are a bit high compared to Friendly or Shenandoah.
