Absolutely NO STARS! I clicked one star only because it would not let me rate if I didn't. This place is a dump!!! My granddaughter pays $1095.00 a month for an old trailer that is literally falling apart. If an inspector was to see what it looks like they would most likely condemn the place. The landlord does nothing to fix the issues. Currently, the bathroom floor is caving in, there is black mold growing all over the house, the ceiling leaks, the water line has a leak so the water can not be used or the bathroom floods. This place should be torn down. I will be getting her out of this mess even though a year lease was signed because these people have definitely not stood up on their end of the deal.

I was scheduled to move out 4/01/24 to a different unit they manage on the other side of town. However, even though the roof was leaking (they would patch the roof and the leak would just move), the carpets were wet and smelly, and AC wiring was short-circuiting the unit off (the AC was already inadequate), they insisted that I completely move out of my unit before allowing me to move into the next unit. Heck, with all those problems, they should’ve put me up in a hotel. I finally had to issue the seven days notice to make the repairs, but I managed to move out within that time. They still called me at 9:45 at night on 4/12/24 to insist that I pay the full rent for April; after I had: 1) moved out, 2) completed the walk through, and 3) showed them all the maintenance problems. I probably wouldn’t have moved out to begin with, if it wasn’t in such bad shape. I’m a business person from out of town and I just need a corporate efficiency apartment while I am in town during the work week. I have since purchased a new travel trailer; and I am willing to move it to where they have a vacant RV lot, if they are fair with me in regards to issuing my security deposit and/or last months rent in full. The RV lot has been sitting vacant for many weeks and I could potentially bring them thousands of dollars in revenue annually, but I’ll just continue to keep my RV where it is at if they are going to screw me over. It’s the principal of the whole situation; I am willing to take them to small claims court if they screw me out of my security deposit. They run a slumlords rental business and are very poor business operators. They are willing to forgo the thousands of dollars in revenue that I would pay to park my RV on their lot, versus being fair with me in regards to April‘s rent when the place was in such dis-repair Definitely buyer beware! The pic below is the inside temperature after coming home and finding the AC unit off once again. I can certainly add numerous photos of the inside damage from the roof leaks. The first leak was actually in the closet, where it rained on all of my dry cleaning clothes. Do you think that they would offer to have those clothes dry cleaned for about $68? Heck no!!! I’ll edit or take down this post if they end up being fair with me.

Absolutely trash! Almost ALL the "trailers" have been walled off as "efficiencies" and are advertised as 750$ a month (which is a lie! According to other tenants he jacked their rent up, AND charges 50$ A DAY every day until you pay in full, even if you're only short 30$!!), the "efficiencies " share the same water heater, too! And their "3 bedrooms" have all had the absolute BARE MINIMUM in terms of repairs done to them, and even then they didn't patch holes in the walls, or try to cover them up! And the ROACHES!!! Don't get me STARTED on the roaches we saw... A few months ago a tree had fallen on one of them and they'd only cut out the damaged parts and walled it off and are trying to rent it as a "one bedroom" efficiency I believe. According to an old resident ages ago, one had BURNT DOWN almost and all they did was patch it up! They want first, and last month's rent, plus a deposit, AND any deposits on pets you have! (For example, for two cats it's 1,000$, dogs are apparently more expensive) So if you have more than one cat, or a dog, you're EASILY looking at 4,000$ to move in. Don't waste your money here. It would be cheaper to live in a motel, paying every week. The rental office is full of rude people who refuse to work with you, and get snotty if you "annoy" them. So.... Please DO NOT RENT FROM ANYONE WHO GOES BY DOE RUN PROPERTIES. THEY OWN MULTIPLE MOBILE HOME PARKS IN COLUMBIA COUNTY/LAKE CITY AND ACCORDING TO OTHER PEOPLE I'VE SPOKEN TO, THEY ARE JUST AS RUN DOWN AS THIS ONE. SOME WITH ROOFS COLLAPSING BUT THE LANDLORD WON'T DO ANYTHING!

This place is horrible. I can't believe they charged the amount that they do for people to rent here it's absolutely ridiculous. It's small it's hot as heck with one little window unit and no heat during the winter, which is ridiculous.
