Reviewers consistently highlight the "great people/neighbors" and "very friendly tenants," describing a positive and supportive neighborhood atmosphere. This strong sense of community can be a major draw, offering a network of friendly faces and a more connected way of life than isolated residences. While some feedback indicates challenges with management and property upkeep, the core strength of German Corner Village appears to be the warmth and camaraderie among its residents, creating a truly unique living experience in Owasso.

German Corner Village offers distinct features and highlights that appeal to a specific segment of the Oklahoma housing market, primarily centered around community and affordability, despite noted infrastructure challenges:
It is important for prospective residents to consider the reviews regarding poor drainage, crumbling driveways, and lack of a tornado shelter when evaluating the features and highlights, as these are significant factors impacting the living experience.
As a residential mobile home park, German Corner Village typically operates on a system of monthly lot rentals. It is less common for such communities to offer frequent, publicly advertised "promotions" or "special offers" in the same vein as retail businesses or apartment complexes. The core value proposition is usually the consistent, albeit debated, affordability of the lot rent for manufactured homes in the area.
However, interested individuals should always directly contact the park management to inquire about current lot availability, rental rates, and any specific terms that might be relevant. While not explicitly stated, some possibilities that could be discussed upon direct inquiry include:
Given the recent reviews citing "outrageous" rent and additional fees, prospective residents should be diligent in their inquiry, requesting a full breakdown of all costs, including lot rent, utility charges, and any additional fees, before committing. This will ensure full transparency and avoid unexpected expenses. Direct communication with the park office is the most reliable way to obtain accurate pricing and understand the complete financial commitment.

The people/neighbors are great! The rent is outrageous and the on-site manager is a joke. He does not care about the tenant here and only looks out for himself. He targets tenants with no empathy. Having said that all in all the neighborhood is quite and safe and i have great relationships with all my neighbors. Very friendly tenants.
Oct 20, 2024 · MzzVic Talks2025 Update: I don't recommend anybody moving here, period. There is no drainage system throughout the entire trailer park, so water pools in the roadways and your yard. Our driveway is crumbling. If we try to walk through our yard, we sink up to our ankles in some spots. This has caused part of our deck to rip off, and the trailer is showing signs of damage from tilting. The new owners want to run this trailer park like it's a high-end HOA. Maybe they should consider making some improvements to the community before running up everybody's rent and taping facetious notes to doors. There isn't even a tornado shelter here. With all the fees they've been handing out, they could have afforded 3 of them by now. Maybe fix up the sorry excuse for a park instead of adding speed bumps that are a good 2 inches taller.
Mar 04, 2025 · Ashley RamseyMY WATER BILL WAS 1000 I HAVE PROOF NO LEAK ANYWHERE NEW MANAGEMENT EVERY YEAR NOW THEY UPCHARGE EVERY BILL! MY WATER BILL IS AS MUCH AS A 2STORY HOUSE WITH 7PEOPLE IN IT! MY TRASH BILL 30DOLLARS!
Jan 23, 2025 · Shawna BauerSense the new ownership took over a couple months ago it’s been ABSOLUTELY horrible. I’ve live here for coming up on 5 years now, never had a problem. I bought a trailer with minor skirting damage and nothing was said about it for 5 years but sense the new ownership took over I’ve been charged fee after fee for it and even got a letting that mentioned possible eviction. Im in the process of getting it fixed but I can’t believe they’re going to act like that over something they’re park sold me. Omar that works in the office has no customer service skills and the couple times I talked to him it’s always “in violation” of something. It was great until this new management took over. DO NOT MOVE HERE! If I could give it less then 1 star I would. And may I add I don’t think I have EVER been late on my rent for 5 years. They could care less though.
Dec 28, 2023 · Daniel WillardA Lot of us are on SSI and or disabled and they won't let us park on the street or in an empty driveway. The management and owners of the park don't care about the people that live here. They think we are made of money to make repairs for expensive materials to repair.
