It represents a community-focused approach to living, where the owner actively strives to address resident concerns and foster a sense of stability.

Garfield Oaks is characterized by its older mobile homes, reflecting its long-standing presence in the Traverse City area. This maturity, however, often translates into more reasonable rental rates compared to other housing options in the region, making it a viable choice for many Michiganders. The emphasis here is on providing essential living spaces that meet fundamental needs, rather than luxury amenities. What truly stands out, according to residents, is the dedication of the owner and management to addressing issues promptly, ensuring that basic services like plumbing are maintained.

For many, the ability to reside in Traverse City, a vibrant and scenic Northern Michigan hub, while maintaining financial stability, is a significant draw. The park's pet-friendly policy is a particular highlight for animal lovers who struggle to find housing that welcomes their furry family members. Despite its age, Garfield Oaks aims to provide a quiet and safe environment, fostering a community where residents, though often facing economic challenges, are described as "poor but quite nice." It's a testament to resilience and the importance of accessible housing in a thriving Michigan city.

Promotions or Special Offers:

Garfield Oaks - A Manitou Community, as an affordable mobile home park, typically offers its value through consistently reasonable rental rates rather than through promotional "specials" in the commercial sense. Their primary "offer" is providing accessible housing in a desirable area like Traverse City, which is often difficult to find at an entry-level price point. The very existence of this community serves as a continuous benefit for those facing financial hardship or seeking budget-friendly living options.

A key inherent "promotion" is their pet-friendly policy. For individuals and families for whom pets are integral family members, the ability to rent a space that accommodates dogs, when many other low-income housing options prohibit them, is an invaluable offer. This policy directly addresses a critical need for many potential residents.

While the reviews mention that the rent has increased and some places are "dinky," the underlying message is that the rent is still "reasonable... for Traverse City." This suggests that even with potential increases, the park remains competitively priced within the local market. There are no public indications of short-term discounts or move-in incentives. Instead, the value lies in the long-term affordability, the responsive management, and the ability to maintain family pets. For current rates and availability, interested individuals should contact the park directly.

This trailer park had the worst residents in a 50 mile radius. Constant crime & drug houses. The rent there now is laughable! Dinky places -even if brand new & no paved driveways. Only ppl that would rent these seedy places are desperate at best.

I moved here because of extreme financial hardship and needing my sweet dogs to be able to stay with me. It is a very old trailer park with very old mobile homes. That being said it is reasonable rent (for Traverse City), and the owner does try very hard to address any problems such as plumbing quickly. The place is on well water and that means rust is being battled constantly, but it is tested frequently and is safe. I am thankful for having a place to live where I can have my dogs. I have had one of them 12 years and the other 5 years. They are like family, and most of the low income subsidized housing wanted me to get rid of them. The folks here are poor but quite nice. It is quiet for the most part and I feel safe living here after over a year being here. There are laundry facilities on site. The low rating is mostly because of several empty mobile homes that remain and seem to be in disrepair.

I have known of this place for many many years. It has always been very run down, all the trailers look like if you sneeze hard they will fall apart. The people herr, however, always seem very happy. Many seem to have been in extreme financial situations, but this seems to be the only option they have. Like I said though, all seem happy. I give it three stars for the general feeling of the people, not the park itself. Several business have located the building in front but they do not stay long there and something always pops up once vacated

Best managed rental I've ever lived at. All my neighbors are incredibly nice. Highly recommended, if your looking for a place to rent or buy.

This Community has seen significant improvement over the last year: the abandoned and run-down trailers mentioned in earlier comments have all been removed, the water, sewer, and electrical lines have all undergone repairs or replacements, brand-new homes have been brought in, cable service has been extended throughout the community, and the new management, always accessible and understanding, seems dedicated to making this a nice place to live. Five Stars.
