Colonial Village Mobile Home Park About

Florida has long been the destination of choice for those seeking an active and comfortable retirement, or simply a vibrant place to call home during their golden years. The allure of sunshine, a relaxed pace of life, and communities designed specifically for active adults makes the Sunshine State exceptionally appealing. Among the many options available, Colonial Village Mobile Home Park in Largo stands out as a distinguished and highly-regarded 55+ resident-owned community, offering a unique blend of independent living and a rich social tapestry.

Colonial Village Mobile Home Park is more than just a collection of homes; it's a meticulously maintained, cooperative community where residents truly have a stake in their living environment. This resident-owned model fosters a strong sense of pride and collective responsibility, contributing to the park's reputation as one of the cleanest and most well-maintained in the Tampa Bay area. For Floridians looking for a welcoming and stable community where they can enjoy their retirement to the fullest, Colonial Village offers an attractive proposition.

The concept of a 55+ mobile home park provides a compelling alternative to traditional homeownership, often at a more accessible price point, while still granting access to an impressive array of amenities and social opportunities. Colonial Village exemplifies this, creating an environment where active seniors can pursue their interests, form lasting friendships, and participate in a vibrant social program. It's about enjoying a carefree lifestyle, with community resources and activities readily available, all within a beautiful and secure setting.

Location and Accessibility

Colonial Village Mobile Home Park boasts a highly advantageous and central Pinellas County location at 2000 E Bay Dr, Largo, FL 33771, USA. This address places residents in a prime spot within Largo, a city known for its balance of residential comfort and convenient access to urban amenities. While one resident noted it's in a "fairly congested area of Pinellas County," they also highlight the significant trade-off: "that allows for many places to dine and shop." This central positioning is a major draw for those who appreciate having everything they need within easy reach.

The park's accessibility to essential services and recreational opportunities is a key highlight. It's incredibly convenient for daily needs, with numerous shopping centers, grocery stores, and a wide variety of dining options located just minutes away along East Bay Drive and surrounding major roads. This means less time spent commuting and more time enjoying life.

For outdoor enthusiasts and those seeking active recreation, Colonial Village is exceptionally well-situated. Residents can easily walk to the Highland Recreation Center, which offers a wide array of fitness programs, sports facilities, and aquatic amenities. Additionally, access to walking trails and a lake, along with the nearby Eagle Lake Park, provides excellent opportunities for leisurely strolls, nature observation, and enjoying Florida's natural beauty. These parks, once citrus groves and cattle ranches, now offer serene landscapes with native Florida plants and paved trails. While the community is not directly on the beach, it's a manageable 20+ minute drive to both the pristine Gulf Coast beaches (like Clearwater Beach or Indian Rocks Beach) and the vibrant shores of Tampa Bay, offering the best of both worlds without the higher costs often associated with beachfront living.

A significant practical benefit for Florida locals is that Colonial Village Mobile Home Park is "Not in a flood zone!" This provides substantial peace of mind, especially in a state where flood risk can be a concern for homeowners. This feature, combined with its central location, makes it a highly desirable and secure place to live.

Services Offered

As a 55+ resident-owned cooperative community, Colonial Village Mobile Home Park offers a range of services designed to ensure a comfortable, convenient, and engaging lifestyle for its residents. The cooperative model means that homeowners share in the ownership and maintenance of common areas, which contributes to the high standards of upkeep noted by residents. While specific services can be part of the monthly fees, they generally aim to simplify living for active adults.

  • Community Management: Professional management oversees the daily operations of the park, ensuring rules and regulations are upheld, and communal facilities are well-maintained.
  • Grounds Maintenance: The community's "well maintained" status is a direct result of comprehensive groundskeeping, including landscaping for common areas and often basic lawn care for individual lots, contributing to the "clean, palm tree lined community" aesthetic.
  • Waste Management: Convenient trash collection and recycling services are typically included, simplifying disposal for residents.
  • Heated Swimming Pool Maintenance: The heated community pool is regularly cleaned and maintained, providing a comfortable spot for year-round swimming and relaxation.
  • Clubhouse Maintenance & Activities Coordination: The newly renovated and expanded clubhouse, along with its facilities, is meticulously maintained. A "very friendly and active social program" is coordinated, ensuring a full calendar of events and opportunities for residents to engage.
  • Security Measures: While specific details might vary, resident-owned communities often have measures like well-lit areas and community oversight to ensure a secure living environment.
  • Common Area Utilities: Utilities for common areas, such as lighting for streets and facilities, are generally covered by community fees.

Features / Highlights

Colonial Village Mobile Home Park is distinguished by several key features and highlights that make it a premier choice for 55+ adults in Pinellas County. These aspects contribute to its reputation as a "5 Star Resident Owned 55+ Community."

  • Resident-Owned Community: This is a significant highlight, as residents own a share in the cooperative, giving them a direct say in community governance and fostering a strong sense of ownership and pride. This contributes to the park's excellent maintenance and community spirit.
  • 55+ Age Restriction: The community is exclusively for those aged 55 and better, ensuring a peaceful environment tailored to the interests and needs of active adults.
  • No Pet Policy: Colonial Village is a "NO Pet community," which is a notable feature for individuals who prefer a living environment without pets, ensuring cleanliness and quiet for all residents.
  • Heated Swimming Pool: A beautiful heated swimming pool provides year-round enjoyment for swimming, water exercise, and relaxation, a prized amenity in Florida.
  • Newly Renovated & Expanded Clubhouse: The community boasts a modern and spacious clubhouse, which serves as the hub for social activities. It includes a billiards table, providing an indoor recreation option.
  • Active Social Program: Residents consistently praise the "very friendly and active social program," with many social activities hosted throughout the week, fostering strong bonds and ensuring residents have ample opportunities to socialize.
  • Shuffleboard Courts: Classic shuffleboard courts offer a popular and low-impact outdoor activity for friendly competition and social interaction.
  • Exceptional Cleanliness and Maintenance: Repeatedly described as "one of the cleanest and well maintained parks in the Tampa Bay area," the community's grounds are beautifully kept, creating an attractive living environment.
  • Not in a Flood Zone: This crucial feature provides significant peace of mind for residents, protecting their homes and investments from potential flood damage.
  • Proximity to Recreation Centers and Parks: Easy walking access to Highland Recreation Center, along with trails, a lake, and Eagle Lake Park, provides abundant options for fitness, nature walks, and outdoor enjoyment.

Promotions or Special Offers

As a resident-owned 55+ cooperative community, Colonial Village Mobile Home Park does not typically offer direct "promotions" or "special offers" from the park management itself in the traditional commercial sense. The value in Colonial Village comes from its cooperative ownership model, extensive amenities, and well-maintained environment, which contribute to its inherent appeal and consistent demand. Instead of promotional discounts, prospective residents would typically find value through the purchase of a mobile home that includes a share in the cooperative, which then translates into low monthly fees for access to all facilities and services.

  • Cooperative Share Value: The purchase price of a home in Colonial Village often includes a cooperative share, which replaces traditional lot rent with a lower monthly fee that covers common area expenses and amenity access. This financial model can be seen as a long-term value "offer." For example, a recent listing noted a "Low $210. per mo. fee!" which is highly competitive for a 5-star community with such extensive amenities in Pinellas County.
  • Resale Market Opportunities: Any "special offers" would likely come from individual sellers in the resale market. Motivated sellers might offer price reductions, include furnishings, or provide other incentives to facilitate a sale. Prospective buyers should work with real estate agents specializing in 55+ mobile home communities to identify such opportunities.
  • Included Amenities and Services: The comprehensive nature of the amenities and services covered by the monthly fees (e.g., heated pool, clubhouse activities, grounds maintenance) can be considered an ongoing "promotion" of value, as these often add up to significant savings compared to living in a traditional home with separate expenses for similar recreational access.

Interested individuals are encouraged to contact the community directly or consult with a local real estate agent familiar with Colonial Village Mobile Home Park for information on current home listings, the cooperative structure, and the financial benefits of becoming a resident-owner.

A very friendly and active social program. One of the cleanest and well maintained parks in the Tampa Bay area. Located in a fairly congested area of Pinellas County but that allows for many places to dine and shop as a trade off.

Resident-owned 55+ community. Central Pinellas location, easy walk to Highland Recreation Center, trails, and lake; also to Eagle Lake Park; 20+ minute drive to either Gulf or Bay. Not in a flood zone! We visited many of the hundred-or-so senior resident-owned mobile-home parks in Pinellas County; here we both smiled at the clean, palm tree lined community!
