As a mobile home park, Forestdale Mobile Home Community typically provides a set of core services essential for residential living. While exact details can vary, common offerings at such communities generally include:
-
Lot Rentals: The primary service involves leasing individual plots of land to residents for the placement of their manufactured homes. These lots usually come equipped with essential utility hookups for water, electricity, and sewer services. It is advisable for prospective residents to clarify whether utility costs are included in the monthly lot rent or are billed separately.
-
Community Management: A management team or individual is typically responsible for overseeing the park's operations, addressing resident inquiries, and enforcing community rules to ensure an organized and pleasant living environment. A responsive management team is crucial for addressing resident concerns effectively.
-
Maintenance of Common Areas: The park management is generally tasked with maintaining shared spaces, which may include internal roads, communal landscaping, and any recreational facilities within the park. Customer feedback specifically notes issues with "the excessive amount of trash around the dumpsters and the roads," indicating an area where maintenance efforts need to be consistently applied to ensure a clean environment for all residents.
-
Waste Management: Most mobile home parks arrange for garbage collection services for their residents. However, the reviews suggest challenges with trash accumulation, highlighting the importance of clear waste disposal protocols and adequate facilities.

-
Individual Home Sites: Residents benefit from having their own manufactured home on a dedicated lot, providing more privacy and often more outdoor space than typical apartment living. This is a key appeal for many choosing mobile home communities.

The people there are friendly. The only issues are all the dogs that are allowed to run loose and bark all night long and the excessive amount of trash around the dumpsters and the roads.

Needs updating. Roads in bad shape and lighting at night needs upgraded. Clean park over half empty. No fire department close. 1 mile off I-22 .Think new management just took over park.

One mile from I-22 (Corridor X) so you can be just about anywhere in the greater Birmingham area in less than 15-20 minutes, makes for an easy commute. The park has been cleaned up and is still going through renovations at this time. There are some bad spots on the middle road, but the county has filled the potholes coming into the main entrance into the park. It is safe and very family friendly. Everyone tries to look out for one another, so in a way we have our own neighborhood watch program. We are in unincorporated Jefferson County and Jefferson County Sheriffs Department will respond if there happens to be s problem. Forestdale is the responding Paramedic/Fire Department and have been very helpful in several emergency situations that have come up in the past few years. There are quite a few new families moving in with children of all ages, so this is a very family friendly environment. We are zoned for Gardendale High School (EXCELLENT SCHOOL SYSTEM) and Brookville Elementary Schools. If you happen to be looking for Christian or Private schooling, Sumiton Christian School starts enrollment in Kindergarten and goes all the way through high school and is about 15-20 minutes away and there is also Forestdale Baptist School that also begins enrolling in kindergarten and goes to the sixth grade and is about 7- 10 minutes away. Overall, this is a diverse community of friendly people. I suggest stopping by the office around the first of each month or calling the park manager to schedule a time to walk through and get a feel for the community. I describe it as living in the country with all of the city's conveniences.

The owners of this property can do better. The roads are horrible. It can cause issues with someone's tires. It would not hurt to clean up the area. Not an attractive area
