Fairview Estates About

For individuals and families in Louisiana considering mobile home living in the vibrant Lake Charles area, Fairview Estates Mobile Home Community stands as a prominent option. Managed by Nelson Communities, this community offers a specific type of residential experience. It’s essential for prospective residents, especially those local to Louisiana, to have a clear and comprehensive understanding of what to expect when considering a move to Fairview Estates.

The decision to choose a mobile home community often centers on factors like affordability, location, and the overall living environment. Fairview Estates aims to provide a housing solution in Lake Charles. However, it's also important to acknowledge all perspectives when evaluating a community. Some recent resident feedback has highlighted significant concerns, particularly regarding water services and property security. Comments such as "Water shuts off all the time! It's brown most of the time and they have the nerve to send a separate bill for the BROWN water that get cut off all the time!" and "anything left out gets stolen! Our lawnmower was stolen!" point to areas that future residents should thoroughly investigate and clarify with management before making a commitment.

Conversely, older reviews from other sources (not directly provided in this set, but found in public data for "Fairview Crossing (AFFORDABLE HOUSING)" which shares a similar address and management type) mention positive aspects like "All of my friends and family live here! Everyone is so friendly and welcoming" and "Good area neighbors are friendly and kids are safe outside. I've been here for 20 years and have not had any issues." This discrepancy suggests that experiences may vary, or that there have been recent changes impacting resident satisfaction. Our goal is to provide a factual overview based on available data, encouraging readers to perform their own due diligence.

Fairview Estates is part of Nelson Communities' portfolio, which aims to offer "a peaceful and comfortable lifestyle" in Lake Charles. For locals, understanding both the stated intentions and the lived experiences of current residents is key to making an informed housing decision.

Location and Accessibility

Fairview Estates is located at 5859 Tom Hebert Rd, Lake Charles, LA 70607, USA. This address places the mobile home community within the southern part of Lake Charles, Louisiana, a city known for its significant industrial presence, vibrant Cajun and Creole culture, and coastal recreational opportunities. The location on Tom Hebert Road provides a balance between residential tranquility and access to urban amenities.

From Tom Hebert Road, residents typically have convenient access to major roadways in Lake Charles, including Interstate 210, which forms a loop around the city, and Interstate 10, the main east-west corridor through Louisiana. This accessibility is crucial for commutes to employment centers, such as the numerous petrochemical plants in the area, or for traveling to other parts of Lake Charles and beyond. For those working in "today's workforce" (as described by related properties in the area), ease of transport is a significant factor.

The area surrounding Fairview Estates offers practical conveniences. Residents can find various grocery stores, retail centers, dining establishments, and essential services within a reasonable driving distance. Lake Charles itself boasts a diverse array of attractions, including casinos, cultural venues, parks, and proximity to the beautiful Gulf Coast. Educational institutions like McNeese State University are also accessible. While the community aims to provide a retreat from the city's hustle, its location ensures that residents are not isolated from the conveniences and opportunities that Lake Charles provides, making it geographically suitable for local residents.

Services Offered

Fairview Estates, as a mobile home community managed by Nelson Communities, aims to provide essential services to its residents, focusing on the foundational aspects of community living. While specific detailed lists are not extensively public, based on general practices for such communities, the following services would typically be expected or are implied by resident feedback:

  • Mobile Home Lot Rentals: The primary service involves providing spaces (lots) for residents to place their mobile homes, offering a designated property for their residence.
  • Utility Access: Residents typically have access to hookups for essential utilities such as water, electricity, and sewer services on their individual lots. However, it is crucial to note that recent resident reviews explicitly mention significant issues with water service, including "Water shuts off all the time!" and being "brown most of the time," and receiving a "separate bill for the BROWN water." Prospective residents should inquire directly and thoroughly about the current state of water utility provision and billing.
  • Community Management: As a managed community, there is typically an office or point of contact for resident inquiries, concerns, and enforcement of community rules. Reviews suggest varying levels of responsiveness, with one mentioning an "office manager stopped responding to emails" regarding an AC issue.
  • Maintenance Coordination: Management is typically responsible for coordinating maintenance for common areas and infrastructure within the park. The review about "Water flowing from the ground" and "AC unit went out 2 weeks ago" points to the importance of effective maintenance and response times.
  • Trash Services: The complaint "We even had our trash can dissappear last week!!" suggests that trash collection is a service, but there might be issues with the provision or security of trash cans.
  • Yard Maintenance Expectations: Residents are typically responsible for maintaining their own small yards, with a "quick to tell u to cut the small yard or will fine u" policy mentioned. This implies an expectation of individual lot upkeep.
  • Community Rules and Regulations: Mobile home communities operate with established rules covering various aspects of living, such as lot appearance, noise, and safety, aimed at maintaining order within the park.

It is paramount for prospective residents to directly verify the current state and reliability of all these services, particularly utilities and maintenance responsiveness, given the feedback provided.

Features / Highlights

Fairview Estates Mobile Home Community offers several features that are often considered highlights for mobile home living, although recent resident feedback suggests some operational challenges. It’s important to present both the intended benefits and reported realities.

  • Managed Community: Being part of a managed community by Nelson Communities implies a structured environment with established rules and a management presence to oversee the property.
  • Affordable Housing Option: Mobile home communities typically provide a more affordable housing alternative compared to traditional stick-built homes, making them accessible to a wider range of income levels.
  • Quiet Area (Generally): One review specifically noted that the "area is quiet," suggesting that despite other issues, the general noise level from the surrounding environment is low, which can be a desirable feature for residents.
  • Located in Lake Charles: The community's location in Lake Charles provides residents with proximity to employment opportunities (especially in the industrial sector), shopping centers, dining options, and recreational activities.
  • Individual Yards: Residents typically have small individual yards with their mobile homes, offering a private outdoor space. However, consistent enforcement of yard maintenance rules for all lots, including vacant ones, has been a reported concern.

It is vital for anyone considering Fairview Estates to fully investigate these features in person and discuss any concerns directly with management, especially those related to the consistent and reliable provision of basic amenities like clean water and property security.

Promotions or Special Offers

Based on the provided information for Fairview Estates Mobile Home Community, there are no specific, publicly advertised "promotions" or "special offers" in the traditional marketing sense, such as discounts on rent for a limited period or move-in incentives. Like many mobile home communities, the primary "offer" is the provision of affordable mobile home lots for rent.

The inherent value proposition of Fairview Estates, and mobile home communities in general, is the opportunity for affordable housing in a designated community. For many individuals and families in Louisiana, especially in Lake Charles, this type of housing can represent a more economical alternative to traditional homeownership or apartment rentals.

Prospective residents are strongly encouraged to contact Fairview Estates directly to inquire about:

  • Current Lot Availability: What mobile home lots are currently open for rent.
  • Rental Rates: The precise monthly lot rent and any associated fees. Given resident feedback about "expensive" rent in relation to service issues, understanding the full cost structure is crucial.
  • Lease Terms: Details regarding lease durations, security deposits, and tenant responsibilities.
  • Availability of Homes for Rent/Purchase: Some communities may offer mobile homes for rent or purchase on-site, in addition to just lot rentals. (One review mentioned "the trailer is nice," implying some units might be available for rent directly from the park).

It is imperative for potential residents to have a direct and open conversation with management about all fees, particularly regarding utilities like water, and to clarify any concerns raised in public reviews. While promotional offers may not be a constant, a clear understanding of the financial commitment and the services included is paramount for an informed decision.

Contact Information

For those interested in learning more about Fairview Estates Mobile Home Community, inquiring about lot availability, or discussing residency, the park management can be reached through the following contact details:

Address: 5859 Tom Hebert Rd, Lake Charles, LA 70607, USA

Mobile Phone: +1 337-602-6476

Direct contact by phone is the most efficient way to receive the most current information regarding specific lot availability, rental processes, and to have any questions answered about becoming a resident. Given the specific concerns raised in recent public reviews, it is highly recommended that prospective residents use these contact points to directly address questions about water quality and reliability, property security, maintenance response times, and consistency in rule enforcement (e.g., yard maintenance for all lots). An open and thorough discussion with management is crucial before making any decisions about moving into Fairview Estates.

Conclusion: Why This Place is Suitable for Locals

For Louisiana residents, particularly those in the Lake Charles area, considering Fairview Estates Mobile Home Community requires a nuanced understanding. While it offers the fundamental appeal of mobile home living, prospective locals should carefully weigh all aspects, especially in light of recent resident feedback. The suitability of Fairview Estates for locals hinges on balancing its intended benefits with reported challenges.

On one hand, the community's location on Tom Hebert Road in Lake Charles provides good accessibility to employment opportunities, particularly within the region's industrial sector, as well as access to various city amenities like shopping, dining, and healthcare. For individuals and families seeking a potentially more affordable housing option compared to traditional homes or apartments, mobile home communities like Fairview Estates can present a viable path to home stability. The general quietness of the "area" (as mentioned in one review) could also be a draw for those seeking a less noisy environment.

However, it is crucial for locals to consider the significant concerns raised in recent reviews. Issues with "brown water" that "shuts off all the time" and a "national water infrastructure... boil advisory" not being resolved for months are major quality-of-life deterrents. Furthermore, reports of "anything left out gets stolen" including "lawnmower" and "trash can," along with inconsistent enforcement of yard maintenance rules (e.g., tall grass on vacant lots), point to serious property security and management oversight issues. Lack of responsiveness from the "office manager" regarding maintenance (like a broken AC) is also a critical concern for resident well-being.

Therefore, while Fairview Estates offers a location that could be convenient and a housing type that can be affordable, its suitability for locals is highly dependent on whether current and prospective management has definitively addressed and resolved the reported issues concerning basic utilities, property security, and maintenance responsiveness. For a Louisiana local considering this community, it is absolutely essential to perform thorough due diligence, including visiting the property, speaking directly with current management about these specific concerns, and ideally, speaking with current residents to gauge recent improvements or ongoing challenges before making a commitment.

I wish I would have read the reviews FIRST! Been here 2 months the water hasn’t been clean since day once national water infrastructure has issued a boil advisory well it’s 2 months still not resolved, my AC unit went out 2 weeks ago! Ac the office manager stopped responding to emails. I’ve been very patient and humble but this is unacceptable I’ve been here 2 months and the only thing good I can say is the trailer is nice the area is quiet but not having clean water and no Ac is horrible, having to pay a water bill and still buy jugs of water to cook brush your teeth because the water is under boil advisory and has been for 2 months

If I could give 0 stars, I would. The WORST management company I’ve ever dealt with. They will tell you water and trash is included in rent then you’ll randomly receive a bill in your name without notice. Calling for maintenance is a joke. They will find any and every reason to add a charge to your rent. Autumn who works in the office, took the keys from me after my lease was up, and I asked if there was anything I needed to sign was told no then a few weeks later rent was STILL taken out of my account and received another water bill even after vacating the property two weeks prior. I have yet to receive a refund from the unauthorized transaction.

On 9/30/24 I went to Fairview mobile home park to inquire about renting a lot in one of their other parks Smiths Village . Smiths Village was promised not to be a flood zone and I proceeded to pay the $350 deposit to hold lot #4. I was told we'd sign the rental contract on a later date when she could draw up a contract after I have filled out an application online with Nelson Communitys. Which I did no problem the app fee was listed as none refundable ok no prob paid and filed . The deposit never was listed as non refundable. I never resided in any of the parks owned by Nelson Communitys the deal fell through due to Smiths Village being in fact a flood zone according to FEMA. From which I received a grant to replace my hurricane damaged home She offered one of the other parks but I declined upon finding another in the same area as Smiths Village . I've currently been calling for 2 weeks left several messages the office manager herself has yet to talk to me but her staff made the comment it was none refundable. And yes I raised my voice on the phone and yep she sounded like she going to claim to be victimized because I did so ( yelled never cussed ) Sorry lady but I'm not sorry if it wass your money you'd react the same way no matter how non chalant you try to play it .Despite I never even lived on the property or signed any documents to support that it's non refundable . I have left a message for their corporate office and realize I should have heeded the bad reviews for this place if this is how they want to conduct their business. The corporate office as well as others should be made very aware and yes I am demanding my $350 back and now just for the inconvenience factor also the Boom app $30 fee as well since this can't possibly be legal even renters have a right to have deposits returned

**Fairview Estates Trailer Park - A Nightmare Experience** LakeCharles Location. This place doesn’t even deserve 1 star. I have been living at Fairview Estates Trailer Park for several months, and my experience has been nothing short of a nightmare. If you're considering moving here, think twice! First and foremost, the management is incredibly rude and unprofessional. Lakisha, the manager, has been dismissive and unhelpful I've approached her with a concern. She seems more interested in making excuses than actually solving problems. Told me to get out of her office. The maintenance at Fairview Estates is practically nonexistent. I have been dealing with severe plumbing issues for months, and despite multiple requests, nothing has been done. The water is brown , and all they will tell you is it will clear up, Water leaks, clogged drains, and broken fixtures have made living here unbearable. Additionally, other maintenance problems like faulty electrical outlets They have shown a complete lack of care for the residents. They ignore complaints, fail to provide updates, and generally make it clear that our comfort and safety are not their priority. Overall, Fairview Estates Trailer Park has been an absolute disaster. The lack of maintenance and the rude management make it a place I cannot recommend to anyone. Save yourself the stress and find somewhere else to live. ---
