Prospective residents in Lake City, Florida, seeking mobile home park accommodations should exercise extreme caution when considering Edgewater Mobile Home Park, located at 1586 SE Country Club Rd. While any search for housing aims to find a safe and comfortable environment, recent tenant experiences paint a concerning picture of this particular property. This overview aims to provide a factual, albeit critical, assessment based directly on detailed accounts from former residents.
The core issue highlighted by multiple reviewers revolves around the severe disrepair and alleged neglect of the mobile homes themselves, as well as critical infrastructure within the park. Far from being a pleasant living space, the descriptions suggest conditions that raise serious questions about habitability, safety, and the overall management of the property. Tenants report homes in states of significant deterioration, with issues ranging from structural integrity to fundamental utility problems.
The accounts emphasize a stark contrast between the basic need for "a roof over our heads" and the reality of living conditions at Edgewater Mobile Home Park. For Floridians researching potential residential options, it is paramount to be fully informed about such critical feedback, as it directly impacts health, safety, and quality of life. This article will delve into the specifics of these reported issues to provide a comprehensive understanding for anyone considering this location.
Edgewater Mobile Home Park is situated at 1586 SE Country Club Rd, Lake City, FL 32025, USA. Geographically, this address places it in Lake City, a city in Columbia County, Florida, known for its position at the intersection of two major interstate highways, I-75 and I-10.
From a purely logistical standpoint, the park's location on SE Country Club Road suggests proximity to local thoroughfares within Lake City. Country Club Road itself likely provides access to neighboring residential areas and perhaps some local businesses or recreational facilities. Given Lake City's layout, most essential amenities such as grocery stores, medical facilities, schools, and commercial areas would generally be within a reasonable driving distance for residents. The connection to US-41 (which US-441 runs concurrently with for portions) and the nearby interstates (I-75 and I-10) offers broader accessibility for commuting or travel to other parts of Florida, like Gainesville to the south or Jacksonville to the east.
However, while the physical address provides a sense of geographical accessibility, it is crucial to understand that the critical issues raised by former tenants significantly overshadow any perceived locational convenience. The experiences described, concerning living conditions, maintenance, and potential safety, indicate that accessibility to external amenities might be secondary to the internal challenges faced by residents within the park itself. For locals, while the address points to a spot within Lake City, the critical reviews suggest that the internal environment of the park dictates the true "accessibility" of a livable space.
Based on the provided tenant reviews, the "services offered" at Edgewater Mobile Home Park appear to be severely compromised and, in some cases, outright deficient. Rather than a list of positive amenities, the feedback highlights a concerning lack of proper functioning basic services that would typically be expected in any residential community.
The overarching theme from these accounts suggests that basic, livable conditions and responsive, professional services that are standard in residential rentals are reportedly not consistently or adequately provided at Edgewater Mobile Home Park.
Based on the overwhelmingly negative and severe tenant reviews, it is challenging to identify "features" or "highlights" in a positive sense for Edgewater Mobile Home Park. The provided feedback focuses almost entirely on critical deficiencies rather than desirable attributes. Therefore, this section will outline the reported conditions that stand out as significant concerns, rather than promotional features.
In summary, the "features" of Edgewater Mobile Home Park, as communicated by former residents, primarily concern severe deficiencies that would typically be considered uninhabitable conditions.
Given the extremely critical and concerning nature of the tenant reviews for Edgewater Mobile Home Park, it is highly improbable that any "promotions" or "special offers" would be genuinely beneficial or relevant to prospective residents. The overwhelming focus of the feedback is on fundamental issues of habitability, safety, and basic living conditions, rather than incentives or discounts.
Based on the provided information, the only mention related to cost is a tenant stating, "Prices are great!" However, this single positive comment is directly contradicted and severely overshadowed by the extensive list of grave deficiencies and the declaration that "The tenants live in squalor while frequently having their rent raised." This suggests that even if initial prices seem appealing, the value proposition is negated by the reported lack of basic living standards and potential for rent increases despite these conditions.
Therefore, no specific promotions or special offers can be confidently listed or recommended. Any perceived "offer" (such as affordability) would need to be weighed against the significant, documented concerns regarding:
Prospective residents are strongly advised to prioritize personal safety and health over any apparent financial "deal" that might be presented. Thorough personal inspection of any unit and verification of all utility and structural integrity claims would be absolutely essential, beyond what is typically expected when seeking a rental property.

Given the severe nature of the issues reported in tenant reviews, it is highly recommended that any communication be conducted with a full awareness of these documented concerns. Prospective tenants should be prepared to ask pointed questions regarding the structural integrity of specific units, the quality and safety of the water supply, the condition of electrical systems, and the park's maintenance protocols. It would also be advisable to verify any claims made by management with independent inspections if possible, and to thoroughly review any lease agreements for clauses related to habitability and maintenance responsibilities.
Based on the overwhelming and consistent negative feedback from former tenants, Edgewater Mobile Home Park in Lake City, Florida, is unequivocally not suitable for locals, or indeed, anyone seeking a safe, habitable, and respectable living environment. To frame it as "suitable" would be irresponsible and contradict the factual information provided by multiple, detailed accounts.
The reported conditions at Edgewater Mobile Home Park present significant risks to the health, safety, and financial well-being of its residents. For Florida locals, who rightly expect basic standards of living in any rental property, the experiences described paint a picture of severe and systemic deficiencies that are unacceptable.
Key reasons why this location is unsuitable for locals include:
In conclusion, while the address places it within Lake City, the documented experiences of former residents indicate that Edgewater Mobile Home Park falls far short of even minimal standards for suitable housing. Florida locals are strongly advised to seek alternative housing solutions that prioritize safety, habitability, and responsible management to ensure a decent quality of life. The detailed accounts provided serve as a critical warning to anyone considering this property.

We moved here needing a place to rent at last minute, it was a roof over our heads but as we discovered while living there the homes are all on the verge of either needing to be condemned or should be. The first home we rented had plant life growing in through the ceiling at the entrance of the hallway, a leaking roof, loose electrical sockets in the walls no fixed heating, a leaking kitchen sink water was leaking under the sink on all of the pans stored there, the tap water a brown/yellowish color (we were told later was just the iron content). Also while we lived there we started smelling sewage from behind the house, the maintenance man they had at that time told us the lines were backing up on all the homes on that side of the park! A couple of months later a "Better condition" home was available so we asked to move to that one. It had a front and back screened porch. The floors in the house were rotted, floor broke through in 3 different places in the house, front bathroom, entrance to front bedroom, closet in main bedroom. The Main bathroom floor was so weak the toilet would lean if you stepped on the floor by it. Landlord tried to blame it on my weight! Yes I am big guy but a floor in a home should easily support a 300LB person walking on it. There were holes in the hallway floor before we moved in! The main bathroom shower was horrible the walls were stained from the nasty water wife scrubbed the walls with bleach could never get it to come off, the back shower wall was so flimsy it was like paper literally whatever wall was behind it you could have pushed right through it there was no solid wall there, even the "Maintenance man" commented how bad the wall was and should be replaced but it was never done! The water was not drinkable in this place we had to buy bottled water and then later a Pitcher with a filter because we couldnt trust using the water to even cook with! The font porch roof had collapsed due to water damage before we moved in they fixed it with a temp 2x4 support beam. The front window of the house leaked every time it rained for the time we lived there, the inside wall that has paneling was so rotted it was buckled and peeling off, the roof was never fixed we gave up asking after multiple times. The house had no main heat we were given Space heaters for the winter months. The electrical in the house was another main issue, we had the whole house go out one night called FPL saying there was an outage, they came out the outage was our home the guy from FPL told us the MAIN Breaker to the house was outdated and needed repaired it was HOT to the touch. We told our landlord about it.....he told us we were using too many things in the house!! We are talking about 2 computers, The Refrigerator a wall unit AC and the TV at the most and not even all at once! This went on for a bit had to go out and reset the main at night just watching TV or washing laundry. Finally 4 months later after he could arrange for a cheap repair they got someone to replace the breaker who was not a licensed electrician. Our stove had an issue with the burner on the top, the maintenance man came and replaced the burner and used cheap electrical plastic screw cap connectors, the burner stopped working lifted the stove top to find the connectors melted and were stuck to the stove! The lame excuse there was we must have put a heavy pot on the burner and it caused the wiring to get hot! The same stove stopped working the oven wasnt getting hot anymore, they got a replacement 2 weeks later but the wiring could not handle the new stove the line melted on the breaker outside the house, so we had to go a complete month after that with no stove at all to cook or prepare food on, the temp solution was they brought us a Toaster Oven from their home to try and cook with until they again managed to get someone to come and do the wiring after a month! These homes should all be condemned! Do Not Trust the landlords.
Nov 13, 2024 · Gary LowryI wouldn't recommend this place to anybody! The trailers are run down. The water is brown. The maintenance men are on drugs and do drug deals on the premises and steal. There is no central heat or air. The police are there frequently arresting people. There is garbage all over the place. The place honestly needs to be condemned. The tenants live in squalor while frequently having their rent raised. The tenants are people who obviously are poor or living paycheck to paycheck and having their rent raised yet the owners live in a gated community!
May 24, 2024 · 71 AvalonIf you like brown water, when heavy down, pour the windows in the kitchen, and front door will constantly leak. Very slow in fixing things right. When they do Mickey Mouse fix, then the rent goes up each time. Septic smell. It's not a good place to live in Lake City, Florida. Not worth the rent.
Aug 15, 2023 · Anne Marie TremblayTHE WORST PLACE I EVER LIVED. The landlord will go into your home when you are not there. They took our deposit for damages that didn't exist and said we stole light bulbs and batteries out of the smoke detector. And also changed us for a full month when we only stayed there for 4 days.
Jul 22, 2019 · Craig Tokarski JrDo not rent from this trailer park!! Some one close to me rented from them and the trailer was infested with roaches and bed bugs. She was there for 4 months and lost thousands of dollars on furniture that was not salvageable from the bugs. The whole park should be condemned in my opinion.
