Services Offered

Mobile home communities, including Franklin Farms Mobile Home Community, primarily offer land lot rentals for manufactured homes. The fundamental service provided is the space where residents can place their home. Beyond this core offering, services can vary significantly from one community to another. Based on general practices within the industry and publicly available details for similar communities, certain services are typically expected or provided.

  • Lot Rental: The primary service is the lease of a designated plot of land within the community where a manufactured home can be situated. This typically involves a monthly lot rental fee.

  • Community Infrastructure Maintenance: The park management is generally responsible for the upkeep of shared infrastructure. This often includes maintaining internal roads, common areas, and utility hookups leading to individual lots (though the cost of utilities themselves usually falls to the resident).

  • Utility Connections: The community typically provides the framework for individual homes to connect to essential utilities such as water, sewer, and electricity. Residents are typically responsible for their own utility bills and ensuring their home’s connections are in good order from the hookup point.

  • On-Site Management: Many mobile home parks have on-site or readily available management to address community-wide issues, enforce park rules, and manage new resident applications. The responsiveness and presence of this management can significantly impact resident experience.

  • Pre-Owned Homes for Sale: As indicated by some listings, Franklin Farms Mobile Home Community may also offer pre-owned manufactured homes for sale within the community, providing an option for those who do not already own a mobile home. They also state that "Park tenancy is required and a lease option program is available on select homes for qualified applicants."

  • Off-Street Parking: The community is noted to include off-street parking, which is a convenience for residents.

Prospective residents are strongly encouraged to directly contact Franklin Farms Mobile Home Community to get a precise understanding of all services included in the lot rent, any additional fees, and the responsibilities of both the park management and the residents regarding maintenance and amenities. This direct communication is crucial for a complete and accurate picture.

Features / Highlights

When considering a mobile home community, understanding its features and highlights is crucial for prospective residents. For Franklin Farms Mobile Home Community, publicly available information and resident feedback paint a picture of its current state and key attributes.

Based on direct information, Franklin Farms Mobile Home Community is an "all-age community," meaning it's open to residents of all ages, rather than being restricted to 55+ individuals. This allows for a diverse resident base, including families. It is also described as a "quiet and secluded community," which could be a significant highlight for those seeking a peaceful living environment away from the direct hustle and bustle. The convenience of its location "to local shopping, schools, and recreational activities" is also highlighted, suggesting that despite being secluded, it remains accessible to necessary amenities. The availability of "pre-loved homes for sale" within the community is another feature, providing a potentially more affordable entry point into homeownership. Additionally, the inclusion of "off-street parking" is a practical benefit for residents.

However, it is important to acknowledge that community experiences can vary, and prospective residents should conduct their own thorough due diligence. Public reviews suggest that some residents have experienced concerns regarding management responsiveness to maintenance issues, specifically citing delays in addressing significant problems like septic overflows. Furthermore, concerns about community environment and safety have been raised in some feedback, including observations about children's play areas, and alleged instances of firearms being present or brandished by some individuals within the community. Issues related to park management's approach to rule enforcement, particularly concerning disability accommodations and general resident interactions, have also been noted. These points highlight the importance of direct inquiry and a personal visit to assess the current living conditions and management practices.

While the community offers the fundamental aspects of mobile home living and some convenience in terms of location and housing options, a comprehensive understanding of the current resident experience requires direct investigation and communication with the park management.

Promotions or Special Offers

Currently, specific promotional offers or special discounts for lot rentals at Franklin Farms Mobile Home Community are not widely advertised in publicly accessible information. Mobile home communities generally focus on the long-term value of lot leases and the overall affordability of manufactured housing as their primary "promotion."

However, some information indicates that Franklin Farms Mobile Home Community may offer a "lease option program" on select homes for qualified applicants. This type of program could be considered a special offer as it provides an alternative path to homeownership within the community, potentially allowing residents to lease a home with an option to purchase later.

For prospective residents, the inherent benefits of manufactured home living often include:

  • Potentially Lower Entry Costs: Manufactured homes can be more affordable to purchase than traditional stick-built homes, making homeownership more accessible.

  • Budget-Friendly Lot Rent: The monthly cost of renting a lot in a mobile home park is typically less than traditional apartment rent or mortgage payments for a site-built home.

  • Reduced Property Tax Burden: In many manufactured home communities, residents own the home but lease the land, which can result in lower overall property tax obligations.

It is always advisable for interested individuals to directly contact Franklin Farms Mobile Home Community for the most current information on any potential special offers, details on their lease option program, current lot rental rates, and any other associated fees. Conclusion: Why this place is suitable for locals

For locals in the Virginia region, particularly those considering manufactured housing in Franklin, Franklin Farms Mobile Home Community presents a specific type of living environment. Its suitability depends heavily on individual priorities and what a prospective resident seeks in a community.

On the positive side, Franklin Farms Mobile Home Community is marketed as a "quiet and secluded community," which can be a significant draw for individuals and families seeking a peaceful residential setting away from constant urban noise. Its location within Franklin, VA, means residents have local shopping, schools, and recreational activities within convenient reach. The availability of "pre-loved homes for sale" and a "lease option program" could also make homeownership more accessible and budget-friendly for those looking for an affordable stepping stone into owning their own home, which is a key consideration for many local Virginians. Being an "all-age community" also means it can accommodate a diverse demographic, from young families to retirees.

However, it's crucial for prospective residents to conduct thorough due diligence. Public feedback has indicated concerns that could impact suitability for some. These include reported issues with management responsiveness to significant maintenance problems, such as septic issues, and concerns about the overall community environment, including alleged safety concerns and perceived inconsistencies in rule enforcement. For those with children, the lack of designated recreational facilities like pools or trampolines, as mentioned in reviews, might be a consideration.

Ultimately, Franklin Farms Mobile Home Community could be suitable for locals who prioritize affordability, a secluded location, and the concept of manufactured home ownership, provided they are prepared to engage directly with management to understand current community standards and address any potential concerns upfront. Visiting the park, speaking with current residents if possible, and getting all agreements in writing would be essential steps to ensure this community aligns with one's expectations for a suitable home in Virginia.

My mom is Disabled she’s lived out here for 7-8 years/owns her mobile home and can’t walk she has medical records stating she has medical issues. The passed two years has been nothing but a total wreck since they have came into office. She can’t even park close to the door/ grass with her medical issue. It’s discrimination at this point because they are violating her on various things that other people are doing with no violation and that was confirmed by the other residence that stay here.. My children can’t even come visit her for the weekends because she had to get rid of all the toys that were in the front yard. The new management is very rude, there’s multiple rumors going around stating she brandished a firearm on various residences also involving her husband in park management business. She was fired from Beaverbrook mobile home park in isle of Wright. Teenagers walking/ riding around with firearms brandishing them. There’s multiple times when I drove my car by and they pointed guns at my vehicle with my children in the car. My fiancé and my family were coming in the park by the main office and someone started shooting at the car repeatedly. There’s no way to contact a supervisor or anyone other than her. My mom’s called the other number that’s given out and nobody’s responding. She’s even asked her for a number and she won’t give one. Too many negative things and problems for me to keep going. Don’t waste your time coming here it’s not with the hassle.
