Forest Estates About

For many individuals and families across Louisiana, finding a housing solution that balances affordability with a suitable living environment is a significant consideration. Manufactured home communities, often referred to as mobile home parks, can sometimes present an alternative to traditional rental apartments or homeownership. These parks typically offer land leases for manufactured homes, providing a different pathway to establishing a residence. When exploring such options in the Shreveport area, one might encounter Forest Estates Mobile Home Park.

This article aims to provide a factual and informative overview of Forest Estates Mobile Home Park, based on publicly available data, to help prospective residents in Louisiana understand more about this particular community. We will cover its location, typical services often found in such parks, and general characteristics to provide a comprehensive picture. Our goal is to present information that assists local users in making informed decisions about their housing needs.

Understanding the specifics of any mobile home park is crucial for a potential resident. This includes details about the environment, management practices, and overall community atmosphere. While this article maintains a professional and factual tone, it seeks to be engaging for those considering their housing options in Shreveport, Louisiana.

Location and Accessibility

Forest Estates Mobile Home Park is located at 6201 W Bert Kouns Industrial Loop, Shreveport, LA 71129, USA. This address places the park within Shreveport, a major city in Northwest Louisiana known for its diverse economy, cultural attractions, and as a regional hub. The park's location on West Bert Kouns Industrial Loop, a significant roadway, suggests a position that offers both accessibility and proximity to various industrial and commercial areas of the city.

The accessibility of Forest Estates Mobile Home Park is a notable aspect for its residents. Being situated on a major loop like W Bert Kouns Industrial Loop means that the park typically offers straightforward access to different parts of Shreveport. This includes convenient routes to employment centers, particularly those within industrial or business parks along the loop, as well as educational institutions, healthcare facilities, and various shopping and dining options. The loop system allows for relatively easy navigation around the city, minimizing travel time for daily commutes, errands, and leisure activities. For those working in the vicinity or needing quick access to city services, this location can be a practical advantage. While the reviews highlight concerns about management and property conditions, the physical location itself provides a good starting point for accessing Shreveport's wider amenities.

Services Offered

Mobile home parks, including those like Forest Estates, generally provide a foundational set of services to their residents, primarily focused on offering a space for manufactured homes and managing common areas. While specific details should always be verified directly with the park management, common services typically include:

  • Lot Leasing: The primary service, where residents lease a designated plot of land within the community to place their manufactured home.

  • Utility Hook-ups: Facilitation of connections for essential utilities such as electricity, water, and sewer to each leased lot. The cost and inclusion of these utilities in the lot rent can vary and should be confirmed with park management.

  • Common Area Maintenance: Upkeep of shared spaces within the park, such as internal roads and general grounds, to maintain a functional environment.

  • On-site Management: The presence of park management to oversee operations, administer rules, collect rent, and address general park-related inquiries. Customer reviews, however, suggest potential inconsistencies in office availability and responsiveness.

It is always advisable for prospective residents to conduct a direct inquiry about the full scope of services, what is included in the monthly lot rent, and any associated fees, to ensure a clear understanding of their living arrangements at Forest Estates Mobile Home Park. Given the nature of some reviews, particular attention should be paid to the responsiveness of management regarding maintenance and utility issues.

Features / Highlights

When considering a mobile home park, prospective residents often look for specific features and highlights that contribute to a positive living experience. Based on publicly available customer reviews, certain aspects of Forest Estates Mobile Home Park have been consistently highlighted, which are important for potential residents to consider:

  • Urban Location with Accessibility: A factual highlight is its location on W Bert Kouns Industrial Loop in Shreveport. This provides direct access to a major city thoroughfare, facilitating commutes to various areas of Shreveport and potentially to industrial or commercial zones. This accessibility is a practical benefit for daily living.

However, it is equally important to present the concerns raised in the reviews as factual highlights of the current state of the park:

  • Inconsistent Office Hours and Responsiveness: Reviews frequently mention that the office staff "never at the office past 4 on Friday" and "Nobody ever answers the phone or is in office during their advertised office hours." This indicates potential challenges with communication and accessing management support.

  • Unaddressed Maintenance Issues: A significant concern is the claim that a "trailer still has no electricity in my bathroom, and they ain’t even attempted to fix it and I called about this in JANUARY." This suggests potential delays or lack of responsiveness regarding critical repairs.

  • Property Upkeep and Cleanliness Concerns: Descriptions like "The property is so junky with trailers burned out and they refuse to clean up" point to issues with the general appearance and maintenance of the park grounds.

  • Perceived Unprofessional Management Practices: Residents describe office people as "rude and unprofessional" and suggest they "do not know what they're doing," with one even stating, "Its like thugs running this place." This highlights concerns about the quality of management interactions.

  • Fining Practices: The mention that management "will fine you for any little thing that they can" while neglecting larger issues like cleanup indicates a perceived unfairness in rule enforcement.

  • Recommendation to Check BBB: The advice to "Check with a Better Business Bureau And heed these reviews" serves as a direct recommendation for prospective residents to seek external verification of the park's standing.

These combined highlights offer a comprehensive view, indicating that while the park has a central location, significant concerns regarding management, maintenance, and overall living conditions have been raised by residents.

Conclusion: Why this place is suitable for locals

For Louisiana locals exploring housing options in Shreveport, particularly those considering mobile home living, Forest Estates Mobile Home Park presents a complex picture. While its location offers a practical advantage, the suitability of this park for local residents is significantly impacted by numerous concerns raised in public reviews.

From a purely locational standpoint, being situated on W Bert Kouns Industrial Loop in Shreveport offers good accessibility to various parts of the city. This means that residents could potentially have convenient access to employment opportunities, particularly in industrial or commercial areas, as well as general city amenities like shops and services. For locals who prioritize a specific geographic area within Shreveport for commuting or family reasons, this could be a initial point of interest.

However, the pervasive and consistent negative feedback from residents regarding management, maintenance, and overall living conditions raises serious considerations for any local looking for a stable and comfortable home. Texans and Louisianians alike value responsive management, well-maintained properties, and a sense of safety and fairness in their communities. The reported issues such as unaddressed maintenance requests (e.g., lack of electricity in a bathroom for months), "junky" property conditions with "burned out trailers" that are not cleaned up, and "rude and unprofessional" office staff are critical factors that would weigh heavily on a prospective resident's decision. Furthermore, the concern about arbitrary fining practices while neglecting larger property issues points to a potentially unfair and frustrating living environment.

Ultimately, while Forest Estates Mobile Home Park exists as a housing option in Shreveport, its suitability for locals is highly questionable given the documented public feedback. For any Louisiana resident considering this park, it is imperative to heed the advice to "Check with a Better Business Bureau And heed these reviews." A thorough personal investigation, including multiple attempts to contact management, a visit to observe the property's current state, and ideally, speaking with current residents, would be absolutely essential before making any commitment. While affordability is often a driving factor for choosing mobile home parks, the potential for significant living challenges highlighted by existing residents suggests that other options in the Shreveport area might offer a more secure and positive long-term housing solution for locals.

Business hours on front say Mon-Fri 8-5 but they never at the office past 4 on Friday? Seems like something should be added to the front door of the business explaining that they leave early on Fridays? Idk it’s always something w them. Nobody ever answers the phone or is in office during their advertised office hours. And, my trailer still has no electricity in my bathroom, and they ain’t even attempted to fix it and I called about this in JANUARY.

(New 1/22/25) Our bathroom light went out, and changing the bulbs didn’t fix it. We called to have it looked at almost a month ago, and maintenance did look at it once. They came to the wrong trailer about a leak, and we told them what our maintenance problem was. They came back that day, we left the house unlocked for them. It was locked when we returned, but no communication on what was wrong with the light fixture or when they’d be back. We even called the office and communicated that we hid a key on our porch if they needed to come back when we were working, so they could get in. After a week of not hearing anything, I put the key back in my house. Front office never called us. I call this morning to follow up on the problem. The girl at the front desk answering the phone? RUDE. Hung up on me before I finished speaking to her. She needs training on controlling her attitude. Especially the way she asks questions. “Okay? Is that all now?” Is how she replied after I had to call back and finish my complaint. (Old 8/24) The stray animals are out of control, the trailers aren’t “move in ready.” We’ve called the front office for maintenance and repairs about a few reoccurring large problems over 5 times now, and nothing has been done. Anna and Antonio (newer male office worker) have both assured us that the problem would be fixed on a set date and time, then it never happens. If you are the property owner/company and you are reading this, you need better employees that actually repair our homes that we PAY you for every month by renting the trailer and the lot.

This place is a complete joke. I mean it wasn't too terribly bad when I moved here two years ago, but now it's pathetic. I've never been charged all these extra amenities (trash removal, water, and administration fees) since I moved here in March of 2022. But now I am, my rent never increased until now. I asked for a house transfer because the one I've lived in, is falling apart. I've asked for repairs to be done and got laughed at when I first got here. Parts of my walls are sponge like if you push it. Parts of my kitchen floor are sponge like now, I've mentioned that. Parts of my bathroom floor are warping. The hall window leaks inside that wall. My doorway is literally coming away from the house which is causing a leaking as well. When I moved in, I had to have the vent hole for my dryer hose cut out in the floor because whoever "remodeled" prior to us moving here COVERED IT UP! I am a single mom of two kids, I've made it work so far. But now with the increase of rent and an increase to the late fee (it was $50, now it's $100 there was no warning of that increasing) I'm barely getting by, I could rent an actual house for all this crap and probably have a better chance of repairs and maintenance being done in a timely manner elsewhere, but I cant afford to move either. The office says they open at 8:30, but NO ONE IS EVER IN THE OFFICE AT ANY POINT OF THE DAY FOR ME TO EVEN TALK TO SOMEONE FACE TO FACE. They also have us paying rent through a different portal that is impossible for me to even create an account on. And as suspicious as it looks and sounds, 6 VACANT trailers have caught fire and they just let them sit there for a while before tearing them down. They have recently purchased "newer" doubles wides and started moving them in empty lots in the front, but none of them are move in ready. They have been sitting around for month(s) So with all that bejng said, I highly DO NOT recommend moving here, not even if it's a last resort. If I can put no stars, I would.
